Living here
Renters, Airbnb and elevators at 855 Kennedy Road Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 855 Kennedy Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 855 Kennedy Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

855 Kennedy Road is a building most buyers drive past without noticing, and that is part of its appeal. It is a nine-storey, 47-suite condo from 1976 with suites over 1,000 square feet, sitting just north of the busiest transit hub in Scarborough. Small buildings like this reward careful buyers and punish careless ones, so here is what I look at. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
855 Kennedy Road Condos is a nine-storey, 47-suite condominium at 855 Kennedy Road in the Ionview neighbourhood of Scarborough, Toronto. It was built in 1976 by RE Building Company. The condominium corporation is YCC-278, registered on 27 September 1976, and Newton-Trelawney Property Management is listed as the manager. Suites run from about 1,055 to 1,325 sq ft. The maintenance fee covers common elements, heat, cable TV, building insurance, parking and water.
855 Kennedy Road Condos at a glance
A small building with big suites
With only 47 suites over nine floors, this is one of the smaller condo corporations on the Kennedy Road corridor. Condos.ca lists suites at roughly 1,055 to 1,325 square feet, which is large by any modern standard and points to three-bedroom and family-size plans.
A building this size has a different feel from a 300-suite tower. Small buildings tend to have fewer people in the lobby and the elevator, and it is easier to get to know your neighbours and the board. It is closer to living in a small apartment house than in a high-rise community.
The trade-off is that there are very few suites to choose from. Months can pass without a sale, so if this building suits you, be ready to move when a suite comes up, and be prepared to look at its neighbours as well. I keep a watch on small buildings like this for clients, because when the right suite comes up, you want to know the same day.
Kennedy Station, transformed
The building sits on Kennedy Road a short way north of Eglinton Avenue, close to Kennedy Station. For decades that station was the eastern end of Line 2 Bloor-Danforth. Since 8 February 2026, it has also been the eastern terminus of Line 5 Eglinton, which gives a direct rapid transit trip west across midtown.
Kennedy Station is also the southern end of the new Scarborough Busway, which runs along the old Line 3 corridor to Scarborough Town Centre and was scheduled to open on 30 September 2026. The Line 2 subway extension north to Lawrence and McCowan, Scarborough Centre and Sheppard and McCowan is under construction, with completion expected around 2030.
Put together, few addresses in Scarborough have seen their transit options improve as much in the past year. The data panel on this page shows exactly what is available from the door. The other side of that coin is traffic: this stretch of Kennedy Road is busy, and buses are part of the soundtrack, so listen from the suite before you buy.

What a 47-suite corporation means for you
In a small corporation, every major repair is divided among very few owners. A roof, an elevator modernisation or a garage membrane costs much the same in a 47-suite building as it does in a larger one, but here each owner carries a much bigger share of it.
That makes the reserve fund the most important document in your purchase. I would want to see a recent reserve fund study, the funding plan behind it, and several years of board minutes, so you know what has been done since 1976 and what is still ahead.
Newton-Trelawney Property Management is listed as the manager. Ask how long they have been in place, how often the board meets and whether the corporation has any loans or approved special assessments. In a building this small, one decision can shape your costs for a decade.
Daily life on this stretch of Kennedy
This stretch of Kennedy Road, between Eglinton and Lawrence, is a mix of homes and commercial frontage rather than a high-rise district. Nearby condos such as 895 Kennedy Road are on a similar modest scale, so the building does not sit in the shadow of larger towers.
For daily errands, most owners will rely on the plazas along Kennedy Road and on the shops and services around Kennedy Station. If you drive, parking is in the fee; if you do not, the station is the reason to live here.
The building’s amenities are modest: a party room, permission to barbecue, visitor parking and an underground garage, with parking included in the fee. Most of what you need day to day is either along Kennedy Road or a short transit ride away at Kennedy Station.
Pricing in a building that rarely trades
Condos.ca puts the building’s average at about $398 per square foot. That is low for Toronto, and it reflects the building’s age and the large suite sizes, since larger suites usually trade at a lower price per foot than small ones.
When I checked, there was one suite listed for sale and one for rent. One listing is not a market, so I will not use it to tell you what the building is worth. In a building this size, the right comparison is the last few sales here, adjusted for floor and condition, plus similar older suites in nearby Kennedy Road condos.
The fee covers heat, cable TV, building insurance, parking and water. Hydro is not listed, so budget for it on top. Because the suites are large, compare the fee per square foot with other buildings rather than the monthly total, and check the status certificate for any increase already approved.
Before you make an offer, ask me for my building sold report, which shows what has actually traded here.

Amenities at 855 Kennedy Road Condos
There is no gym or pool here, just a party room, barbecue permission, a garage and visitor parking. For a small building that is sensible: fewer facilities mean fewer shared costs, and the transit at Kennedy Station does more for daily life than an amenity floor would.
Jatin’s honest take on 855 Kennedy Road Condos
Who this building suits
Families and downsizers who want a large suite in a quiet, small building, and commuters who will use Line 2, Line 5 or the busway every day. It suits buyers who like knowing their neighbours. It is less suited to anyone who wants a gym, a concierge or a wide choice of suites when they are ready to buy.
What I’d want you to check
Read the reserve fund study, the funding plan and several years of board minutes, and ask directly about loans and special assessments, because in a 47-suite building each owner’s share of a major repair is large. Look for the age of the roof, windows, elevator and garage. Confirm parking and locker allocation, and read the pet and leasing rules in the status certificate, since condos.ca only records a pet restriction.
The value question
At under $400 a square foot on average, with Line 2, Line 5 and the busway all meeting at Kennedy Station, the space here is good value on paper. The real value depends on the corporation’s finances, which matter more in a small building than almost anywhere else. If the reserve fund is solid, I think this is a quietly strong choice near Kennedy Station.
