Living here
Renters, Airbnb and elevators at OneEleven Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 115 deals here in the last 24 months, 107 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at OneEleven Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about OneEleven Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

OneEleven at 111 Bathurst Street is one of the few King West buildings where most suites have real outdoor space. Harhay Developments put a brick, warehouse-style base under a glass tower, and more than 80% of the suites were planned with a balcony or terrace. It is rarely for sale, and that scarcity is worth understanding before you wait for one. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
OneEleven Condos is a 17-storey, 255-suite loft-style condominium at 111 Bathurst Street, at the corner of Adelaide Street West in the King West / Wellington Place area of downtown Toronto. It was developed by Harhay Developments with Carttera Private Equities and designed by Charles Gane of Core Architects, with a lobby by II BY IV DESIGN. It was built in 2016 and registered on 8 November 2016 as TSCC-2553. Suites run from about 398 to 1,342 square feet in listing data. Property management is listed as Goldview Property Management, and the maintenance fee includes heat and water.
OneEleven Condos at a glance
A warehouse base under a glass tower
From the street, OneEleven reads as two buildings. The lower five floors are plum-coloured brick with an irregular window grid, and the columns at street level echo the narrow storefronts that line this part of Bathurst. It was designed to look at home next to the old warehouses of King West.
From the sixth floor up, it switches to concrete and glass. Charles Gane of Core Architects broke that upper section into boxes and voids, with two-storey volumes that jut out and carry planted terraces. The effect is a tower that looks stacked rather than extruded, which is a big part of why it has aged better than many towers from the same years.
The base also isn’t all homes. Retail sits on the ground floor and office space on the second, and suites start on the third floor. That keeps the lowest suites a floor above the busy sidewalk.
The mixed base has a practical effect too. Offices on the second floor are mostly empty at night, so suites just above them are less exposed to late-evening noise than they would be over a restaurant. It also means residential owners share the building with commercial space, so ask how shared costs between the two are divided.
Terraces, two-storey suites and exposed concrete
Outdoor space is the main reason buyers ask about this building. Harhay planned more than 80% of the suites with a balcony or terrace, and some terraces are very large. Barbecue gas connections were built into the outdoor spaces, which matters to anyone who actually cooks outside.
There are 12 two-storey, penthouse-style suites with big terraces, spread over different floors rather than all at the top. Inside, suites have exposed concrete ceilings, pillars and feature walls, engineered hardwood, European-style kitchens, soaker tubs and floor-to-ceiling low-E windows.
The sales brochure quoted suites from about 382 to 1,934 square feet. Listing data shows a range of about 398 to 1,342 square feet, so the largest planned suites either were combined differently or simply haven’t come up for sale. Ask for the floor plan of the specific suite rather than relying on either number.

Who built it, and the lobby
Harhay Developments had been building boutique projects for more than 20 years when OneEleven launched, and this is the kind of building it is known for: mid-sized, design-led, with a lot of thought in the details. Carttera Private Equities was its partner.
The lobby, by II BY IV DESIGN, has a gemstone wall of tiger’s eye, an undulating oak wall and rough concrete. It is a small touch, but a lobby like this helps resale because it is the first thing every buyer sees.
At 255 suites, OneEleven is big enough to spread costs across many owners but small enough that the board and the manager can know the building well. That middle size is one of the reasons I rate it ahead of many larger towers nearby, where decisions about the building can feel distant from the owners.
Life at Bathurst and Adelaide
This is the western edge of King West, where the neighbourhood meets Bathurst Street’s working-day traffic. King West’s restaurants are a short walk south and east, and Queen West is a few minutes north. The building sits on two busy streets, so suites facing Bathurst get more noise than those facing the lane.
When it was approved, the plan included widening the sidewalks on Bathurst and Adelaide by about six feet, planting trees and improving the laneway on the south side to link with nearby courtyards. That kind of street work makes the corner more pleasant on foot than it was before.
Day to day, you have King West’s restaurants without living in the middle of the late-night crowd. Groceries, cafes and gyms are a short walk away. For someone who works downtown and wants to walk or cycle to the office, this corner works well.
Price per square foot and fees at OneEleven
Listing data puts the building average at about $940 per square foot. That is roughly in line with other design-led mid-rise and boutique buildings in King West of the same age. The large terraces and two-storey suites tend to sell above the building average, while small one-bedrooms sit closer to the area norm.
When I checked, nothing was listed for sale and three suites were listed for rent. In a 255-suite building that tells you owners tend to hold. If you want in, set up an alert and be ready to move when a suite comes up, rather than waiting for a choice of several.
The fee includes heat and water, which is more than many newer King West towers include. When you compare monthly costs, add a heating bill back onto any building that bills heat separately before deciding which is cheaper. Hydro is on you; confirm the full list of inclusions in the status certificate.
The suites that sell at a premium here are predictable: the two-storey penthouse-style plans, corner suites with wraparound glass, and anything with a large terrace. A standard one-bedroom with a small balcony should be priced against similar suites in nearby King West buildings, not against those top suites. If you are selling, that gap is worth knowing too, and the building sold report shows what has actually traded.

Amenities at OneEleven Condos
The shared amenities are light: concierge, a rooftop deck, a party room and guest suites. Listing data doesn’t show a gym, so if one matters to you, confirm what is there. Here the private terrace is the real amenity.
Jatin’s honest take on OneEleven Condos
Who this building suits
Buyers who want outdoor space downtown without paying for a penthouse, and people who like the loft look of exposed concrete but want a newer building. The two-storey suites suit couples and downsizers who want a townhouse feel inside a condo.
What I’d want you to check
Terraces are wonderful and expensive to maintain. Ask how the building handles terrace membranes and planters, whether the owner or the corporation pays for repairs, and what the reserve fund study says about them. Check the amenity list against what you need, since a gym isn’t listed. On Bathurst-facing suites, visit at rush hour to judge the noise.
The value question
At about $940 per square foot with heat included, OneEleven is fairly priced for what it offers, and the terraces are the kind of feature that holds value. The challenge is supply, not price. If you are serious, I would rather prepare you to act on the next good suite than have you settle for a weaker building next door.
