Can you Airbnb a unit at Cinema Tower?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Cinema Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Cinema Tower was Daniels’ follow-up to Festival Tower, built a few steps from the TIFF Bell Lightbox and sold on the film-festival story. The marketing was all about cinema, but the part residents actually use is more ordinary and more valuable: a full-size amenity floor with a double-height basketball court. It is a solid 2013 tower in one of the most rebuilt corners of downtown. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Cinema Tower is a 43-storey, 440-suite condominium at 21 Widmer Street, at the southeast corner of Adelaide and Widmer, in downtown Toronto’s Entertainment District near King West. It was developed by The Daniels Corporation, designed by Kirkor Architects and Planners and completed in 2013. The condominium corporation, TSCC-2341, was registered on 5 November 2013, and Larlyn Property Management is the listed manager. Condos.ca lists heat and water as included in the fee. Suites run from about 421 to 1,500 sq ft.

The sequel to Festival Tower

Daniels built the TIFF Bell Lightbox and the Festival Tower condominium above it at King and John. Cinema Tower was the next project, on the block just north. UrbanToronto describes it as a 43-storey glass-and-steel tower on a six-storey podium, designed by Kirkor Architects and Planners.

The film theme ran through the sales campaign. Original purchasers received a three-year TIFF membership with early ticket access. That was a launch perk for the first buyers, not something that comes with a resale suite, so do not let a listing description suggest otherwise.

The base carries some cultural weight too. UrbanToronto reported a ground-floor performance space programmed by Artscape, a sculpture called Strata by Peter Powning framing the residential entrance, and a two-storey film-themed restaurant facing Adelaide that director Ivan Reitman conceived with the Bitove family. Ask what currently occupies those spaces, because downtown retail turns over.

Suites: 9-foot ceilings and combinable plans

Daniels marketed suites from about 420 to 1,500 sq ft, from studios to two-bedrooms. Condos.ca shows the same range, with the bulk of the building in one-bedrooms, one-plus-dens and two-bedrooms between 500 and 900 sq ft.

The specification was good for its time: 9-foot ceilings, hardwood flooring, quartz counters, Irpina cabinetry and Miele appliances. After a decade of use, finishes will vary from suite to suite, so judge each kitchen on its own condition rather than on the original brochure.

Daniels also sold combo suites that join two plans into a larger home of up to three bedrooms plus a study. These are rare, and they are the closest thing to a family-size suite in the building. If one comes up, check that it is registered as a single unit and that the layout flows rather than reading as two suites with a door between them.

The amenity floor is the real reason to live here

The sixth floor holds about 12,000 sq ft of amenity space with an outdoor terrace. The centrepiece is a double-height multi-sport gymnasium with a basketball court, which is very unusual in a downtown condo. Add a steam room, a hot tub, a full exercise room and a private screening room, and you have a package that rivals buildings twice its size.

Daniels staffed the building with a 24-hour concierge, a resident services director and an amenities coordinator at launch. Ask the current management, Larlyn, which of those roles are still in place, because staffing is one of the first things boards trim when fees come under pressure.

A basketball court and a screening room are also expensive spaces to maintain. That is not a warning; it is a reason to read the reserve fund study and see that the corporation has planned for floor refinishing, mechanical systems and audiovisual replacement.

Adelaide and Widmer, day to day

The building sits between the King Street theatres and the Queen West shops, a few minutes from the TIFF Bell Lightbox, Roy Thomson Hall and the Financial District. The data panel on this page covers transit, schools and Walk Score.

Widmer has changed more than almost any street downtown since 2013. Theatre District Residence at 8 to 30 Widmer and Central Condos at 38 Widmer were both completed in 2024, and the Adelaide frontage is busy day and night. Views from lower and middle floors are now defined by those neighbours, so ask exactly what a suite looks at today.

Living this close to the festival has a practical side. For ten days every September, the blocks around King and John fill with crowds and street closures, and getting a car in or out takes patience. Most residents treat that as part of the appeal. If you work from home and value quiet, a higher floor facing away from King is the safer choice.

Daniels built the garage ready for electric vehicles and set up car-share and bicycle parking, according to UrbanToronto. Visitor parking is listed by Condos.ca. Confirm whether a specific suite comes with a space and a locker.

Pricing context

Condos.ca puts the building average at about $947 per square foot. That sits a little below Festival Tower at about $971 and well below Central Condos across Widmer at about $1,014, and above Theatre District Residence at about $911. For a 2013 building, that is a strong number, and I think the amenity floor is a large part of it.

Seven suites were listed for sale when I prepared this review. One-bedrooms and one-plus-dens were asking from about $448,000 to about $760,000, and two-bedrooms from about $838,000 to about $895,000. Four suites were listed for lease.

Fees on current listings average about $1.02 per square foot, according to Condos.ca, and the listed inclusions are heat and water. That is higher than the two newer Widmer towers, both around $0.78 to $0.82. When you compare, weigh the amenity floor you are paying to run. For the aggregate sold record at this address, ask for my building sold report.

A full basketball gym, steam room, hot tub and screening room on one floor is a package most downtown towers do not come close to. For owners who would otherwise pay for a gym membership and a rec league, it is a real monthly saving.

Jatin’s honest take on Cinema Tower

Who this building suits

Active professionals and couples who will actually use a basketball court and a serious gym, and film and theatre people who want to walk to TIFF, Roy Thomson Hall and the King Street stages. The rare combo suites suit small families who want to stay downtown.

What I’d want you to check

Read the reserve fund study with the amenity floor, the podium terrace and the glass curtain wall in mind; at 13 years old, the building is moving toward its first major component replacements. Confirm the current staffing level and what the fee includes beyond heat and water. Check the view from the suite against the 2024 towers on Widmer. Pet and leasing rules should come from the status certificate.

The value question

At about $947 a square foot, Cinema Tower is not cheap for a 2013 building, but it holds its price for a reason. You get Daniels’ build quality, 9-foot ceilings and an amenity floor that newer towers on the same street cannot match. I would pay this building’s average for a middle- or upper-floor suite with a clear outlook, and push harder on price for a lower suite facing a new neighbour. Compared with buying new on Widmer, you also get something a brand-new tower cannot offer: more than a decade of fee history, board minutes and reserve fund updates you can actually read.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
