Living here
Renters, Airbnb and elevators at 4101 Sheppard
Do mostly owners or renters live here?
Mix of owners and renters. Of 26 deals here in the last 24 months, 13 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 4101 Sheppard?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 4101 Sheppard
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

4101 Sheppard is the building I think of when a family tells me they need real square footage in Scarborough and don’t want to pay detached-house money for it. Suites here start at about 1,077 square feet, which is larger than many new two-bedroom-plus-den condos in the city, and Agincourt GO sits across Sheppard Avenue. The trade is age: this is a 1976 tower, and you have to buy it with your eyes open. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
4091-4101 Sheppard Avenue East is a 21-storey, 326-suite condominium in the Agincourt South-Malvern West neighbourhood of Scarborough, Toronto, near Reidmount Avenue. It was built in 1976 by WB Sullivan Construction Ltd. The condominium corporation is YCC-289, registered on 8 December 1976, and Atrens Management Group is listed as the property manager. Suites run from about 1,077 to 2,083 sq ft. Condos.ca lists the maintenance fee as covering common elements, heat, cable TV, building insurance, parking and water.
4101 Sheppard at a glance
Family-size suites are the whole point
The size range is what sets this building apart. Condos.ca puts suites at roughly 1,077 to 2,083 square feet, so even the smallest plan here is bigger than a typical new-build two-bedroom-plus-den. In 1976, condos in Scarborough were built as an alternative to the house, and the floor plans show it.
That size buys you things that have quietly disappeared from new towers: separate dining areas, proper bedroom closets, room for a desk that is not in the living room, and space for kids or a parent to live with you. Buyers coming from a townhouse or a semi often find these suites easier to adjust to than a compact new condo.
What you will not get is a modern finish package straight from the builder. Expect a wide spread in condition between suites. Some will have been fully renovated, others will be close to original, and that difference matters far more to the price than the floor number.
Agincourt GO is across the road
Agincourt GO Station’s address is 4100 Sheppard Avenue East, which puts it on the opposite side of Sheppard from this building. It is on the Stouffville line, and the rail bridge that now carries the tracks over Sheppard opened in July 2012, so the old level crossing traffic jam on this stretch is gone.
That is a genuine commuting asset for anyone working downtown, but I would be honest about it. The Stouffville line does not run as often as a subway, and Metrolinx has talked for years about all-day, two-way service here. Check the current GO schedule against your own hours before you treat the station as your daily commute. The data panel on this page shows the TTC options from the door.
The other change to watch is a short distance west. Agincourt Mall at Kennedy and Sheppard has an approved plan from North American Development Group for a phased community of ten towers and more than 4,300 homes, with parks and new retail. If it proceeds, it will bring years of construction to the area, and over time, a far more walkable Sheppard corridor.

An indoor pool and a tennis court
For a 1970s Scarborough tower, the amenity list is generous: an indoor pool, a sauna, a tennis court, a gym and a meeting room, with a parking garage and a security system. Buildings of this era were designed to give families a reason to stay home, and that shows here.
The catch is that pools and outdoor courts are expensive to run, and every owner pays for them through the fee whether they use them or not. In a 50-year-old building, the pool’s mechanical systems, the tennis court surface and the garage are all items I would expect to see in the reserve fund study, with real numbers attached.
If you would never swim, weigh that honestly. If you would, an indoor pool in your own building is something almost no new condo at this price point can offer.
A corporation entering its second half-century
YCC-289 was registered in December 1976, so this corporation is nearing 50 years old. That is not a reason to avoid it, but it does mean you are buying into a building where windows, balcony railings and slabs, risers, elevators, the roof and the garage membrane have either been replaced already or are coming due.
With 326 suites, large repairs are shared among many owners, which helps. It also means decisions take time and the board’s planning matters a great deal. I would read several years of board minutes alongside the reserve fund study to see whether the corporation is staying ahead of its work or catching up.
The corporation also covers two addresses, 4091 and 4101 Sheppard. Ask the seller’s agent which entrance and elevator bank serves the suite you are looking at, and how the building is laid out, so you know what daily life looks like before your first showing.
What the price per square foot is telling you
Condos.ca puts the building’s average at about $386 per square foot. That is very low by Toronto standards, and it reflects two things: the age of the building and the sheer size of the suites, since large units almost always trade at a lower price per foot than small ones.
When I checked, four suites were listed for sale, asking $399,000 to $599,900, and one was listed for rent. That spread is wide, and in a building like this it usually comes down to condition, renovation and view rather than size alone. Price a suite against renovated and original comparables separately.
Those four listings showed monthly fees of about $677 to $696. On the smallest plans, around 1,077 sq ft, that is roughly 65 cents a square foot, and it drops on the larger plans. Condos.ca lists heat, cable TV, building insurance, parking and water in the fee. Liv.rent’s building page also lists hydro as included, while condos.ca does not, so confirm hydro with the status certificate before you set your budget.
Before you make an offer, ask me for my building sold report. It shows what has actually traded here, which is the only number that should anchor your price.

Amenities at 4101 Sheppard
An indoor pool, sauna and tennis court are rare in this price range, and they make the building feel more like a club than a dormitory. They also cost money to run and eventually rebuild, so treat them as part of what you are paying for, not as a free extra.
Jatin’s honest take on 4101 Sheppard
Who this building suits
Families who need three bedrooms and a real dining area, multi-generational households, and downsizers from a Scarborough house who are not ready to squeeze into 700 square feet. It also suits downtown commuters who can make the GO schedule work. It suits investors less, because large, older suites rarely rent for enough to justify the price per suite compared with smaller units.
What I’d want you to check
Read the reserve fund study and the last two or three years of board minutes with a 50-year-old building in mind: windows, balconies, risers, elevators, the garage and the pool. Ask whether a special assessment or a large fee increase has been discussed. Confirm whether hydro is in the fee, how many parking spaces come with the suite, and whether there is a locker. Pet rules should come from the declaration and status certificate, since condos.ca only lists a pet restriction without details.
The value question
At under $400 a square foot on average, the space here is very hard to match anywhere in Toronto. You give up new-build finishes and accept the obligations of an older building, and you gain family-size rooms, a pool and a GO station across the road. If the reserve fund is healthy and the suite has already been updated, I think this is one of the better space-for-money propositions in north Scarborough.
