Renter-heavy building. Of 40 deals here in the last 24 months, 37 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Downtown Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Downtown Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Downtown Condos at 508 Wellington Street West is the building I suggest to King West buyers who want a small building on a quiet street rather than a tower on King. It has 91 suites over 11 storeys, a brick base that fits its warehouse neighbours, and suites that were designed from the start to be joined together. The name is generic; the building is not. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Downtown Condos is an 11-storey boutique condominium at 508 Wellington Street West, at the corner of Portland Street just south of King Street West in downtown Toronto’s King West area. It was developed by Parallax Investment Corporation and designed by Sweeny &Co Architects, and was completed in 2014. It has 91 suites (UrbanToronto reported 90), from about 422 to 1,651 square feet. The condominium corporation is TSCC-2381, registered on 30 May 2014. The maintenance fee covers common elements, heat, air conditioning and building insurance. Property management is listed as Duka Property Management.

A brick base that belongs on Wellington

Sweeny &Co designed the building as a modern reading of the neighbourhood’s old brick warehouses. The lower floors are dark brick, with wood at the entrance for warmth, and the upper floors switch to glass. At 11 storeys it sits at the scale of the street rather than towering over it.

The front of the site gives something back. Ferris + Associates landscaped a deep, semi-public band between the building and the sidewalk, so the building does not press right up against Wellington. Some ground-floor suites open directly to the street, which gives them the feel of a small townhouse.

This end of Wellington is quieter than King, a block north. You are close to the King West restaurant strip without living on top of it, which is the main reason people choose this building over the larger towers nearby.

Height matters here too. UrbanToronto gives the height as about 37 metres, far lower than the condo towers around Spadina and Bathurst. Upper suites see over the low warehouse roofs nearby, but you are not buying a skyline view; you are buying light, scale and a street that still feels like a neighbourhood.

Suites designed to be combined

The most distinctive thing about Downtown Condos is not visible from outside. Sweeny &Co and Parallax designed the suites as flexible modules, so buyers could combine neighbouring units at purchase or later, rather than choosing only from fixed floor plans.

That flexibility shows up in the size range: from about 422 square feet for the smallest studios up to about 1,651 for the largest suites. If you find a combined unit for sale, it can give you a family-sized home in a boutique building, which is rare in King West.

At the small end, the studios and compact one-bedrooms suit a single professional or an investor, and they keep the price of entry into a boutique King West building lower than you might expect. Just be realistic about storage and furniture: a suite in the 400s of square feet needs careful planning, and a locker becomes important.

If you are thinking of combining two suites yourself, do not assume it is simple. You will need the corporation’s approval, a permit and a contractor who understands concrete buildings, and the two units must be legally merged or kept as two titles. Ask management early.

Combined suites also change the feel of the building. A floor that mixes studios with large joined units has a wider range of owners than a typical investor tower, and in my experience that tends to mean more owner-occupiers and a more settled community. Check the current owner-renter mix in the data panel before you rely on that.

Parking by stacker, and what the fee leaves out

Parking here is in mechanical stackers reached from a rear lane, not a conventional ramped garage. Stackers make a small site work, but they mean waiting for your car to be retrieved and depending on a machine that needs maintenance. If you drive daily, ask how often the stackers have been out of service and what the reserve fund holds for them.

The fee covers common elements, heat, air conditioning and building insurance. Parking and water are not on the listed inclusions, so confirm whether a space carries its own charge and how water is billed before you compare fees with buildings that bundle them.

The neighbourhood around Wellington and Portland

This is the heart of King West’s converted-warehouse district. Restaurants, cafés and gyms are a short walk north on King, and the financial district is a walk or a short streetcar ride east. The data panel on this page covers transit, groceries and parks in detail.

The area keeps changing. The Well, the large mixed-use development at Front and Spadina, has added shops, offices and homes a few blocks to the southeast, and new mid-rise buildings continue to fill in lots along Wellington and Portland. If a view matters to you, check what has been approved or proposed nearby.

Pricing and fees at Downtown Condos

The building averages about $1,016 per square foot, toward the top of the range for King West resale. That premium reflects the boutique size, the 2014 build and the quieter street, and it is in line with what buyers pay for small, design-led buildings in this pocket.

Fees cover heat and air conditioning, which helps, but not parking or water. When you compare with a larger tower, look at the total monthly cost including any parking charge, not the fee line alone. A small building also spreads its costs over fewer owners, so a well-run reserve fund matters even more.

There was only one active resale listing when I wrote this, too few to quote a meaningful asking range. For what suites have actually sold for, see the aggregate sales data on this page or ask me for a building sold report.

Amenities at Downtown Condos

ConciergeRooftop deckParty roomBBQ areaMedia roomMeeting roomBike storage

There is no pool or large gym here; the package is built around a rooftop deck with barbecues, a party room, a media room and a meeting room, plus a concierge. In a 91-suite building those spaces are rarely crowded, and King West supplies the rest.

Jatin’s honest take on Downtown Condos

Who this building suits

Professionals and couples who want a small, quiet building in King West with a concierge, and who would rather walk to restaurants than have a big amenity floor. The larger and combined suites also suit downsizers who want a boutique building downtown. If you need a pool or a full gym, look elsewhere.

What I’d want you to check

Ask about the parking stackers first: their service record, the maintenance contract and the reserve fund’s plan for replacing them. For a building from 2014, also ask whether the corporation has completed its performance audit and whether any warranty issues remain open. Confirm how water and parking are charged, and read the status certificate for the reserve fund balance and any planned levies, since a 91-suite building has fewer owners to share any surprise.

The value question

At about $1,016 per square foot you are paying a King West premium for a boutique building on a quieter street. You do not get resort-style amenities, and parking is by machine. For a buyer who values scale, design and location over a long amenity list, I think it is a solid long-term hold, provided the stackers and the reserve fund check out. Because so few suites trade here in any year, price your offer from the building’s own sales history rather than from tower averages.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
