Living here
Renters, Airbnb and elevators at Cityscape Terrace
Do mostly owners or renters live here?
Mix of owners and renters. Of 27 deals here in the last 24 months, 14 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Cityscape Terrace?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Cityscape Terrace
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Cityscape Terrace is the building I bring up when a buyer says they want downtown, but not a tower. It is a four-storey brick and stucco building on Richmond Street West, finished in 2000, with single-level and two-storey suites and a lot of private terraces. It is also old enough now that the paperwork matters as much as the suite. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Cityscape Terrace is a four-storey, 109-suite condominium at 500 Richmond Street West, between Spadina Avenue and Bathurst Street in downtown Toronto, close to King West and Queen West. It was built in 2000, and the corporation, MTCC-1290, was registered on 24 January 2000. Condos.ca lists Goldview Property Management, while Dash Property Management lists the building as one it manages. Suites run roughly 544 to 1,632 sq ft, and the fee includes common elements, building insurance, water and parking.
Cityscape Terrace at a glance
A low-rise in a high-rise neighbourhood
Most of what has been built around King West and Queen West in the last 20 years is glass and concrete, 12 storeys and up. Cityscape Terrace is the opposite: a four-storey building in red brick and stucco, with a European-style street front rather than a podium and tower.
The building does have an elevator, and Dash publishes an elevator reservation form for move-ins, so book it early if you are moving furniture into an upper-floor or two-storey suite.
That shape is what you are buying. A low building means fewer neighbours above you, a short trip down to the street, and far less reliance on elevators than in a tower. It also means you will not get a skyline view from most suites, and some lower units look onto the street or neighbouring buildings. Decide which matters more to you before you start viewing.
Two-storey suites and real terraces
The building mixes single-level suites with two-storey plans, and many suites have large terraces. Dash Property Management describes high ceilings, big windows and hardwood floors, and gas hook-ups for barbecues on the terraces. The top floor carries penthouse-numbered suites.
A two-storey suite with a terrace in a four-storey building is about as close as downtown condo living gets to a townhouse. For buyers moving from a house, or anyone with a dog or a garden habit, that outdoor space is the main reason to choose this building over a tower nearby.
Two-storey suites also behave differently in summer and winter. Heat rises, so the upper level can run warm while the lower level stays cool. Ask the seller how the suite is heated and cooled, whether each floor has its own controls, and what the hydro and gas bills have looked like over a full year.
Check the details suite by suite. On a two-storey plan, look at whether the bedroom level has its own bathroom and how steep the stairs are. On a terrace suite, ask who is responsible for the terrace surface and the membrane underneath, because in a 2000 building that can become a real cost.

Who actually manages it
This is the one fact I could not settle. Condos.ca lists Goldview Property Management as the manager. Dash Property Management has a tenant page for Cityscape Terrace that names the corporation, MTCC-1290, and says the building is managed by Dash, with its own resident forms.
Dash’s page is written for tenants, with move-in forms, a new tenant information form and building rules, and it notes that suites are rented unfurnished unless stated otherwise. If you are buying to live in, ask the manager what share of suites are leased; if you are buying to rent, read those rules first.
Management companies change, and either listing could be out of date. Before you buy, confirm the current manager through the status certificate and ask how long they have been in place. A recent change in management is not a red flag on its own, but you want to know why it happened.
The Richmond Street reality
The address puts you between the King West restaurant strip and the shops of Queen West, a walk from both and from the office towers of the financial district. The block itself is mostly a mix of older brick buildings, offices and newer condos, which keeps it busier by day than at night.
The pocket is still changing. UrbanToronto reported in 2017 that a redevelopment at 543 to 553 Richmond Street West, just to the west, was going through site plan approval. More construction nearby is likely over the next few years, so ask about any active sites on the block before you buy.
What Cityscape Terrace costs, and what the fee covers
Condos.ca puts the building average at about $861 per square foot. For a 2000 low-rise that is a firm number, and it reflects what buyers pay for terraces and two-storey plans in a downtown location where neither is common. Price per square foot also understates the terrace, because outdoor space is not counted in the interior area. Two suites with the same interior size can be worth very different amounts depending on the terrace.
There was only one suite listed for sale when I checked, so I will not quote an asking price; one listing does not tell you what the building is worth. For sale-price context, use the building sold report.
The fee includes common elements, building insurance, water and parking, according to condos.ca. Heat and hydro are not listed, so plan for both, and Dash notes that water tanks are rented from Enercare, which is a monthly cost many buyers overlook. Parking inside the fee is a real advantage downtown, where a space can otherwise be a separate monthly charge.

There is no gym, pool or concierge listed. What you get is parking, visitor parking, a guest suite and barbecue hook-ups on the terraces, which suits people who want to spend their money on their own outdoor space rather than on a shared amenity floor.
Jatin’s honest take on Cityscape Terrace
Who this building suits
Cityscape Terrace suits buyers who want downtown without a tower: people downsizing from a house, couples who want a two-storey plan, and anyone who values a private terrace with a barbecue over a gym and a party room. It also suits owners who drive, because parking is included in the fee.
What I’d want you to check
This is a 2000 building, so it is at the age where roofs, terrace membranes, windows and garage waterproofing come due. Read the reserve fund study and recent board minutes carefully, and ask whether any special assessment has been discussed. Confirm the current property manager, the parking and locker attached to your suite, the water heater rental, and the pet and rental rules in the declaration.
The value question
At around $861 per square foot, you are not buying cheap square footage. You are paying for a format that is hard to find downtown: low-rise, brick, two-storey suites and real terraces, with parking included. If the reserve fund is in good shape and the terrace is sound, I think that is fair value for the right buyer. If you would like me to compare a suite here with nearby lofts, book a call.
