Living here
Renters, Airbnb and elevators at 10 Stonehill Court Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 11 deals here in the last 24 months, 7 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 10 Stonehill Court Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 10 Stonehill Court Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

10 Stonehill Court is the building I show buyers who need real space in Scarborough and cannot stretch to a house. Nothing here is under about 900 square feet, the fee covers almost every utility, and the price per square foot is among the lowest you will find in a Toronto high-rise. The trade-off is age, and you need to go in with your eyes open on that. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
10 Stonehill Court Condos is a 13-storey, 149-suite high-rise condominium at 10 Stonehill Court in L’Amoreaux, Scarborough (postal code M1W 2X8). It was built in 1988 by Huang and Danczkay, and the condominium corporation is MTCC-761, registered on 12 January 1988. Mareka Property Management manages the building. Suites run roughly 898 to 1,166 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
10 Stonehill Court Condos at a glance
A late-1980s tower built for families, not investors
This building went up in 1988, when Scarborough condos were sold to owner-occupiers who wanted house-sized rooms without the yard. Huang and Danczkay built it, and the corporation, MTCC-761, was registered in January of that year. With 149 suites over 13 storeys, it is a modest size: big enough to support a pool and a tennis court, small enough that you will get to know your neighbours.
The suite mix tells you who it was built for. Condos.ca puts the range at about 898 to 1,166 sq ft, which means you are looking at large two-bedroom and three-bedroom plans rather than studios and one-bedrooms. That is the opposite of most new towers, where the typical suite is under 650 sq ft.
Because there are no small suites, the building tends to attract households who stay. In my experience that usually shows up as a quieter lobby, fewer move-ins and move-outs, and an owner base that cares about how the reserve fund is spent.
The fee covers your hydro, and that changes the math
The headline here is what the fee includes. Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water. Hydro is the one that matters, because most newer buildings meter it per suite, and in a 1,000 sq ft suite with electric cooking and air conditioning, that is a real monthly bill you will not be paying separately.
A listing description for a suite here put it simply: heat, hydro and water are all in the fee. What is left for you is usually internet, cable and your contents insurance. That makes your budget very predictable, which is why I like this kind of building for first-time buyers and retirees on fixed income.
The other side of that coin is that the corporation carries the utility risk. When energy costs rise, the fee rises for everyone. Before you buy, ask for the last two or three years of budgets and see how much the utility lines have moved.
One more question worth asking: has the board ever discussed sub-metering hydro? Some older Toronto corporations have studied it, because with shared hydro no single owner has a reason to save power. A change like that would move a cost out of the fee and onto your own bill, so you want to know before you buy.

Pool, tennis and a playground
For a building of 149 suites, the amenity list is generous. Condos.ca lists an indoor pool, a sauna, a tennis court and a gym, plus a security system and an underground parking garage. A recent listing also described a party room, a children’s playground and visitor parking.
The playground is the detail I would point out to young families. Very few Toronto condo buildings have one, and it fits the suite sizes. The tennis court is another feature that newer towers have mostly dropped, because land is too expensive to leave flat.
Condos.ca also flags pet restrictions. I do not know the exact rules, so read the declaration and the current rules before you bring a dog, and ask management whether there is a size or number limit.
Daily life near Bridlewood Mall
Stonehill Court sits in L’Amoreaux, just east of Warden Avenue near Finch. Listing descriptions mention being steps from TTC, Bridlewood Mall, grocery stores, the library and community centre, and parks. Bridlewood Mall at 2900 Warden Avenue is the everyday errand stop, with Metro and Shoppers Drug Mart as anchors, and the Toronto Public Library branch moved into the mall in 2024.
For drivers, the 401 and 404 are close, and Seneca’s Newnham campus is a reasonable drive for students and staff. This is a car-friendly part of Scarborough; the automatic data on this page shows the transit and walk scores in detail.
Change is slow here. The City approved a redevelopment of Bridlewood Mall in 2010 that would have added condos on the property, and UrbanToronto reported a separate 12-storey residential proposal at the mall in 2016. UrbanToronto now lists the earlier Celebration Condominiums plan as shelved. If the mall site is ever rebuilt, expect several years of construction a short walk away.
What 10 Stonehill Court costs per square foot
Condos.ca puts the building average at about $375 per square foot. That is very low for a Toronto high-rise, and it reflects two things: the building’s age, and the fact that large suites always sell for less per square foot than small ones. If you compare it with a new tower at $800 or more per square foot, you are comparing different products.
When I checked, there was one suite for sale and one for lease. With only one active sale, I am not going to quote its asking price or fee on this page, but the active market here is thin, which is normal for a building this size with owners who stay.
For real value, look at what is actually included. With heat, hydro, water, cooling and parking all in the fee, a higher monthly figure here can still cost less than a lower fee elsewhere plus utilities. If you want the recent sold comparables, I can pull them through my building sold report.

Amenities at 10 Stonehill Court Condos
An indoor pool, sauna, tennis court and playground in a 149-suite building is a lot of shared facility per owner. It is good value if you use it, but every one of those items has a maintenance and replacement cost that sits in the reserve fund.
Jatin’s honest take on 10 Stonehill Court Condos
Who this building suits
Families who need two or three real bedrooms, downsizers coming out of a house who will not give up room sizes, and first-time buyers who want a predictable all-in monthly cost. It also suits anyone who works in the Warden and Finch area or commutes by car on the 401 or 404.
What I’d want you to check
This is a 1988 building, so I would read the reserve fund study closely for windows, balcony repairs, the parking garage membrane, elevators, the pool and the original heating and cooling equipment. Ask for the last few years of budgets and board minutes, and check whether any large projects are planned. With hydro bundled in, also confirm how the corporation handles rising utility costs. Read the pet rules before you commit.
The value question
At around $375 per square foot with nearly every utility in the fee, this is one of the more affordable ways to get 900 to 1,100 square feet in Toronto. You give up modern finishes and new-building systems. For an owner-occupier planning to stay, I think it is a sensible buy, as long as the reserve fund and the recent budgets hold up.
