Renter-heavy building. Of 258 deals here in the last 24 months, 213 were leases and 45 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Parade Condos?

30units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Parade Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Parade is the CityPlace building with the bridge in the sky. The 39-storey tower at 15 Iceboat Terrace is joined to its taller twin by a two-storey bridge near the top, a design by the New York firm Kohn Pedersen Fox. It sits at the head of Canoe Landing Park, and it is one of the better-value ways into CityPlace if you pick the right suite. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Parade is an 835-suite condominium at 15 Iceboat Terrace and 10 Capreol Court in the Harbourfront-CityPlace area of downtown Toronto, at the north end of Canoe Landing Park between Spadina Avenue and Bathurst Street. Its main tower is 39 storeys. It was developed by Concord Adex and designed by Kohn Pedersen Fox. The condominium corporation is TSCC-2157, registered on 27 May 2011, and the towers were completed between 2012 and 2013. Elite Property Management is the listed property manager. Maintenance fees include common elements, heat, air conditioning, water and building insurance.

Two towers and a bridge

Parade was one of the last large Concord Adex projects at CityPlace. The complex has four buildings: two towers of 39 and 44 storeys, and lower buildings of 18 and 22 storeys below them. This building, Parade, is the 39-storey tower at 15 Iceboat Terrace together with the building at 10 Capreol Court. Parade Two, at 21 Iceboat Terrace and 151 Dan Leckie Way, is the 44-storey tower next door and a separate condominium.

The signature feature is the two-storey bridge that joins the two towers at about the 28th and 29th floors. UrbanToronto reported in May 2012 that both towers had topped off, lower floors were already occupied, and the bridge was on site waiting to be lifted into place that summer.

The towers were designed by Kohn Pedersen Fox, the New York firm also behind the Ritz-Carlton Residences on Wellington Street. UrbanToronto’s project record lists Page + Steele / IBI Group among the related firms without saying what role they played, which suggests a local architect-of-record arrangement. I treat KPF as the design architect.

The bridge is more than decoration on the skyline. It is what makes Parade instantly recognisable from the Gardiner and the waterfront, and that recognisability helps on resale. Ask which corporation owns and maintains it, and what it is used for today.

Suites: plenty of small units, some real family sizes

With 835 suites, Parade has a lot of choice. Suites run from about 398 to 2,027 sq ft on Condos.ca, so the building holds everything from compact studios and one-bedrooms to a small number of large suites.

Most of what trades is one-bedroom-plus-den and two-bedroom stock. Active listings in October 2026 were all one-plus-dens and two-bedrooms in the 600 to 799 sq ft range, with several two-plus-dens. A two-plus-den at under 800 sq ft is a common CityPlace layout, and it works for a couple with a home office. It is tight for a family.

Look closely at which building and which face a suite is on. Upper suites facing south look over Canoe Landing Park toward the Gardiner and the lake, the east side looks toward the CN Tower, and the north side faces the rail corridor. In a complex this dense, a neighbouring tower can be closer than you expect, so stand at the window before you decide.

What the fee covers, and what it doesn’t

Condos.ca lists the fee as covering common elements, heat, air conditioning, water and building insurance. Hydro is billed separately, and parking is not listed in the fee, so a suite with parking will usually carry an extra monthly amount for the space.

Active listings worked out to roughly $0.96 per square foot in fees. That is in line with other CityPlace towers of this age with a pool and a full amenity package, and it is lower than older bulk-metered towers such as Matrix, where hydro is bundled in.

With 835 suites, major repairs are spread across a lot of owners, which is helpful. The bridge, the pool and the size of the mechanical systems are not small items, though. Read the reserve fund study, and ask whether Parade and Parade Two share any facilities or costs under a shared facilities agreement, because in a connected complex that can affect your fee.

At the head of Canoe Landing Park

Parade sits at the north end of Canoe Landing Park, the eight-acre park at the centre of CityPlace, designed with artist Douglas Coupland. Few downtown condos have a park this size outside the front door.

Fort York Boulevard and the CityPlace shops are steps away, the Spadina streetcar is a short walk east, and the Puente de Luz footbridge crosses the rail corridor to the north toward King West. The Gardiner runs along the south edge of CityPlace, so traffic noise is part of the picture for lower south-facing suites.

CityPlace has also matured around Parade. When the tower was being built, much of the surrounding land was still empty; now the community centre and the shops along Fort York Boulevard are part of daily life, and the last remaining CityPlace sites are being finished, so the construction nearby is winding down rather than ramping up.

Transit, schools, Walk Score and nearby parks are in the data panel on this page.

Pricing context

Condos.ca puts the building average at about $835 per square foot. That is close to Parade Two next door at about $822, a little below Montage at about $880 and Apex at about $859, and above Matrix on Front Street at about $805. For a 2012-era tower with a pool and a park at the door, I think that is fair.

In October 2026, five suites I reviewed were asking between $465,000 and $750,000, from one-plus-dens to two-bedroom and two-plus-den plans, with fees from about $570 to $750 a month. Another listing at a much lower price appeared to be a parking or locker sale rather than a suite, so I left it out. There were also 15 suites for lease, a sign of how active the rental market is here.

With this many comparables, pricing a suite here is more precise than in a small building. For the aggregate sold record at this address, ask for my building sold report.

Amenities at Parade Condos

ConciergeGymIndoor pool

Condos.ca confirms a concierge, a gym and an indoor pool. That is the core of what most buyers want, and with a park at the door, outdoor space is covered too; tour the full amenity floor to see what else is included.

Jatin’s honest take on Parade Condos

Who this building suits

First-time buyers and young couples who want CityPlace, a pool and a park at the door at a reasonable price per square foot. It also suits investors, given the depth of the rental market here, and dog owners who will value Canoe Landing Park, subject to the building’s pet rules.

What I’d want you to check

Read the reserve fund study, and ask about any shared facilities arrangement with Parade Two and what the bridge costs to maintain. Confirm parking and locker and their monthly charges. Check what is around the suite: the north side faces the rail corridor, the south side looks toward the Gardiner, and neighbouring towers are close.

The value question

At about $835 a square foot, Parade is priced in the middle of CityPlace, and I think it is fair for what you get: a pool, KPF architecture, a large park and a deep pool of comparables. The best value is in the mid and upper floors facing the park. The weakest is in lower suites facing the tracks or a neighbouring tower, where you pay CityPlace prices without the CityPlace views.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
