Living here
Renters, Airbnb and elevators at York Mills Mansions
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at York Mills Mansions?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about York Mills Mansions
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

York Mills Mansions is not a tower and never tried to be one. It is a five-storey, 129-suite building on York Mills Road, registered in 1994, with suites that start around 700 square feet and run past 1,400, a concierge, and a monthly fee that pays your hydro and heat. Buyers coming out of a house in York Mills or Lawrence Park tend to like it for exactly those reasons, and they need to understand the fee before they fall for the floor plan. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
York Mills Mansions is a five-storey, 129-suite mid-rise condominium at 75 York Mills Road in the Bridle Path-Sunnybrook-York Mills area of North York, Toronto. It was developed by York Mills Mansions Inc. and completed in 1994. The condominium corporation is MTCC-1077, registered on 12 August 1994, and Kung Property Management is listed as the manager. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance and water. Suites range from about 707 to 1,446 sq ft.
York Mills Mansions at a glance
A low-rise answer to the York Mills condo question
Most condo choices around Yonge and York Mills are either towers near the subway or very expensive boutique buildings. York Mills Mansions sits in between: five storeys, 129 suites, and a footprint spread wide rather than stacked high.
That shape matters day to day. Five storeys means fewer people per elevator, a lobby that feels like a building rather than a terminal, and suites that look into trees and rooftops instead of other towers. It is the closest thing in this pocket to an apartment version of the surrounding houses.
The setting explains the price per square foot. York Mills is one of the city’s established high-income neighbourhoods, built around the Don ravines, with most homes on large lots and commercial activity kept to the main intersections. Along York Mills Road itself, the street between intersections is mostly detached houses, so a building like this is one of relatively few condo options on the road.
Suite sizes are the real selling point
Condos.ca records suites here from about 707 to 1,446 square feet. There is no tiny studio in that range. The smallest units are generous one-bedrooms by today’s standards, and the larger plans are full-size homes with room for a dining table and real furniture.
Buildings from the early 1990s tend to have more enclosed rooms, separate kitchens and more closet space than current open-plan designs, and that suits downsizers who are bringing furniture from a house. The trade-off is that finishes in original suites will be 30 years old unless an owner has renovated, so judge each unit on its own condition.
I could not find a reliable published source for ceiling heights, balcony sizes or the exact parking and locker arrangement. Ask for the floor plan, confirm the ceiling height in the specific suite, and check the status certificate for what parking and storage are deeded or assigned to that unit.

A fee that pays your utility bills
Here is the part buyers have to get right. The fee at York Mills Mansions covers common elements, heat, hydro, air conditioning, cable TV, building insurance and water. Very few newer buildings include hydro, and almost none include cable.
That makes the monthly number look high when you set it beside a 2015 tower where every suite has its own hydro meter. It is not a fair comparison. Add back a year of hydro, heating, cooling and a television package for a large suite, and the gap closes a good deal. Large suites with bundled utilities simply produce a large fee.
Parking is not listed among the fee inclusions, so confirm whether the unit you want has a space and whether it carries a separate charge. Condos.ca also lists a pet restriction among the building’s features. I have not seen the rule itself, so read the declaration and rules before you assume a dog or cat is fine.
The neighbourhood around the building
York Mills takes its name from the saw and grist mills that operated in the Don valley here from 1804 to 1926, and the original village stood on the hill just north of what is now Yonge and York Mills. York Mills Road itself was laid out as the Fifth Concession in the early surveys. The area just south of Highway 401 and east of Yonge Street, now the residential streets around Old Yonge Street and The Links Road, was a Stanley Thompson-designed golf course that hosted the Canadian Open in 1935 and 1936 before it was sold for housing.
The ground slopes up from Yonge Street toward Bayview, and the ravine system is a constant presence. Shops and offices are clustered at Yonge and York Mills, where York Mills Centre is the tallest commercial building in the area. Hoggs Hollow, the older sub-neighbourhood south of York Mills Road and Yonge, sits down in the valley to the west.
For daily errands this is a driving neighbourhood with a subway option, not a walk-to-everything one. Transit, schools and nearby shops are in the data panel on this page, and that is where I would look before deciding whether you can live here without a car.
What the numbers say about value
Condos.ca shows an average of about $708 per square foot for the building. For York Mills, where new boutique condos are priced well above that, it is a reasonable entry point into the neighbourhood, and the large suites mean the total price is still substantial.
There was one suite listed for sale when I checked in October 2026, so I will not quote it; one listing is not a market. With few active listings, the sale history in the panel on this page is the better guide, and it is worth looking at price per square foot by floor and exposure rather than an overall average.
When you compare costs, compare the total monthly picture. Take the fee, the property tax and any parking charge here, then set it against a newer building’s lower fee plus its separate hydro, heating, cooling and internet bills.

Amenities at York Mills Mansions
There is no pool or big fitness floor listed here; the package is built around a staffed front door, a party room and meeting space. For the downsizers who buy here, the concierge is the amenity that counts, because it takes care of parcels, guests and the feeling that someone is watching the building.
Jatin’s honest take on York Mills Mansions
Who this building suits
Downsizers from houses in York Mills, Lawrence Park and Bayview who want real square footage, a concierge and a quiet five-storey building rather than a tower. It also suits buyers who prefer one predictable monthly payment that already includes hydro and heat.
What I’d want you to check
This is a 1994 building, now past 30 years, so read the reserve fund study for the roof, windows, elevators, garage membrane and the central heating and cooling plant, all of which are at or near their typical replacement stage. Confirm parking and locker for the specific suite, the pet rule, and the age of the suite’s own fittings. Ask how the fee has moved over the past five years and whether any major projects are planned, and read recent board minutes.
The value question
At around $708 per square foot in York Mills, with utilities bundled in, the value case is solid for an owner who will live here, especially in a larger suite. It is a weaker case for an investor, because a high all-in fee eats into rent. If you are deciding between this and selling your house to buy something new, book a call and we will run both numbers.
