Living here
Renters, Airbnb and elevators at 40-50 Wayside Avenue Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 40-50 Wayside Avenue Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 40-50 Wayside Avenue Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

40-50 Wayside Avenue Townhomes is a small, quiet corner of north Scarborough: 22 homes in one 1976 corporation, a short walk from Kennedy and Finch. With almost no sales and very little published about it, this is a complex you buy on documents and inspection, not on a glossy listing. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
40-50 Wayside Avenue Townhomes is a condominium townhouse complex of 22 homes at 40 to 50 Wayside Avenue in East L’Amoreaux, Scarborough, Toronto, near Kennedy Road and Finch Avenue East. It was built in 1976, and the condominium corporation, YCC-259, was registered on 28 May 1976. Condos.ca lists a parking garage among its features. No builder, property manager or fee inclusions are recorded.
40-50 Wayside Avenue Townhomes at a glance
A 22-home corporation from 1976
YCC-259 was registered in May 1976, one of a run of York Condominium Corporations registered across north Scarborough in the mid-1970s.
With 22 homes, it is a small corporation. That keeps decision-making close to the owners and the fee free of staff and amenity costs. It also means each major project, whether roofs, windows or paving, is shared by only 22 households, so the reserve fund has to be planned carefully.
Several nearby complexes were registered within months of this one, including YCC-248 on Buddleswood Court and Sandhurst Circle in Agincourt North and YCC-225 at 3000 Midland Avenue. Complexes of the same age face the same repair cycle, so their fee histories are a useful comparison when you weigh this one.
Condos.ca does not record a builder or a property manager here. I could not confirm either from other public sources. Ask the seller’s agent who manages the corporation before you book a showing, because you will want that manager’s contact for the status certificate.
The parking garage question
The one amenity condos.ca records for this complex is a parking garage. In a townhouse complex of this era, that usually means either built-in garages in the homes or a shared parking structure for the complex, and the two carry very different costs.
If parking is in a shared structure, it is probably one of the corporation’s largest single liabilities. Concrete slabs, waterproofing membranes, drainage and lighting all wear out, and repairs are expensive for a 22-home corporation. If parking is in individual garages, the cost is spread across roofs and doors instead.
Either way, ask the manager to point to parking on the reserve fund study and show you what has been spent, what is scheduled and how it will be paid for. Also confirm how many spaces come with the home and whether visitor parking exists.

What to expect inside
Condos.ca records the complex as one storey, which is how its database classifies many townhouse corporations rather than a description of the homes. I could not find a current listing or floor plan to describe the layouts, and none were for sale or lease when I checked.
Townhouses of this vintage in L’Amoreaux are typically family homes with separate living and dining rooms, bedrooms upstairs and a lower level that owners finish over time. Treat that as a general guide only, and confirm the specific home’s plan, bedroom count and size in person.
Condition will vary more than the plan. After 50 years, one home may still have its original kitchen while the next has been fully renovated, and the difference in price can be large. Ask what has been updated, by whom, and whether the corporation approved any exterior changes.
Buyers moving from an apartment should also price heating and cooling. In most townhouse complexes of this era, each home has its own furnace and hydro meter, so ask the seller for a year of utility bills and the age of the furnace, air conditioner and water heater, and check whether the water heater is owned or rented.
Living near Kennedy and Finch
L’Amoreaux is one of Scarborough’s postwar suburban neighbourhoods, bounded roughly by Victoria Park Avenue, McNicoll Avenue, Kennedy Road and Huntingwood Drive. Its housing is mostly detached homes and townhouses from the late 1950s onward, with some apartment and condominium towers.
This complex is at the eastern edge, near Kennedy and Finch, which puts plazas along both roads within easy reach. Both are busy arterial roads, but Wayside Avenue itself is a side street, so the homes sit back from the traffic while staying close to buses and shops. Visit at rush hour to judge the noise for yourself. Woodside Square, a mall at Finch and McCowan with a Food Basics and a public library branch, is a short drive east.
Further out, the Line 2 subway extension under construction will end at Sheppard Avenue and McCowan Road, south-east of here. It will not change this street overnight, but it will improve access to this side of Scarborough once it opens. The panel on this page shows today’s transit, schools and Walk Score for this address.
Pricing with almost no data
There were no homes listed for sale or lease here when I checked. With only 22 homes, a year can pass without a sale, so there is no meaningful building average I can quote.
To price a home, I use three reference points: recent sales of 1970s condominium townhouses in L’Amoreaux and Agincourt, the cost of a freehold semi nearby as the ceiling, and the condition of the specific home. Of the three, condition usually moves the price the most in a complex this old.
When you find a comparable, check that its parking is the same kind as here. A home with a built-in garage and one with a space in a shared structure are not the same product, and the fee and reserve fund picture behind each can differ.
For the actual sales record at this address, see the data panel on this page or ask me for a building sold report.

Amenities at 40-50 Wayside Avenue Townhomes
Beyond parking, there are no shared amenities on record. For a buyer, that means a fee that should be going almost entirely to insurance, upkeep and the reserve fund, and parking is the item to examine most closely.
Jatin’s honest take on 40-50 Wayside Avenue Townhomes
Who this building suits
Families who want a townhouse in north Scarborough at a price below a freehold, and buyers who prefer a small, low-key complex where they will know their neighbours. It also suits buyers who work locally or along the 401 and 404 corridors and rely on a car. Downsizers should look closely at the stairs, since most townhouses of this age spread living space over several levels.
What I’d want you to check
Get the status certificate early, and read the reserve fund study with particular attention to parking, roofs and windows. Ontario rules give the corporation 10 days to deliver the certificate, at a cost of up to $100. Confirm who manages the corporation, what the fee includes, whether any owner is in arrears and which repairs the declaration assigns to owners. Check pet and leasing rules in the documents.
The value question
Small 1970s townhouse corporations can be some of the best-value family housing left in Toronto, but only when the reserve fund matches the age of the buildings. Here, with no recent listings to compare, value comes down to the home’s condition and the corporation’s finances. If both check out, I would be comfortable recommending it to an owner-occupier.
