Living here
Renters, Airbnb and elevators at FLY Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 197 deals here in the last 24 months, 172 were leases and 25 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at FLY Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about FLY Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

FLY Condos is a 24-storey tower in a neighbourhood of 40- and 50-storey ones, and that is the first thing I tell buyers about it. Being smaller means a quieter building, a park across the street and fewer neighbours sharing the elevators. It also means some of the towers going up around it will be taller than it is, and that matters for anyone paying for a view. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
FLY Condos is a 24-storey, 465-suite condominium at 352 Front Street West, just east of Spadina Avenue in the Wellington Place area of downtown Toronto, across from Clarence Square. It was developed by Empire Communities and designed by Graziani + Corazza Architects, with interiors by Studio Munge. It was completed in 2013, and the condominium corporation, TSCC-2346, was registered on 26 November 2013. Condos.ca lists Kindle Property Management as manager. Suites run about 607 to 1,112 sq ft. Maintenance fees include common elements, heat, air conditioning, building insurance and water.
FLY Condos at a glance
Why a 24-storey tower stands out here
Empire Communities began work at 352 Front West in 2010, and UrbanToronto noted how quickly the tower then rose: the site went from a hole in the ground in August 2011 to its full 24 storeys just over a year later. The tower registered as a condominium in late 2013.
At the time, UrbanToronto pointed out that FLY was one of the smaller towers in the area, since most approved projects around it were over 40 storeys. For residents that is mostly good news. A 465-suite building at 24 storeys has a manageable lobby and elevator load compared with the 600- and 700-suite towers to the south and east.
The building was designed by Graziani + Corazza Architects, with a facade of glass, stone and precast panels, and Studio Munge did the interiors. Original finishes in the suites are now well over a decade old, so expect a real difference between suites that have been updated and suites that have not, and price them accordingly.
Clarence Square, and the views that may not last
The building faces Clarence Square, a small, tree-lined park just east of Spadina. Having a park across the street is rare this close to the core, and for a suite on that side it means trees and open sky instead of the next tower’s windows. It is also a practical asset for anyone with a dog.
The other side of that story is what gets built around you. In 2012 UrbanToronto noted that the corner at 401 to 415 King West was slated for redevelopment and would likely block FLY’s view from north of King and Spadina. The blocks around Front and Spadina have kept adding towers since, so do not pay a premium for a view without checking what has been approved around it.
My rule for this building is simple: the park-facing suites are the ones to prioritise, and any suite whose view depends on an empty lot or a low building nearby deserves a look at the City of Toronto development applications map before you write an offer.

Layouts, and daily life at Front and Spadina
Condos.ca puts suite sizes at about 607 to 1,112 sq ft, and the original marketing described a range from studios to three-bedroom plans. The bulk of what lists here is one-bedrooms, one-plus-dens and two-bedrooms, and the floor of the range is higher than in many newer towers nearby, where 450 sq ft studios are common.
That gives FLY a slightly more grown-up profile than the small-suite towers. A 750 sq ft two-bedroom here can actually hold a couple who both work from home some days. The larger two-bedroom-plus-den plans at the top of the range are the ones that come closest to replacing a small house.
Day to day, Front and Spadina puts you between two worlds. North is the King West restaurant and office strip; east is the Entertainment District, the Financial District and the stadium and arena; south, across the rail corridor, is CityPlace and the waterfront. Most residents here walk or take transit rather than drive, and the data panel on this page shows the transit and walkability details.
Front Street itself is busy, and on game and concert nights the foot traffic picks up. Suites facing the park side are generally the calmer choice. If street noise matters to you, visit on an evening when there is an event downtown.
What the fee covers
Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and water. Across the active listings when I checked, that worked out to about $0.88 per square foot a month, which is at the higher end for a tower of this size and age downtown.
Part of the reason is the inclusions: you are not paying a separate seasonal bill for heating and cooling. Part of it is the amenity package, with guest suites, a rooftop deck and a sauna. Hydro is not listed as included, and parking and locker fees should be checked suite by suite. Read the most recent budget to see where the money actually goes.
What FLY Condos costs
Condos.ca puts the building average at about $819 per square foot. That is lower than several newer towers in the Entertainment District, which is what you would expect for a building that is now more than a decade old with suites on the larger side.
When I wrote this, seven suites were for sale and five for lease. Asking prices ran from about $459,000 for a one-bedroom to about $950,000 for a larger two-bedroom. Those are asking prices, not sold prices; the sold data panel on this page shows what has actually traded.
With 465 suites, comparables are usually available for the main layouts. If you want me to pull recent sales for a specific plan and exposure, use my building sold report.

Amenities at FLY Condos
The package is solid rather than flashy: a gym and sauna, a rooftop deck with barbecues, a party room, a media room and guest suites for visiting family. UrbanToronto’s 2012 coverage also listed a pool, but condos.ca’s amenity list does not include one, so confirm on a tour before you count on it.
Jatin’s honest take on FLY Condos
Who this building suits
Buyers who want downtown without living in a 50-storey tower, people who want a park across the street, and couples who need a bit more space than a studio-heavy building offers. Dog owners will appreciate Clarence Square. It also suits anyone who works in the core and walks to the office.
What I’d want you to check
This building is about 13 years old, so read the reserve fund study for the window wall, the garage membrane, elevators and the heating and cooling equipment, and ask about any special assessment. Confirm whether there is a pool, because sources disagree. Check that the suite comes with parking and a locker. Most of all, check the development applications around the suite’s view, because FLY is shorter than many of the towers near it.
The value question
At about $819 per square foot with heating and cooling included, FLY is fair value for the area, especially for the larger plans. The fee is on the higher side, so compare total monthly cost rather than price alone. If you want a quieter, mid-size building with a park view, I think the park-facing suites here are among the better buys around Front and Spadina.
