Living here

Renters, Airbnb and elevators at 811 Kennedy Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 811 Kennedy Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 811 Kennedy Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

811 Kennedy Road Townhouses has just nine homes, which makes it one of the smallest condominium corporations I come across in Scarborough. It sits near Kennedy and Eglinton, a few minutes from what became, in February 2026, the meeting point of Line 2, the new Line 5 Eglinton and GO’s Stouffville line. The location story is strong. The nine-owner corporation is the part you need to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

811 Kennedy Road Townhouses is a 9-unit condominium townhouse complex at 811 Kennedy Road in the Ionview neighbourhood of Scarborough, near Kennedy Road and Eglinton Avenue East. It was built in 1986, and the condominium corporation is MTCC-697 (Metropolitan Toronto Condominium Corporation No. 697), registered on 6 February 1986. Condos.ca lists Mareka Property Management as the property manager, with a parking garage and visitor parking. It does not list a developer or the items covered by the maintenance fee.

What owning in a nine-home corporation means

Every condominium corporation has to fund the same kinds of things: insurance, an audit, management, snow and landscaping, and a reserve fund for the eventual replacement of roofs, windows and paving. In a 100-home complex those costs are spread thin. At 811 Kennedy they are shared by nine owners, so each household carries a much larger slice.

The same arithmetic applies to repairs. A roof or paving project that would be a minor line item in a large complex can be a major expense per owner here. That is why the reserve fund study and the current budget matter more in a corporation this size than almost anywhere else.

Governance is personal, too. With nine owners, the board is effectively drawn from a handful of neighbours, and decisions depend on a few people agreeing. That can work very well when owners get along and plan ahead. Read the board minutes to get a feel for how decisions are made.

Small corporations also tend to be thinly documented online. I could not find public details on the builder, the original layouts or the site plan for 811 Kennedy, so the status certificate, the declaration and the registered plan are where you will learn what you own, what the corporation owns and who is responsible for what.

Professional management, at a small scale

Condos.ca lists Mareka Property Management as the manager. For a corporation this small, having an outside firm is a meaningful plus: someone other than a volunteer neighbour is handling fee collection, contractors, insurance renewals and records.

Management fees are a fixed cost that does not shrink much with the number of homes, so ask how much of the annual budget goes to management and how that compares with what the corporation puts into its reserve fund. Confirm the current manager in the status certificate, since small corporations sometimes change firms.

A 1986 complex and its parking

Registered in February 1986, the complex is now about 40 years old. It has likely been through one round of roofing, and windows, patio doors and fencing may have been replaced or may be coming due. The reserve fund study will show which.

Condos.ca lists a parking garage and visitor parking. Confirm what that means for the specific home: a private attached garage is the owner’s day-to-day concern, while a shared garage structure, with its slab, drainage and waterproofing, is one of the most expensive things a corporation ever has to repair. In a nine-home corporation, the difference is significant.

Inside the home, ask what the seller has updated. Furnaces, air conditioners and water heaters are usually owned by the homeowner in townhouse corporations, though the declaration decides, and a home with newer mechanicals and windows deserves a premium.

Insurance deserves a look as well. The corporation’s policy covers the buildings, but every owner carries a deductible exposure and their own contents and improvements coverage. Ask what the corporation’s deductible is and which repairs the declaration assigns to owners, so your own policy matches.

Kennedy and Eglinton after Line 5

The biggest change around this complex is transit. Line 5 Eglinton opened to the public on 8 February 2026, and its eastern terminus is Kennedy station, where it connects underground with Line 2 Bloor-Danforth and with GO Transit’s Stouffville line. For a townhouse owner in Ionview, that turns Kennedy station into a three-way hub within reach of home.

The area also lost a line along the way. The Scarborough RT, Line 3, which ran north from Kennedy, closed permanently in 2023 and was replaced by buses. If a listing description still mentions the RT, it is out of date.

Day to day, this is an established residential pocket with major arterial roads close by, so expect bus and car traffic on Kennedy and Eglinton. The data panel on this page shows the exact transit options, schools and parks.

Better transit usually draws new housing to the blocks around a station, so expect applications for taller buildings near Kennedy and Eglinton over the coming years. For a small townhouse complex off the main roads, that tends to mean more services and more neighbours rather than a change to your own street.

What 811 Kennedy Road Townhouses costs

There were no active listings at the complex when I checked condos.ca, and with only nine homes, sales are rare. Condos.ca does not publish an average price per square foot or a fee range for this corporation, and the data panel may show very few trades in any year.

That makes pricing a judgement call. I compare against similar condo townhouses in Ionview, Kennedy Park and around Kennedy station, then adjust for size, condition and parking. Proximity to the new Line 5 connection may help resale over time, but I would not pay for that in advance without comparable sales to support it.

On fees, condos.ca does not list what the payment covers, and heat and hydro are typically on the owner in townhouse corporations. In a nine-home corporation, fixed costs per owner tend to run higher than in large complexes, so a fee that looks high is not automatically a red flag. What matters is whether the reserve fund is adequate.

Amenities at 811 Kennedy Road Townhouses

Parking garageVisitor parking

The amenity list is limited to parking and visitor parking, which is what you would expect in a nine-home complex. There is nothing shared to fund beyond the exteriors, grounds and reserves, and your own entrance and outdoor space are the amenities.

Jatin’s honest take on 811 Kennedy Road Townhouses

Who this building suits

Buyers who want a ground-level home with its own entrance near Kennedy station, commuters who will use Line 2, Line 5 or the Stouffville GO line, and people who like the quiet of a very small complex where everyone knows everyone. It suits owner-occupiers more than first-time investors, because the economics reward people who plan to stay.

What I’d want you to check

In a nine-home corporation, read the reserve fund study and the budget line by line, and ask directly whether any special assessment is planned. Read recent board minutes, confirm the manager, and confirm the parking arrangement and who is responsible for the garage. Ask what the seller has replaced, and get a full home inspection.

The value question

The location has improved with Line 5, and that is a real long-term positive. The corporation’s size cuts the other way: costs and risks are concentrated among nine owners. If the reserve fund is healthy and the home is in good condition, this can be good value for a buyer who will stay. If you want help weighing it, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
