Renter-heavy building. Of 53 deals here in the last 24 months, 42 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Lofts 399?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Lofts 399

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Lofts 399 is the building I bring up when a buyer likes King West but does not want a 40-storey tower. It is ten storeys on Adelaide just west of Spadina, it has an indoor pool, and it trades at a noticeably lower price per square foot than the newer towers a few blocks east. The name says lofts, so the first thing I do is make sure buyers know what they are actually getting. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Lofts 399 is a 10-storey condominium at 399 Adelaide Street West in Toronto, just west of Spadina Avenue in the Wellington Place neighbourhood. Condos.ca lists 173 suites; another listing site gives 170. It was developed by Cresford Development Corporation and designed by Northgrave Architects. It was completed in 2013 and the condominium corporation, TSCC-2310, was registered on 16 May 2013. Fees include heat and water. Shelter Canadian Properties is the listed property manager.

The last piece of a Cresford block

Lofts 399 was the final building in a small cluster Cresford put together on this block. UrbanToronto’s 2012 construction coverage notes a private courtyard directly behind the site that was already shared by Quad Lofts and Quad 2 Lofts on Brant Street, and that this building would complete the development and enclose it.

That context is useful. It means the building sits inside a mid-rise group rather than beside a tower podium, and the back of the building faces a shared green space rather than another wall of glass. Ask how the courtyard is shared and maintained between the corporations, because shared facilities usually come with a cost-sharing agreement that shows up in the status certificate.

The architect was Northgrave Architects. At ten storeys, it is a low building for this part of downtown, which keeps elevator trips short and the resident count manageable.

Buying into a building that is part of a developer’s cluster also means reading two sets of documents: your own corporation’s, and any shared facilities agreement with the neighbouring corporations. If the courtyard, a driveway or a garage ramp is shared, the status certificate should say how costs are split and who decides on repairs. Those agreements are routine, but they are easy to skip, and they occasionally explain a fee increase that otherwise looks unexplained.

Soft lofts, not a warehouse conversion

Despite the name, this is a new building completed in 2013, not a converted factory. In Toronto, ‘lofts’ on a new building usually means a soft loft: open layouts and exposed concrete in some suites, without the brick, timber and 12-foot-plus ceilings of a hard loft conversion. I could not confirm the ceiling heights or finishes from a reliable source, so check them suite by suite.

Sizes are reported differently by different sources. Condos.ca shows roughly 387 to 1,139 square feet, while another listing site gives 616 to 1,103. Either way, the stock is mostly one-bedroom and one-plus-den suites, with a smaller number of two-bedrooms.

Current listings are all in the 700 to 899 square foot range, which is a comfortable size for a one-bedroom or one-plus-den downtown. That is larger than the sub-500 square foot one-bedrooms common in newer towers nearby.

An indoor pool in a ten-storey building

An indoor pool is uncommon in a mid-rise of about 170 suites, and it is the feature buyers mention most. The amenity list also includes a gym, a party room, a lounge, a billiards room, concierge and visitor parking.

The same thing that makes the pool attractive makes it a cost to watch. Fewer owners share the operating and replacement costs of a pool than in a large tower, and by now the building is past its tenth year. Read the reserve fund study for the pool equipment, the garage and the roof before you buy.

Adelaide and Spadina day to day

The location sits where King West, Queen West and the edge of Chinatown meet, so restaurants, bars and shops are close in every direction, and the Entertainment District is a short walk east. Adelaide is a one-way arterial, so expect traffic noise on the street-facing side.

This is also a pocket where nightlife is close by. If you are a light sleeper, a courtyard-facing suite is likely to be quieter than one facing Adelaide, and it is worth visiting in the evening before you decide.

I could not confirm the building’s parking ratio or how many suites have lockers. Visitor parking is listed among the amenities, but for your own car, check the listing and the status certificate for a parking and locker unit rather than assuming one comes with the suite. At this corner many owners and tenants manage without a car, but resale buyers with one will pay more for a suite that includes a space.

Pricing and fees: what the numbers say

Condos.ca puts the building average at about $912 per square foot. That is noticeably below Theatre Park at about $1,025 and King Charlotte at about $1,006, both newer towers a few blocks east. Part of the gap is age and height, and part is that suites here are larger, which pulls the per-square-foot figure down.

Fees on the current listings run from about $644 to $755 a month for suites between 700 and 899 square feet, which works out to roughly $0.81 to $0.94 per square foot. Heat and water are included, which helps the comparison with newer buildings where heat is on your own meter.

Active asking prices across three listings ranged from $599,900 to $749,900 for one-bedroom and one-plus-den suites. There were no suites listed for rent at the time of writing, which is a thin snapshot rather than a trend. For recorded sale prices, see the data panel or my building sold report.

The indoor pool is the standout and makes this building usable year-round in a way an outdoor rooftop pool is not. Visitor parking is also a practical plus at Adelaide and Spadina, where street parking is scarce.

Jatin’s honest take on Lofts 399

Who this building suits

Buyers who like the King West and Queen West area but prefer a ten-storey building to a tall tower, and who want a one-bedroom or one-plus-den with more room than the newest downtown stock. It also suits swimmers who want a pool in the building through the winter.

What I’d want you to check

Confirm what ‘loft’ means for the specific suite: ceiling height, exposed concrete and layout, because this is a 2013 new build rather than a conversion. Read the reserve fund study with attention to the pool, the garage and the roof, ask how the courtyard is shared with Quad Lofts and Quad 2, and look at which way the suite faces if street noise on Adelaide would bother you.

The value question

At about $912 per square foot with heat and water included and fees under a dollar a square foot, Lofts 399 is one of the better-value options in this pocket on paper. You give up tower views and new-build finishes and gain larger suites, a pool and a quieter mid-rise scale. For an owner-occupier I think it is worth a close look, provided the reserve fund is in good shape. The lower price per square foot is not a discount on the same product, though. It reflects an older, shorter building with no skyline views, so compare it against what you would actually use: the extra floor area, the pool and the heat included in your fee.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
