Living here
Renters, Airbnb and elevators at 5 Shady Golfway Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 6 deals here in the last 24 months, 3 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 5 Shady Golfway Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 5 Shady Golfway Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

5 Shady Golfway is one of the cheapest ways to own a two- or three-bedroom suite of about 1,000 square feet in Toronto. It is a 1975 tower in Flemingdon Park with an indoor pool, a security guard and a fee that covers hydro, heat, cable and parking. At 50 years old, the building’s condition is the whole story, and I want buyers to go in with their eyes open. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
5 Shady Golfway is a 16-storey, 282-suite condominium in Flemingdon Park in North York, north of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1975 and stands about 47 metres tall. The condominium corporation, YCC-190, was registered on 23 January 1975. Condos.ca does not name a developer and lists General Property Management as the manager. Maintenance fees include cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water.
5 Shady Golfway Condos at a glance
A York Condominium from Flemingdon Park’s first wave
The corporation number tells you the building’s age. YCC-190 was registered in January 1975, less than a decade after Ontario first allowed condominium ownership in 1967, which makes it one of the earlier condominium towers in the city. Many buildings of that generation began life with owners who had never bought a condo before, and the rules and budgets were written for a very different cost of living.
Flemingdon Park itself was planned in 1958 as an “apartment city” on the former Fleming family farm, with occupancy from 1961 and the community completed in the early 1970s by Olympia and York. This building came at the end of that build-out. I could not confirm its developer or architect from a reliable source, so check the declaration if it matters to you.
The street name points to the setting. The Flemingdon Park Golf Club opened in the early 1960s nearby, and the Don Valley and E.T. Seton Park are part of the landscape that defines this side of the neighbourhood.
Roughly 1,000 square feet, two or three bedrooms
Condos.ca lists suites from about 994 to 1,100 square feet, a narrow range that points to a few standard plans repeated up the tower. The current listings describe two-bedroom-plus-den and three-bedroom suites, which is a lot of rooms for that footprint in a 1970s layout.
Those plans have separate kitchens, hallways and modest bathrooms, and many suites will still have original elements. Some owners have renovated heavily, which is why asking prices in the building can vary so much. When you view, look at the windows, the electrical panel, the plumbing and the bathroom fixtures, not just the paint and floors.
For a family, the attraction is obvious: three bedrooms in a staffed building for less than many one-bedrooms downtown. For an investor, rooms rent well, but read the rules on leasing and occupancy before you plan around them.

A fee that includes cable as well as hydro
Condos.ca lists the fee as covering cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water. That is about as inclusive as condo fees get. Your other housing costs are property tax, internet if cable is not enough, and contents insurance.
Two current listings show fees of roughly $790 to $874 a month. On suites of about 994 to 1,100 square feet, that works out to somewhere around $0.72 to $0.88 per square foot, which is reasonable once you remember that utilities and parking are inside it.
The risk with an all-inclusive fee in an older building is that energy, staffing and repair costs rise for everyone at once. Ask for the fee increases of the last five years and how much of the budget goes to utilities. A cable inclusion is usually a bulk contract, so ask when it renews and whether owners still find it worth paying for.
Flemingdon Park is changing fast
For decades, the area’s landmarks were the Ontario Science Centre and the Don Valley Parkway. The Science Centre closed permanently in June 2024, and Line 5 Eglinton opened in 2026 with three stops in Flemingdon Park. The Ontario Line, under construction, will add stations including an interchange with Line 5 at Don Valley. The data panel on this page covers transit details.
New housing is coming too. The former Celestica site at 844 Don Mills Road is being redeveloped as Crosstown, with a 100,000-square-foot recreation centre, townhomes, condos and retail, and the City has approved a 37-storey building at 25 St. Dennis Drive. That will bring services and investment, and also a lot of new supply, which tends to shift buyers toward newer buildings unless older ones compete on space and price.
Among the lowest prices per square foot in Toronto
Condos.ca puts the building average at about $408 per square foot. That is far below the Toronto condo average, and it reflects the building’s age, its location and the condition of many suites, rather than any shortage of space.
Two suites were listed for sale when I checked, asking roughly $399,000 to $600,000. That wide spread says the building is not one market: condition, renovation, floor and bedroom count move prices a great deal. Do not use a single listing to decide what a suite is worth. A fully renovated suite on a high floor and an original suite lower down can be very different purchases, even with identical floor plans, so I compare like with like before I advise on an offer.
The way to judge value here is total monthly cost against space. Add your mortgage to an all-inclusive fee and compare it with the rent on a similar three-bedroom, or with a smaller, newer condo plus its utilities and parking. Ask me for the building sold report for recent trades as aggregates.

Amenities at 5 Shady Golfway Condos
An indoor pool, sauna, gym and security guard are a lot of building for the price, and they are part of why families stay here. Having a pool in the building is a real advantage in a Toronto winter, especially with children. In a 1975 tower, though, the pool and garage are among the most expensive things to repair, so they belong at the top of your reserve fund questions.
Jatin’s honest take on 5 Shady Golfway Condos
Who this building suits
First-time buyers and families who need two or three bedrooms and real square footage at the lowest possible price, and who value a fee that covers almost every utility. It suits buyers who will live in the suite and renovate it over time. It does not suit anyone who wants modern finishes, a small fee or a newer building’s warranty.
What I’d want you to check
A 50-year-old tower needs careful due diligence. Read the reserve fund study and board minutes for windows, balconies, the garage, plumbing risers, heating and cooling plant and the pool. Ask about any special assessment discussion and the fee history. Inspect the suite’s electrical and plumbing, confirm the pet and leasing rules, and have a lawyer review the status certificate before you firm up.
The value question
At around $408 per square foot with utilities, cable and parking in the fee, 5 Shady Golfway is about as much space as a Toronto condo dollar can buy. The neighbourhood is gaining transit and investment, which should help over time. If the corporation’s finances and the suite’s condition check out, I think it is a strong value buy for an owner who plans to stay.
