Living here
Renters, Airbnb and elevators at Olive Residences
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Olive Residences?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Olive Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Olive Residences is the newest tower at Yonge and Finch, and the one I would look at first if you want brand new near the end of Line 1. Capital Developments built it on Olive Avenue, a block off Yonge, with a large amenity program and a handful of townhouses at the base. The suites start very small, though, and the per-foot price is high for this part of North York. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Olive Residences is a high-rise condominium at 36 Olive Avenue, also addressed as 31 Finch Avenue East, Toronto, steps from Yonge Street and Finch Avenue, between Finch and Olive Avenue, in North York’s Yonge-Doris area, covered on this site under Yonge & Eglinton, Davisville and North Toronto. It was developed by Capital Developments, designed by IBI Group (now part of Arcadis) with interiors by Michael London Design. Condos.ca lists 31 floors and 378 suites; RENX reports 31 storeys and 379 units, while earlier approvals described 29 storeys and 350 units. The corporation, TSCC-3156, was registered on 15 December 2025. Suites range from about 278 to 1,430 square feet. Condos.ca does not list what the fee includes.
Olive Residences at a glance
A tower with townhouses at its feet
The building is a grey brick podium with a white metal-panel tower above it, wrapped in continuous balconies that run almost to the top. The lobby is double-height with floor-to-ceiling glass wrapping a corner, entered from Olive Avenue rather than from Finch, which keeps the front door on the quieter street.
At the base are a few two-storey townhouse suites with their own entrances from Olive Avenue and small front patios. UrbanToronto described four of them at the approval stage, with three bedrooms; RENX later reported that some could be converted to four bedrooms. For a family that wants a condo with a front door, these are the rarest suites in the building.
The project grew during approvals and design. It was approved at 29 storeys and 350 units, and it was built at 31 storeys with roughly 378 suites. That is normal, but it means early marketing material does not match the finished building, so rely on the declaration and the status certificate.
Construction was quick. RENX reports that sales launched in January 2023, ground was broken about two months later, and the tower topped off roughly two years after that, with three and a half levels below grade. Registration followed in December 2025. A fast build is not a problem in itself, but it is one more reason to read the deficiency list and the performance audit when it is done.
11,000 square feet of amenities
Capital put a lot into shared space: more than 11,000 square feet indoors and out. The outdoor terrace has a herb garden, a lounge, a double fireplace, barbecues and an outdoor pizza oven. Inside there is a fitness studio and yoga studio, a virtual-reality sports room, bocce courts, a children’s activity room, meeting rooms, a social lounge and a private catering kitchen, plus a 24-hour concierge.
That is a strong package for a building of this size, and it suits people who actually use shared space: remote workers, families with young kids and people who entertain. It also means more to maintain and eventually replace. That cost is in your fee, so when you compare fees with older Yonge and Finch towers, compare what you get as well.

Layouts: from micro-studios to three-bedrooms
Condos.ca lists suites from about 278 to 1,430 square feet. The bottom of that range is a true micro-studio, built for investors, and it will always be the hardest suite to resell to an end user. At the top are three-bedroom plans and the townhouses.
Capital’s launch material promised floor-to-ceiling windows, generous balconies, custom kitchens with integrated appliances and Kohler fixtures, and bathrooms with backlit mirrors. Check those against the suite you are buying.
If you are an end user, I would focus on two-bedroom and three-bedroom plans on upper floors. They have a deeper pool of buyers, and the higher floors get the most from the open views over the surrounding low-rise streets.
Parking deserves its own question. Near a subway terminus, many buyers go without a car, and plenty of suites in new towers are sold without a space. Ask whether a space and a locker come with the suite, and if not, what the corporation’s rules are for renting one from another owner.
Living at Yonge and Finch
Yonge and Finch is a transit hub, with Finch station at the north end of Line 1 a few minutes’ walk away; the data panel on this page has the details. The planned Yonge North Subway Extension would push the line further north over time.
Within a few blocks you have the Yonge Street strip of restaurants, a Cineplex, and everyday retail including an LCBO, Longo’s, Whole Foods, Shoppers and PetSmart. The neighbouring towers include Chicago Residences next door on Finch and Capital’s own Azura, completed in 2022.
The surrounding blocks keep adding new towers. That brings more services, but also more new suites competing with yours at resale. Suites facing Finch will hear more traffic; Olive Avenue is quieter.
Capital Developments is a busy midtown and downtown builder. Its completed buildings include Azura, 155 and 150 Redpath, E2 and 11YV, and it has several large towers under way. That track record gives you finished buildings to walk through and older corporations to ask about, which is useful due diligence before you buy here.
What Olive Residences costs
Condos.ca puts the building average at about $1,367 per square foot. That is a new-build figure and it is high for Yonge and Finch, where older towers like Chicago Residences trade at well under half that per foot. Part of the gap is age and finish, and part of it is that small suites carry a higher price per foot.
When I checked, three suites were listed for sale, asking from about $400,000 to about $1,095,000. Fees on those listings averaged roughly $1.01 per square foot. That is on the high side for a new building and reflects the amenity load; confirm what the fee includes, because condos.ca does not list it.
Four suites were listed for rent, which is typical in the first year after registration as investors close. As more of them list, expect resale pricing to settle, which could open better entry points over the next year.

Amenities at Olive Residences
This is one of the more complete amenity packages at Yonge and Finch, with something for kids, remote workers and people who host. You will pay for it in the fee, so it makes most sense if you will use it.
Jatin’s honest take on Olive Residences
Who this building suits
Commuters who want brand new near the end of Line 1, families looking at the townhouses or the three-bedroom plans, and buyers who will genuinely use a large amenity package. It also suits investors, though the micro-studios face the most competition.
What I’d want you to check
Get the real fee inclusions and the first-year budget, and expect fees to be reviewed once the owners’ board takes over. Confirm the storey and suite count from the declaration, check whether parking and a locker are included, and find out which Tarion warranty periods remain. On a studio, be honest with yourself about who your next buyer is.
The value question
At around $1,367 per square foot, you are paying a large premium over the older towers around Yonge and Finch for newness and amenities. For a larger suite on a high floor that you plan to live in, I think the premium is defensible. For a studio as an investment, the numbers are harder, and I would compare carefully against resale suites nearby before buying.
