Living here
Renters, Airbnb and elevators at 70 Crockamhill Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 70 Crockamhill Drive Townhouses?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 70 Crockamhill Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

70 Crockamhill Drive is the kind of complex buyers drive past on Midland Avenue without noticing, and that is part of its appeal. It is 49 condominium townhouses from 1972, tucked onto a side street in Agincourt North, and it gives you a house-sized home for less than a freehold on the same streets. The catch is age: you are buying into a corporation that is more than 50 years old, and its paperwork matters more than its paint. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
70 Crockamhill Drive Townhouses is a 49-unit condominium townhouse complex at 50 to 88 Crockamhill Drive in Toronto’s Agincourt North neighbourhood, in the former City of Scarborough, near Midland Avenue and Huntingwood Drive. It was built in 1972. The condominium corporation is YCC-79, registered on 18 October 1972, and condos.ca lists Affable Property Management as manager. Listed amenities are a parking garage and visitor parking. Condos.ca does not list what the monthly fee includes, so confirm that in the status certificate.
70 Crockamhill Drive Townhouses at a glance
One of Toronto’s early condominium corporations
The number tells you a lot. YCC-79 is a low number in the York condominium series, and the corporation registered in October 1972. Ontario only introduced condominium ownership in the late 1960s, and Rockport Group says it registered the first condominium corporations in the Toronto area in 1968. This complex arrived about four years after that.
That makes 70 Crockamhill a piece of history as much as a home. Townhouse complexes like this were how condominium ownership first reached ordinary families in Scarborough, before the towers took over. The idea was simple: a house you own, with the roof, the grounds and the snow handled by a corporation.
Age cuts both ways. A complex this old has a long, readable track record of how its board spends money, which is something a new building can never offer. It also means the original roofs, windows and paving have almost certainly been replaced at least once, and you want to know when, and how it was paid for.
What a 49-unit corporation means for you
With 49 homes, every major repair is divided among 49 owners. A new roof cycle or a garage repair lands on a small group, so the reserve fund has to be healthy before the work comes due, not after.
The upside of a small complex is that owners can actually shape decisions. Annual meetings are small, board members are neighbours, and a buyer who wants to get involved can. Ask how long the current directors have served and how often the board meets.
Condos.ca lists Affable Property Management as the manager. Ask the seller’s agent how long they have been in place. A long relationship with one manager usually means stable records, and stable records make your lawyer’s job easier.

Parking, homes and the fee
Condos.ca lists a parking garage and visitor parking. In 1970s complexes, that can mean a garage attached to each home or a shared garage serving several units, and the cost to maintain each is very different. Confirm exactly what comes with the home you are looking at and who is responsible for repairing it.
The listing data does not say how many levels each home has, so walk the unit rather than relying on the database. Townhouses of this era usually stack living space over two or more floors with a basement, which suits families and does not suit anyone who wants single-floor living.
Condos.ca does not publish a fee inclusion list for this complex. In most townhouse condos, each home has its own furnace, water heater and hydro meter, and the fee covers the exterior, grounds and insurance. Do not assume that here. Read the declaration and the budget, and ask for a year of utility bills.
One more check for a home of this age is the electrical system. Some Ontario homes built in this period used aluminum branch wiring, and insurers often ask about it. A home inspector can tell you quickly what is behind the walls.
Agincourt North, day to day
Agincourt grew from a 19th-century village at Sheppard and Midland into one of Scarborough’s busiest suburbs. From the 1980s, the Sheppard and Midland area became one of the GTA’s best-known suburban Chinese communities, and the plazas along these roads still reflect that in their food and grocery shopping.
The bigger change nearby is Agincourt Mall at Sheppard and Kennedy, which began a large mixed-use redevelopment process in 2018. If it builds out, the area gains new homes, shops and people over the coming years. For a townhouse owner, more retail nearby is usually good news, and construction traffic is the cost.
The data panel on this page shows the transit options, schools and parks around Crockamhill Drive. In practice, most owners here drive, and the location between Highway 401 and Finch Avenue makes that easy.
Crockamhill itself is a quiet residential street lined with several townhouse complexes of the same generation. That matters at resale. Buyers who search this pocket are usually looking for exactly this kind of home, so you are selling into a market that already understands the product.
What 70 Crockamhill Drive costs
When I checked, there was a single home for sale and nothing for lease. I do not quote a single listing’s price or fee, and with one listing there is no range to give. Condos.ca does not publish a building average per square foot here, which is common for small townhouse complexes.
The aggregate sales data in the panel on this page is your starting point. With so few trades, the best comparables are often the neighbouring complexes on the same street, including 90 Crockamhill Drive and the homes at 2 to 20 Crockamhill Drive, which share the location and era.
When you compare, put price and fee side by side and adjust for condition. In a 50-year-old complex, a fully renovated home and an original one can sit very far apart, and that gap is usually about kitchens, bathrooms and mechanicals rather than the land.
If you are selling, low supply works in your favour. A well-kept family-sized townhouse in this pocket has little direct competition at any one time, so price it against the best recent comparables, not the average, and get the status certificate ordered early.

Amenities at 70 Crockamhill Drive Townhouses
There is no clubhouse or pool here, and that is not a weakness. With no shared recreation facilities to run, the fee goes to the roofs, grounds and parking rather than to equipment most owners would rarely use.
Jatin’s honest take on 70 Crockamhill Drive Townhouses
Who this building suits
Families moving up from a condo apartment who want stairs, a basement and their own front door, and buyers who want a house-style home in Agincourt without paying for a freehold lot. It also suits people who like a small, settled complex where neighbours know one another.
What I’d want you to check
This is a 1972 complex, so read the reserve fund study, the last two budgets and the board minutes together. Look for the dates of the last roof, window and paving cycles and how they were funded. Confirm what the parking arrangement is for your unit, which components inside the home are yours to maintain, and what the fee actually covers, since that is not published. Have the electrical system inspected.
The value question
A townhouse here gives you a family-sized home for less than a detached house on the surrounding streets, with exterior upkeep shared. The value depends almost entirely on the corporation’s health. If the reserve fund is on plan and the major components have been renewed, I think it is a sound long-term hold. If big work is overdue, price that in or walk away.
