Living here
Renters, Airbnb and elevators at EQ2 Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 104 deals here in the last 24 months, 88 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at EQ2 Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about EQ2 Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

EQ2 is the shorter of the two EQ towers on Town Centre Court, and it is the one I point compact-suite buyers to. Its suites top out under 1,000 square feet, the fee covers heat, cooling, water and parking, and the building rarely has more than a listing or two on the market. That scarcity cuts both ways. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
EQ2 Condos is a 30-storey, 300-suite condominium at 60 Town Centre Court in Scarborough’s Bendale-Glen Andrew neighbourhood, beside Scarborough Town Centre. It was completed in 2009, and Architizer’s project listing names Monarch as developer. The condominium corporation is TSCC-2044, registered on 24 December 2009, and condos.ca lists Duka Property Management as manager. The fee includes air conditioning, common elements, heat, building insurance, parking and water. Its sister tower, EQ1, is next door at 70 Town Centre Court.
EQ2 Condos at a glance
Sister tower, separate corporation
EQ2 was registered on Christmas Eve 2009, about five weeks after EQ1 next door. The two towers share a street, a developer and a design language, but EQ2 is its own corporation, TSCC-2044, with 300 suites over 30 storeys against EQ1’s 336 over 35.
That separation is the first thing I explain to buyers comparing the two. The fee, the reserve fund, the board and any upcoming projects belong to each corporation alone. A suite in EQ2 is not a cheaper or dearer version of a suite in EQ1; it is a share in a different set of finances.
Architizer’s listing names Monarch as developer. Daily Commercial News later reported Monarch, in a joint venture with The Goldman Group, building the 39-storey Encore at Equinox near Scarborough Town Centre, designed by Graziani & Corazza. I have not been able to confirm EQ2’s own architect from a source I trust.
A building of compact suites
Condos.ca records suites from about 380 to 940 square feet, which is a tighter, smaller range than EQ1’s. There are no large family plans here. The building is weighted toward studios, one-bedrooms, one-plus-dens and compact two-bedrooms.
That shapes who lives here. Compact suites appeal to first-time buyers, single professionals and investors, and they rent readily near a mall and a transit hub. They also mean a larger share of owners who do not live in the building, which is worth understanding before you buy. The data panel on this page shows the owner and renter mix.
If you need a second bedroom that genuinely fits a bed and a dresser, look at the plan, not the label. In a building that tops out under 1,000 square feet, a two-plus-den can be a very efficient layout or a cramped one, and the floor plan tells you which.
Parking is in the fee, which is unusual for compact suites in newer towers, where a studio often comes without a space at all. Confirm that the suite you are looking at actually has a space and a locker attached, and whether the space is owned or assigned. A compact suite with parking is a different asset, and a different resale, from one without.

The fee package and the fibre
The fee here covers heat, air conditioning, water, building insurance, common elements and parking. That is an all-in package by the standards of newer towers, where heat and cooling are usually metered to the suite and parking is often an extra monthly charge.
Condos.ca also lists FibreStream internet in the building’s amenities. A fibre provider already wired into the building is a real convenience if you work from home, but confirm whether it is a bulk contract paid through the fee or an optional service you sign up for, because that changes the true monthly cost.
The flip side of a broad package is that the corporation carries the cost of central mechanical systems that are now about 17 years old. Ask what has already been replaced and what the reserve fund study schedules next. The answer tells you more about the fee’s future than today’s figure does.
Scarborough Centre, and the long transit rebuild
Town Centre Court is part of the tower cluster beside Scarborough Town Centre and the Scarborough Civic Centre. Shopping, a library, government services and the bus terminal are at your door, and Highway 401 is close for drivers.
Rail transit is the moving piece. The TTC closed Line 3, the Scarborough RT, in July 2023 and replaced it with buses to Kennedy. A dedicated busway on part of the old corridor was scheduled to open on 30 September 2026, and the TTC estimated about seven minutes saved per trip.
The bigger change is the provincial Scarborough Subway Extension, which blogTO describes as carrying Line 2 about eight kilometres from Kennedy to Sheppard and McCowan, with completion expected around 2030. For EQ2 owners, that is an upside on a long horizon, not something to price in today.
Day to day, that means a bus ride to Kennedy for most transit commuters for the next several years. If you drive, work in the centre, or mostly need the mall, the library and the Civic Centre, the transit rebuild matters much less. If you commute downtown every day, ride it at rush hour first.
Pricing: about $651 a square foot
Condos.ca puts EQ2’s average at about $651 per square foot, a little above EQ1 next door at about $617. Smaller suites usually carry a higher per-foot price, so the gap is roughly what I would expect from EQ2’s smaller suite mix rather than a sign that one building is better.
There is only one active sale listing as I write, so there is no meaningful asking range to quote. Thin supply means you may wait for the right suite, and it means each listing can move the building’s averages more than it would in a larger market.
Use the 12-month traded data on this page for real numbers, and look across at EQ1’s sales as well. If you want a detailed comparison of what similar suites in both towers have done, my building sold report covers it.

Amenities at EQ2 Condos
Concierge, guest suites, a media room, a party room, a gym and a car wash bay give EQ2 a sensible everyday package without the operating cost of a pool. For owners of compact suites, the guest suites and party room do a lot of work, because there is no spare room at home.
Jatin’s honest take on EQ2 Condos
Who this building suits
First-time buyers, single professionals and investors who want a compact suite with predictable monthly costs, near a mall and a transit hub. It also suits buyers who work at Scarborough Centre and want to walk to the office.
What I’d want you to check
Read TSCC-2044’s reserve fund study for the replacement timing of central heating and cooling equipment, the garage and the building envelope, since this is a 2009 tower. Confirm whether FibreStream is billed through the fee. Confirm the parking and locker for the specific suite, and check the declaration and rules for leasing and pets before you plan to rent or move in with an animal.
The value question
At about $651 a square foot with heat, cooling and parking included, EQ2 is a fair price for a compact suite in an established tower. Its weakness is thin supply and a suite mix that tops out under 1,000 square feet, so it is a better first home or investment than a long-term family home. Buy it for what it is today, and treat the subway extension as a bonus.
