Leases 37%Sales 63%

Mostly owner-occupied. Of 19 deals here in the last 24 months, 7 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 3000 Bathurst Street Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3000 Bathurst Street Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3000 Bathurst Street is a building people choose for the corner, not the lobby. It is a 16-storey, 185-suite tower from 1981 at Bathurst and Lawrence, with a concierge, a sauna and a fee that covers heat, cooling and cable. The intersection around it is about to change more than it has in 70 years, and that is the part I want buyers to understand. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3000 Bathurst Street Condos is a 16-storey, 185-suite condominium at 3000 Bathurst Street in North York’s Englemount-Lawrence neighbourhood, at Bathurst Street and Lawrence Avenue West. It was built by Grossman Holding and completed in 1981. The condominium corporation is MTCC-544, registered on 16 February 1981, and condos.ca lists Brilliant Property Management as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, cable TV, building insurance and water.

An early-1980s tower with a very wide suite range

Condos.ca puts the suite range here at about 473 to 2,485 square feet. That is an unusual spread for one building. At the bottom are compact one-bedroom plans that work for a first buyer or an investor, and at the top are penthouse-scale suites closer in size to a house.

In my experience, towers from this era were often planned with generous suites for buyers leaving houses nearby, and this one fits that pattern. The larger suites are a big part of why the building average is higher than you might expect for its age.

It also means the building has two very different markets inside it. A compact suite competes with newer condos along Bathurst and Allen Road, while a large suite competes with bungalows and townhouses nearby. Compare yours against the right group.

With a building this old, the condition of each suite matters as much as the plan. Some have been opened up and fully renovated, and some are close to original. Ask for the renovation history, any permits, and whether the corporation signed off on plumbing, electrical or wall changes. A renovated large suite and an original one can be worth very different amounts per foot.

What the fee covers, and what it leaves out

Condos.ca lists heat, air conditioning, cable TV, common elements, building insurance and water as included. For a building of this age, bundled heat and cooling is normal, and it makes winter budgeting easy because there is no separate gas or heating bill.

Two things are not on that list: hydro and parking. The building does have a parking garage, but I would not assume a space comes with a suite or is included in the fee. Ask whether the suite you are looking at has a deeded or exclusive-use space, and what any parking charge runs.

Cable TV in the fee was a selling point in 1981. Today many owners pay for their own internet anyway, so check whether the bulk cable contract is still worth it and when it comes up for renewal. That is a board question, and it shows up in the budget.

Lawrence Plaza and a corner about to change

The most important thing happening around this building is across the intersection. RioCan owns Lawrence Plaza at 534 Lawrence Avenue West, which blogTO describes as Toronto’s first suburban shopping plaza when it opened in 1953. RioCan has shown early concepts with six towers along the Bathurst and Lawrence frontages, a new park and a new east-west street.

RioCan has said the plan would be phased so the plaza stays open, and that retail would be built into the new buildings. Long-time tenants like United Bakers Dairy Restaurant, which blogTO notes has been in the plaza since 1984, are part of the reason the corner feels the way it does.

For an owner here, that means years of construction across the street once it begins, followed by more housing, more people and possibly better retail. It may also mean new towers in some of the views from upper floors. Ask which direction a suite faces before you weigh that.

Daily life at Bathurst and Lawrence

This is an established corner with shops, restaurants and services along both Bathurst Street and Lawrence Avenue, anchored for decades by the plaza itself. Buyers who grew up in the area often choose a building like this to stay close to family and community without the upkeep of a house.

Condos.ca lists a concierge, a security guard and a security system, which matters for an owner who travels or lives alone. The panel beside this review covers transit, schools and parks, so I will leave those details there.

One more practical point: a 185-suite building is a middle size. It is big enough to spread the cost of a concierge and a guard across many owners, but small enough that the board and management are reachable. Ask at a showing how long the current manager has been in place, and read a year of board minutes to see how decisions get made.

Pricing: why the average looks high for a 1981 building

Condos.ca puts the building average at about $703 per square foot. For a 1981 tower, that is a strong number, and the large suites help explain it. Bigger, renovated suites in established buildings often hold their value per foot better than people expect, especially on a corner with this much around it.

Active asking prices ranged from $399,000 to $789,900 across the two current listings, and monthly fees ranged from about $529 to $1,381. That spread is a reminder that fees here scale with size, and a large suite carries a fee that rivals a mortgage payment on its own.

Because suites vary so much, a building average is a blunt tool. Look at the 12-month trading data in the panel, and ask me for a building sold report that compares suites of a similar size.

The amenity package here is about service rather than recreation: a concierge, a guard and a sauna. That suits an owner who wants a secure, staffed building and gets their exercise elsewhere.

Jatin’s honest take on 3000 Bathurst Street Condos

Who this building suits

Owners who want to stay at Bathurst and Lawrence, close to family, community and the shops they already use, and who want a staffed building. The larger suites suit downsizers from nearby houses, while the compact plans suit a first-time buyer who wants an established corner rather than a new tower.

What I’d want you to check

This is a 1981 building, so read the reserve fund study for the big items that come due at this age: windows and balcony doors, the garage, elevators and the heating and cooling plant. Confirm the parking situation for the specific suite, since parking is not on the fee inclusion list. The amenity list mentions a pet restriction; I have not seen the rules, so read the declaration and rules if you have a pet. Board minutes will also tell you how the corporation is thinking about the Lawrence Plaza construction next door.

The value question

At about $703 per square foot, you are not buying a bargain, but you are buying space, a staffed building and bundled heat and cooling on one of the most established corners in North York. For an owner planning to stay through the Lawrence Plaza rebuild, I think the long-term case is reasonable, provided the reserve fund is in good shape. If you are only planning to hold for two or three years, the construction period across the street is a real factor, and I would weigh it carefully.
