Mix of owners and renters. Of 8 deals here in the last 24 months, 4 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 40 Dundalk Drive Terrace Courts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 40 Dundalk Drive Terrace Courts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Terrace Courts at 40 Dundalk Drive is a 1974 townhouse complex of 65 homes, one street off the Kennedy Road shopping strip in Dorset Park. It offers family-sized homes in a part of Scarborough where transit is finally changing, and it is one of the larger townhouse corporations in the area. The age of the complex is the thing to understand before you fall for a renovated kitchen. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

40 Dundalk Drive Terrace Courts is a 65-home condominium townhouse complex at 40 Dundalk Drive in the Dorset Park neighbourhood of Scarborough, Toronto, near Kennedy Road and Progress Avenue. It was built in 1974, and the condominium corporation is YCC-140, registered on 3 May 1974. AT Management and Consulting Inc is listed as the property manager. Listed features are a parking garage and visitor parking. Condos.ca lists no developer and does not list fee inclusions.

Terrace Courts and its neighbours on Dundalk

Dundalk Drive is a short residential street just off Kennedy Road, and it holds several different kinds of condominium. Terrace Courts is the townhouse complex at number 40. Further along, 120 Dundalk Drive is a 15-storey condominium tower from 1978, and there is a separate townhouse complex at 101 Dundalk Drive.

Each of these is its own corporation. Listings on this street sometimes get mixed up, so check the address and the corporation number, YCC-140, on anything you are sent. A fee or reserve fund figure from the tower tells you nothing about the townhouses.

At 65 homes, Terrace Courts is a comfortable size for a townhouse corporation. Large projects are shared among enough owners to keep each share manageable, while the board is still made up of neighbours who live on the site.

Family-sized homes from 1974

Condos.ca records the complex as one floor, which is how it classifies many townhouse complexes, not a description of the homes. The one home listed for sale when I checked was described as four bedrooms plus one, which tells you these are family layouts. Confirm the levels, bedrooms and basement of any home you are considering.

A parking garage and visitor parking are listed. In a 1970s complex, that can mean garages attached to each home or a shared structure, and the difference matters for both convenience and the corporation’s long-term repair bill. Ask how many spaces come with the home and whether they are owned or exclusive-use.

Expect a wide range of condition across 65 homes. Some will have been renovated top to bottom; others will still have original kitchens, windows and electrical panels. Get a home inspection, and ask the seller which renovations were approved by the corporation.

A larger complex also brings variety in how homes are used. Ask the manager roughly how many homes are owner-occupied, how the corporation handles parking for households with several cars, and whether there are rules on basement apartments or room rentals. Those details shape what living here feels like day to day.

Ask about outdoor space too. Find out whether the yard or patio is exclusive-use common element, who looks after fences and trees, and what the rules allow for decks and sheds.

What a 1974 corporation needs from its reserve fund

Condos.ca does not list what the fee covers. In many townhouse complexes of this type, owners pay their own heat and hydro and the fee covers common elements, insurance and reserve contributions, but confirm the exact inclusions in the status certificate and ask the seller for a year of utility bills.

Fees in townhouse complexes are usually far lower than in towers, because there are no elevators, concierge or pool to run. That makes the reserve fund the real test. After 50 years, roofs, windows, doors, paving and any shared garage structure have been through at least one replacement cycle, and some will be due again.

Read the reserve fund study for what has been done and what is planned, and check the declaration for which items are the owner’s job. AT Management and Consulting is listed as manager; ask when the last study was completed and whether the board has been following it.

Kennedy Road and Scarborough’s transit reset

Dorset Park was mostly built up in the 1950s, and Kennedy Road is its spine. The stretch from Highway 401 down to Lawrence Avenue is about 3.5 km of stores, offices and apartment buildings, with Kennedy Commons, a large shopping plaza between the 401 and Ellesmere Road, close to this complex.

Transit here has been through a lot. The Line 3 Scarborough RT closed in July 2023 and was replaced by buses. A dedicated busway on the old rail corridor, from Kennedy Station via Lawrence East and Ellesmere to Scarborough Town Centre, was set to open on 30 September 2026, and the Line 2 subway extension to Sheppard and McCowan is expected around 2030.

For most households here, the car still does the heavy lifting, and Highway 401 access is close. The data panel on this page shows the current transit options, schools and walkability from this address.

Being one street off a commercial strip has real advantages for a family: groceries, pharmacies and restaurants are close, and children can reach shops without crossing half the neighbourhood. The trade-off is traffic and noise on Kennedy itself, so visit at rush hour and on a Saturday before deciding.

Pricing at Terrace Courts

There was one home listed for sale and one for rent when I checked, and no building average price per square foot in the data. A single listing is not a market, so I would not treat its asking price as a guide to value.

I price homes here against recent sales in this complex and in comparable 1970s townhouse corporations in Dorset Park and nearby Wexford, adjusting for bedrooms, basement finish, parking, condition and position on the site. Condo apartments in the tower at 120 Dundalk are a different product and not a fair comparable.

Look at the fee and the reserve fund together. A low fee is only a good deal if the fund can carry the next round of roofs and paving without a special assessment. My building sold report shows what has actually traded here.

Amenities at 40 Dundalk Drive Terrace Courts

Parking garageVisitor parking

The amenity list is just parking: a garage and visitor spaces. That is typical of a townhouse complex, and it means the fee should be going to the homes and grounds rather than shared facilities nobody uses.

Jatin’s honest take on 40 Dundalk Drive Terrace Courts

Who this building suits

Larger families who need four bedrooms or more and want to stay in central Scarborough without paying freehold prices, and buyers who drive and value quick access to Kennedy Road shopping and the 401. It suits less well if you want new construction, an amenity package or a quiet suburban cul-de-sac far from a commercial strip.

What I’d want you to check

Read the reserve fund study carefully for roofs, windows, doors, paving and any shared garage. Confirm the fee inclusions, the parking arrangement for the specific home and what the declaration makes the owner’s responsibility. Review two years of board minutes and the fee history, and ask whether any special assessment is planned.

The value question

Four-bedroom homes at condominium-townhouse prices are increasingly rare in Toronto, and that is the core of the value case here. Transit improvements over the next few years should help the area. Whether a given home is good value depends on its condition and the corporation’s finances, so price it carefully against comparable sales.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
