Mix of owners and renters. Of 22 deals here in the last 24 months, 11 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Palisades?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Palisades

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Palisades is where I send buyers who need a lot of space and have a fixed budget. Every suite in this 1990, 29-storey tower on Wynford Drive is over 1,000 sq ft, the amenities include a pool and tennis and squash courts, and the price per square foot is among the lowest in the city. You pay for that space every month in the fee, and that is the real decision to make here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Palisades is a 29-storey, 192-suite condominium at 215 Wynford Drive in the Flemingdon Park area of North York, Toronto, near Don Mills Road and Eglinton Avenue. It was completed in 1990. The condominium corporation is MTCC-880, registered on 2 April 1990, and Crossbridge Condominium Services manages the building. Suites range from about 1,044 to 1,645 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water. Sources disagree on the developer.

Part of a three-tower complex

The Palisades at 215 is one of three related condominium towers on Wynford Drive. The Palisades II sits next door at 205 and The Palisades III at 195, each with its own corporation.

The developer of 215 is not settled in the sources I checked. Condos.ca does not name one, and liv.rent credits Tridel. For the sister tower at 205, also finished in 1990 at 29 storeys, SkyscraperPage lists Canderel Stoneridge as the developer and Webb Zerafa Menkes Housden Architects as the architect. I would not assume 215 shares those credits without confirmation, so ask the manager or check the corporation’s original documents if it matters to you.

What is clear is the scale. These are big, late-1980s towers on large landscaped lots, built for owner-occupiers trading down from houses in Don Mills and Leaside, not for investors.

Suites that start above 1,000 square feet

Condos.ca shows suites from roughly 1,044 to 1,645 sq ft. Even the smallest suite here is larger than most new two-bedroom condos in Toronto, and the larger plans are close to the size of a small house.

That size brings real dining rooms, separate living areas, large primary bedrooms and proper storage. Many suites will have been updated over 35 years, but expect a range from original to fully renovated, and price the work into your offer.

In a 29-storey tower, the floor and the direction a suite faces change the experience more than the floor plan does. Upper floors get open views over a low-rise, green part of the city, while lower floors look onto the grounds and the neighbouring towers. Ask which way the suite faces and see it in daylight.

Large suites also mean large windows, and in a 1990 building the windows and balcony doors may be original or recently replaced. That affects comfort, noise and, because heat and hydro are in the fee, the whole building’s energy costs. Ask the manager about the window replacement history and plans.

A resort-style amenity package from 1990

The amenity list here is the kind few new buildings offer any more: an indoor pool, sauna, gym, squash court and a tennis court, with a rooftop deck, party room, meeting room and a security guard. For a building with this many large suites, that package makes sense, because owners spend more time at home.

The flip side is cost. Pools, tennis courts and squash courts are expensive to maintain and to rebuild, and they are a big part of why fees are what they are. Ask the reserve fund study when the pool and its equipment were last replaced, and what is planned next.

It is also worth asking how the amenities are used and booked. In a building with this many full-time residents, the courts and pool can be busy at peak times, and the rules on guests and bookings tell you a lot about how the building is run.

Wynford Drive and the change around it

The neighbourhood around Don Mills and Eglinton is in the middle of major change. The Ontario Line will add a Flemingdon Park station on Don Mills Road and a Don Valley station that links with the Eglinton line, and Metrolinx broke ground on both in 2026.

The Ontario Science Centre site, a short distance away, is also in flux. The province announced plans in 2023 to move the Science Centre to Ontario Place and build housing on part of the existing site, though the details and timing have been unclear since.

For an owner here, that means more transit, more homes and more construction nearby over the coming years. The automatic panel on this page covers the transit, schools and parks in detail.

Pricing and fees

Condos.ca puts the building average at about $469 per sq ft, which is one of the lowest figures for a full-service tower anywhere in Toronto. Large suites always trade at a lower price per square foot than small ones, and the building’s age and high fees pull the number down further.

At the time of writing, two suites were listed, asking between about $488,000 and $689,000, with fees of roughly $960 to $1,160 a month. That spread runs from a large one-bedroom to a two-bedroom plus den, and it shows how much suite you get here for a price that buys a small one-bedroom downtown.

The fee covers heat, hydro, air conditioning, water, building insurance, parking and the common elements, so it replaces most of the utility bills you would pay in a house or a newer condo. Still, for a buyer the fee is a large part of the monthly cost, and it moves with energy and insurance prices. Ask for the fee history over five years and the current budget, and qualify your mortgage with the full fee included.

With a pool, tennis and squash on site, many owners here simply do not need a club membership. That is real money saved, and it partly offsets the fee if you would otherwise be paying for a gym or a pool.

Jatin’s honest take on The Palisades

Who this building suits

Downsizers from Don Mills, Leaside and North York who want house-sized space on one floor, families who need three bedrooms or a den on a budget, and anyone who will use the pool and courts. It is less suited to buyers who want a small, low-fee suite, or to investors, since large suites with high fees are harder to rent at a profit.

What I’d want you to check

Read the reserve fund study with the 1990 build date in mind: windows, balcony doors, elevators, the pool and its equipment, the courts and the garage. Ask for five years of fee history and the budget. Check the pet rules, since condos.ca lists a pet restriction, and confirm that parking and any locker are attached to the suite. If the developer matters to you, confirm it, since sources disagree.

The value question

At around $469 per sq ft for suites that start above 1,000 sq ft, The Palisades gives you more space for the money than almost any tower in the city. If the reserve fund is healthy and you can carry the fee comfortably, I think it is excellent value for an owner-occupier. If the fee makes your monthly budget tight, a smaller suite in a lower-fee building will serve you better.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
