Living here

Renters, Airbnb and elevators at The Glenhurst

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Glenhurst?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Glenhurst

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Glenhurst at 100 Echo Point is a building of three-bedroom suites. Almost everything here is between about 1,126 and 1,247 square feet, which makes it one of the more uniform family-size buildings in north Scarborough. You are buying space and a 1976 building, and there is one question about heat that I would settle before you sign anything. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Glenhurst is a 23-storey, 267-suite condominium at 100 Echo Point in L’Amoreaux, Scarborough (Toronto M1W 2V2). It was built in 1976 by Operation 11, and its condominium corporation, YCC-298, was registered on 30 December 1976. Suites run roughly 1,126 to 1,247 sq ft. Condos.ca lists the fee as covering cable TV, common elements, heat, building insurance, parking and water.

A building made of family-size suites

Most condo buildings mix studios, one-bedrooms and a few large plans. The Glenhurst does not. Its suites sit in a tight band of roughly 1,126 to 1,247 square feet, and the listings on the market as I write this are all three-bedrooms. A recent listing describes a primary bedroom with its own ensuite and walk-in closet.

That uniformity matters at resale. When the building is full of comparable suites, it is easier to price yours, and the people who come to see it are the same type of buyer: families who need a third bedroom and cannot stretch to a house.

There is also a penthouse level, and some of those suites have outdoor space. If a terrace is on your list, those are the units to watch for, but expect them to be rare and to price above the rest.

Before you fall for the size, check the bathroom count on the suite you are seeing. Large 1970s plans sometimes come with one full bathroom and a half-bath or one bathroom only, and listings here show both one- and two-bathroom suites. That single detail moves value more than an extra 50 square feet.

Heat is in the fee, but check how it is delivered

Condos.ca lists heat as one of the fee inclusions, along with cable TV, common elements, building insurance, parking and water. Yet listing details for suites here describe electric baseboard heaters and window air conditioners.

Those two things can both be true, but only if the building pays the electricity that runs the heaters. If suites have their own hydro meters, then the heat you are paying for may not be the heat you are using. The sources I found do not settle it, so ask the manager how suites are metered and read the fee breakdown in the status certificate.

The window air conditioners tell you something too. There is no central cooling here, so factor the cost and the look of a window or portable unit into your plans for summer.

Who runs it, and what has been done

Condos.ca lists the manager simply as the condominium corporation itself. That can mean the building is self-managed with its own staff, or it can mean the record is incomplete. Either answer is fine, but you want to know which, because it changes who you call and how decisions get made.

A recent listing reports that the windows were replaced in 2018. If that is accurate, it is one of the largest capital items in a building of this age already done. Confirm it in the reserve fund study and the board minutes rather than relying on a listing description.

At 23 storeys and 267 suites, this is a substantial tower. That spreads the cost of staff and big repairs across a lot of owners, which helps keep the per-foot fee down.

Ask too for the last two or three annual budgets. A large, older tower that has kept its fee per foot moderate has either planned well or deferred work, and the reserve fund study is how you tell the difference.

The neighbourhood is in a holding pattern

The Glenhurst sits near Warden and Finch, by the Bridlewood Mall site. UrbanToronto tracked a plan to redevelop that mall property with eight residential towers of 7 to 38 storeys and a retail expansion, and the project has since been marked as shelved.

For an owner here, that means two things. The everyday shopping around you is likely to stay much as it is for now, and if a large plan does come back, the area could see years of construction followed by more density and more services. Keep an eye on City of Toronto planning notices for the site.

For transit, schools, stores and parks near this address, use the data panel on this page rather than my description.

Pricing: about $453 a foot for family-size space

The building average sits around $453 per square foot. On a typical 1,180 square foot suite, that works out to roughly $535,000, which is a family-sized home for the price of a newer one-bedroom-plus-den in many parts of the city.

Fees on current listings work out to roughly $0.60 to $0.70 per square foot, and they include heat, cable, water and parking. That is reasonable for a 1976 tower with a staffed front desk, and lower per foot than many older Scarborough buildings.

Current listings ask from about $490,000 to $740,000. That is a wide spread for suites of nearly the same size, so ask what explains the top of the range, whether that is a penthouse, a full renovation or outdoor space, before you treat it as a comparable.

For an investor, the large three-bedroom format can rent well to families, but the fee on a 1,200 square foot suite is still around $750 a month. Compare the rent figures in the panel with the full carrying cost before you buy as a rental.

Jatin’s honest take on The Glenhurst

Who this building suits

Families who need three bedrooms and two bathrooms and want them on one floor with an elevator, buyers moving parents in with them, and anyone who wants a large suite with a staffed front desk at a price well under a townhouse. It is less suited to a single buyer who only needs one bedroom, because you would be paying a fee on space you do not use.

What I’d want you to check

Settle the heating and hydro question first: how suites are metered and what the fee actually pays for. Then read the reserve fund study for a 1976 tower, looking at balconies, plumbing risers, the garage, elevators and any outdoor pool or tennis court, which are costly to keep. Confirm the window replacement date, who manages the building, and the pet rules, since condos.ca flags a restriction.

The value question

At around $453 a foot with fees near $0.65, this is fair value for space. You will not get new finishes or central air, and you may need to renovate. For an owner-occupier who needs three bedrooms in north Scarborough and plans to stay, I think it holds up well. A penthouse with outdoor space or a fully renovated suite can justify a premium here, but price it against the building’s own per-foot average rather than against newer towers.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
