Living here
Renters, Airbnb and elevators at Equinox I
Do mostly owners or renters live here?
Renter-heavy building. Of 130 deals here in the last 24 months, 116 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Equinox I?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Equinox I
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Equinox I is the first of the two matching towers between Scarborough Town Centre and the Civic Centre, and it is where I send buyers who want a one-bedroom-plus-den near the mall at an entry price. It is a 2005 tower of 340 suites, with smaller layouts than its neighbour 360 and a fee that covers most of your utilities. The suites are compact, and you need to be comfortable with that. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Equinox I is a 37-storey, 340-suite condominium at 60 Brian Harrison Way in Scarborough, in the Bendale-Glen Andrew neighbourhood beside Scarborough Town Centre. It was completed in 2005 and designed by architect Edward I. Richmond; the Architectural Conservancy of Ontario lists Monarch Construction as developer, while another listing site names a different developer. The condominium corporation, TSCC-1721, was registered on 14 November 2005. Suites run roughly 547 to 966 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.
Equinox I at a glance
One of a matched pair
Equinox is two towers, not one. Equinox I at 60 Brian Harrison Way and Equinox II at 50 Brian Harrison Way are both 37 storeys, both completed in 2005, and both designed by Edward I. Richmond, with Sigmund Soudack & Associates as structural engineer and Alexander Budrevics Associates on the landscape. They are separate condominium corporations, though, with separate budgets and boards.
That separation matters more than people think. The two towers look the same from the street, but the fee structures are different: Equinox II includes hydro, while Equinox I does not. When you compare a suite here with one next door, compare the total monthly cost, not just the fee line.
On the developer, sources conflict. The ACO building record names Monarch Construction, and condos.ca also names Monarch, while one listing site names a different developer. I go with Monarch, which has the stronger support, but if it matters to you, the original disclosure documents will settle it.
Small, efficient suites
Suites run from about 547 to 966 sq ft, so the building tops out below 1,000 sq ft. Most of what trades here is one-bedroom, one-plus-den and two-bedroom suites. The current listings sit in the 600 to 800 sq ft range, which is typical of the stock.
A 650 sq ft one-plus-den is a workable home for one person or a couple, and the den often becomes an office. It is not a family suite, and the two-bedrooms here are compact. If you need real storage, check whether there is a locker, because the suites themselves do not have much.
The upper floors are where the value is. At 37 storeys, Equinox I stands among the taller buildings around the Town Centre, and higher suites get open views over the lower-rise neighbourhoods. Lower suites mostly look at the neighbouring towers and the mall, so price a low floor accordingly.
Balconies and storage are the two things I would check on every showing. In a compact suite, a usable balcony effectively adds a room for half the year, and a locker is what keeps the den from turning into a storage closet. Neither is guaranteed with every suite, so confirm both in the listing and the status certificate.

What the fee covers, and who manages it
Condos.ca lists air conditioning, heat, water, building insurance, common elements and parking in the fee. You pay hydro and internet yourself. Across current listings the fee works out to about $0.93 per square foot, which is higher than 360 at the City Centre next door, partly because small suites always carry a higher fee per square foot.
Property management is listed differently depending on where you look. Condos.ca names Crossbridge Condominium Services, while one listing site names Brookfield Condominium Services. Ask the listing agent who manages the building today, and look at how responsive they have been in the board minutes.
Living between the mall and the Civic Centre
Brian Harrison Way is a short street tucked between Scarborough Town Centre and the Civic Centre, so daily errands are a walk: the mall, the library, Albert Campbell Square and the Civic Centre grounds, and the cinema. If you drive, the 401 is minutes away.
The transit story is changing. Line 3, the Scarborough RT, closed in July 2023. According to blogTO, a busway on the old rail corridor was scheduled to open at the end of September 2026, and the Line 2 subway extension, expected around 2030, will bring the subway to Scarborough Centre.
Expect the area to keep growing. The parking lots around the Town Centre are the obvious places for new towers, and that means construction and new competing supply. Before you buy a suite with an open view, check the City of Toronto development applications map.
What Equinox I costs
Condos.ca puts the building average at about $621 per square foot. That is slightly higher than Equinox II next door (about $597) and 360 at the City Centre (about $591). Small suites usually sell for more per square foot, so the gap mostly reflects the suite mix rather than a premium for the building.
When I checked, three suites were for sale and two for lease. Asking prices across the three listings ran from $428,000 to $479,000, which makes this one of the lower entry points into a concierge tower near the Town Centre. Fees across those listings ran from about $578 to $705 a month.
Keep in mind the difference between asking and selling. Small suites in towers like this compete with dozens of near-identical units in the same cluster, so a suite that is priced above its neighbours tends to sit. That is good news for a buyer who is patient and has the comparables in hand.
At about $0.93 per square foot, the fee is on the high side, but heat, cooling and parking are inside it. For a value check on a specific suite, I can pull the recent comparables through my building sold report.

Amenities at Equinox I
Equinox I has the core mid-2000s package: concierge and security, a pool and sauna, a gym, a party room, a meeting room and guest suites. It is not flashy, but the pool and gym are the features that save an owner money every month, and guest suites are useful in a building where the suites are small.
Jatin’s honest take on Equinox I
Who this building suits
Singles and couples buying their first home, people who work at the Town Centre or Civic Centre, and investors who want a compact suite in an established tower. It also suits anyone who wants to own close to the future Scarborough Centre subway station without paying new-build prices.
What I’d want you to check
At 20 years old, the building is in the window for major work: windows and balcony doors, elevators, mechanical systems and the parking garage. Read the reserve fund study and recent budgets, and ask whether any special projects are planned. Confirm the property manager, since sources differ. Listing sites report pet restrictions here, so read the declaration and rules before you buy if you have a pet.
The value question
Asking prices in the $400,000s for a concierge tower with a pool, heat and parking included are hard to beat in the GTA. The catch is size, and a fee that is higher per square foot than its neighbours. If a small suite fits your life, I think Equinox I is fair value, and the subway extension is a reasonable reason to buy and hold.
