Living here
Renters, Airbnb and elevators at 25 Brimwood Boulevard Townhouses
Do mostly owners or renters live here?
Mostly owner-occupied. Of 6 deals here in the last 24 months, 0 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 25 Brimwood Boulevard Townhouses?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 25 Brimwood Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

25 Brimwood Boulevard Townhouses is a classic 1970s Scarborough townhouse community: 119 homes, three-bedroom family layouts, a shared road network and fees that, in the listings I saw, sit around $500 a month. For a family that needs space and wants to stay under freehold prices in Agincourt North, it is one of the more practical options. The catch is age, and I will tell you exactly what to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
25 Brimwood Boulevard Townhouses is a 119-unit condominium townhouse community at 15 and 25 Brimwood Boulevard in the Agincourt North neighbourhood of Scarborough, Toronto. It was built in 1976, and the condominium corporation is YCC-246, registered on 4 February 1976. Condos.ca does not name the original builder or a property management company. Listed features are visitor parking and permission to use barbecues. I could not find a published list of what the fee covers, so confirm the inclusions on the status certificate.
25 Brimwood Boulevard Townhouses at a glance
A large, established townhouse corporation
YCC-246 was registered in February 1976, which puts it among the first wave of condominium townhouse communities in north Scarborough. At 119 homes, it is a substantial corporation by townhouse standards, spread across two municipal addresses, 15 and 25 Brimwood Boulevard.
Size cuts both ways. A large corporation spreads the cost of roofs, paving and windows across many owners, so each major project costs each household less. It also means more opinions at owners’ meetings and a board with a bigger job, which makes the quality of management more important.
On that point, the public record is unclear. Condos.ca lists the manager simply as the corporation itself, which can mean the building is self-managed or simply that no company is on file. Ask the seller or the listing agent who manages the property today and how long they have been in place.
Three-bedroom family layouts
Both homes for sale when I checked were listed as three-bedroom townhouses. That matches what you usually find in communities of this age: multi-level homes with a living and dining floor, bedrooms upstairs and a basement, built for families rather than for singles or investors.
Condos.ca does not publish a suite-size range for this complex, so ask for measurements on any home you view and compare finished space carefully. After 50 years, two homes with the same original plan can be very different inside, depending on whether the basement has been finished and how the kitchen and bathrooms have been updated.
Basements deserve special attention in homes of this age. Look for signs of past water entry, ask whether the foundation or weeping tile has ever been repaired, and find out whether that work is the owner’s responsibility or the corporation’s under the declaration. A home inspection is money well spent here, even in a condo.
A three-bedroom townhouse with its own front door is the main reason buyers come here. It gives a growing family the space of a house at a price that, judging by the current listings, is lower than a comparable freehold house in the area would usually cost.

Fees around $500 a month, and what that really means
The two current sale listings showed monthly fees of about $495 to $505. For a three-bedroom townhouse in an established corporation, that is moderate. The figure covers the corporation’s costs; it does not tell you whether the corporation is setting aside enough for the future.
I could not find a published list of fee inclusions. In many Scarborough townhouse corporations, the fee covers building insurance, common areas, grounds work like snow clearing and landscaping, and the reserve, while owners pay heat, hydro and water themselves. Some older corporations also include water or cable. Confirm exactly what this one covers before you compare it with anything else.
Then look at the reserve fund study. A 1976 community has already been through at least one cycle of roofs, windows and paving, and may be in its second. You want to see when each was last done, what is planned next and whether the reserve contributions are realistic.
Daily life on Brimwood Boulevard
The complex sits in a family neighbourhood near Brimley Road and Finch Avenue East. It is a residential area of townhouse communities and single-family streets, with plenty of everyday shopping in the plazas along Finch and Brimley. The automatic panel on this page shows the nearest transit stops, the schools and the Walk Score.
Most families here own a car, and Highway 401 is a short drive south. Visitor parking is listed as an amenity, which matters more than people expect when you host family regularly. Ask how many spaces come with the home you are considering and whether additional spots can be rented.
Barbecues are listed as permitted, which is not a given in every condo. Check the current rules for where and how they can be used, since corporations sometimes restrict them to certain areas.
What homes here are asking
When I checked, there were two homes for sale, asking between $598,000 and $749,900, and one home for lease. That is a wide range for the same type of home, and it usually reflects condition, renovation level and lot position more than any difference in the original layout.
Condos.ca does not publish a building average per square foot here. With fees in the $495 to $505 range on the current listings, a buyer should budget for the fee plus their own utilities and property tax, and compare that total against renting or buying a freehold nearby.
One home for lease and two for sale in a 119-home community suggests most owners stay put. That is good for stability, but it also means you will rarely have many homes to choose from at once, so be ready to move when the right one appears.
To see what homes in this community have actually sold for, use the aggregate sales data in the panel on this page, or ask me for my building sold report, which lists recent comparables.

Amenities at 25 Brimwood Boulevard Townhouses
There is no gym, pool or party room here, and that is part of why the fee is moderate. What you get is visitor parking and the freedom to barbecue, which for a family townhouse is often more useful day to day. Ask whether the corporation has any plans to add or upgrade shared spaces, since that would show up in future budgets.
Jatin’s honest take on 25 Brimwood Boulevard Townhouses
Who this building suits
Families who need three bedrooms and a basement in Agincourt North but are priced out of freehold homes, and buyers who want their own front door without the upkeep of a whole house. It also suits extended families who host often and value visitor parking.
What I’d want you to check
This is a 1976 community, so read the reserve fund study for roofs, windows, doors, paving and any underground services. Confirm who manages the property, what the fee includes, which parts of the home the corporation is responsible for, how parking is assigned, and whether any renovations in the home were approved. Read recent board minutes and ask whether any major projects are planned.
The value question
Current asking prices of roughly $600,000 to $750,000 with moderate fees are a reasonable proposition in this part of Scarborough. The gap between the low and high end tells you condition is everything, so price each home on its own state and the corporation’s finances, not on the asking price of the one next door.
