Renters, Airbnb and elevators at 1000 Bridletowne Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1000 Bridletowne Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1000 Bridletowne Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1000 Bridletowne Circle has a pedigree most 1970s townhouse complexes cannot claim. It was built by Rockport Group, a family firm that says it registered the first condominium corporations in the Toronto area, and it is still one of the more affordable ways to own a house-style home near Finch and Warden. A good builder 50 years ago does not replace a good reserve fund today, though. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1000 Bridletowne Circle Townhouses is a 56-unit condominium townhouse complex at 1000 to 1038 Bridletowne Circle in Toronto’s East L’Amoreaux area, in the former City of Scarborough, near Finch Avenue and Warden Avenue. It was built in 1973 by Rockport Group. The condominium corporation is YCC-95, registered on 19 February 1973, and condos.ca lists Nadlan-Harris Property Management as manager. Listed amenities are a parking garage, visitor parking and permission for barbecues. Condos.ca does not publish what the fee includes.

Built by one of Toronto’s condominium pioneers

Rockport Group was founded in 1957 by Burt Winberg and is still run by his family, now his son Jack and grandson Daniel. The company says it registered the first condominium corporations in the Toronto area in 1968, which makes this 1973 complex part of the first few years of condominium ownership in the city.

That history matters less than you might think for a buyer today. After 50 years, the homes have been shaped far more by the corporation’s boards and the owners who renovated them than by the original builder. Still, it is useful context: this complex was built by a firm that understood the condominium model from the start.

Ask whether the corporation still has its original plans and declaration on file, and whether any major components have been replaced since the 1970s. A complex that has kept its records well is easier to buy into and easier to sell later.

The family says Rockport has built every type of residential housing over the decades since. If you like the developer’s name on a building, this is one of the few places you can own a Rockport home at a townhouse price.

A 56-home corporation

With 56 homes, YCC-95 sits in the middle of the townhouse complexes around Bridletowne Circle: larger than 33 Glen Springs Drive, smaller than 200 Bridletowne Circle. Major repairs are shared widely enough to be manageable, but a big project will still show up in the fee.

Condos.ca lists Nadlan-Harris Property Management as manager. Ask how long they have held the contract, how often the property is inspected and how quickly owner requests are answered. The minutes will tell you whether the board and manager stay ahead of maintenance.

One small detail: YCC-95 registered about two weeks before YCC-94 at 200 Bridletowne Circle, so the corporation numbers on the circle do not line up neatly with registration dates. When you search records, use the corporation number and the exact addresses, not the street alone.

Parking, barbecues and the fee

Condos.ca lists a parking garage, visitor parking and permission for barbecues. Confirm whether the garage is attached to each home or shared. A shared garage built in 1973 will need major concrete and waterproofing work at some point, and that should be planned for in the reserve fund study.

Condos.ca does not publish the fee inclusions. Most townhouse owners pay their own heat and hydro, but confirm it here, and ask the seller for a year of bills so you know the true monthly cost.

Ask which parts of the home the declaration assigns to you. Windows, doors, fences and the furnace are the items that most often cause surprises in older complexes. Have an inspector look at the electrical system too; some Ontario homes built in this period used aluminum branch wiring, which insurers often ask about.

East L’Amoreaux and the circle

This complex sits on the eastern side of Bridletowne Circle, a ring road around the Finch and Warden intersection. The City’s Finch Warden Revitalization Study describes the area as a core of 15- to 23-storey apartment buildings surrounded by low-rise neighbourhoods, and it names Bridletowne Circle as a key pedestrian route.

Bridlewood Mall, at the centre of the circle, opened in 1975, two years after these homes. Its anchors include Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama, and the library branch moved into a much larger space there in 2024. The City approved a redevelopment of the mall in 2010, but nothing has been built.

The name Bridlewood comes from the horse farm that distiller Harry Hatch kept in the area in the early 20th century. Transit, school and park details are in the data panel on this page.

Being on the east side of the circle puts you close to the mall without being on its doorstep. For families, that usually means a short walk to groceries and the library, with residential streets rather than parking lots outside the front window.

What 1000 Bridletowne Circle costs

When I checked, there was a single home for sale and nothing for lease. I do not quote a single listing’s price or fee, and condos.ca does not publish a building average per square foot here. Start with the aggregate sales data in the panel on this page.

For comparables, look at the other 1970s townhouse complexes on the circle, including 200 Bridletowne Circle and 3075 Bridletowne Circle. They share the location and era, and adjusting for condition, parking and fee inclusions will give you a fair range.

In complexes of this age, condition explains most of the price gap between homes. A renovated kitchen, updated bathrooms, new windows and a recent furnace can move value far more than any difference between neighbouring complexes.

If you are selling, use the Rockport name and the complex’s location near the mall in your marketing, and have the status certificate ordered early. Buyers in older complexes want to see the reserve fund before they commit.

For buyers, build a full monthly budget before you make an offer: the fee, property tax, heat, hydro and home insurance together. That total is the fair comparison with a tower suite or a freehold home nearby, and it often makes the townhouse look better than the fee alone suggests.

There is no clubhouse or pool, so the fee goes to the homes, grounds and parking. Permission to barbecue is a small thing that matters to families who want to use their outdoor space.

Jatin’s honest take on 1000 Bridletowne Circle Townhouses

Who this building suits

Families who want a house-style home near Finch and Warden, buyers who like the idea of a home from an established builder, and owners leaving a tower on the circle who want their own front door.

What I’d want you to check

Read the reserve fund study, budgets, minutes and fee history, with attention to roofs, paving and any shared garage. Confirm what the fee includes, which parts of the home the declaration makes yours, and have the electrical and mechanical systems inspected.

The value question

Townhouses here typically cost far less than detached homes nearby, and you share the exterior upkeep. The Rockport origin is a nice detail, but the corporation’s finances decide the value. If the reserve fund is on plan, I think it is a solid long-term family home. If the records show big work coming with little money set aside, negotiate for it or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
