Living here

Renters, Airbnb and elevators at Midland Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Midland Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Midland Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Midland Avenue Townhouses is one of the smallest condo corporations you will find in Scarborough: 23 townhouses at 2606 Midland Avenue, registered in 1978. Its location just north of Sheppard puts it near the rebuilt Agincourt GO station and the Agincourt Mall lands, one of the largest redevelopment sites in the city. The small size is both the charm and the risk. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Midland Avenue Townhouses is a 23-unit condominium townhouse complex at 2606 Midland Avenue in Scarborough, in the Agincourt South-Malvern West area of Agincourt. It was built in 1978, and the condominium corporation is YCC-391 (York Condominium Corporation No. 391), registered on 12 June 1978. Condos.ca lists Shiu Pong Management as manager, lists water as included in the maintenance fee, and lists a parking garage, visitor parking and BBQs permitted.

Twenty-three owners, one corporation

With only 23 units, this is a very small condominium corporation. In a complex this size, almost every owner knows the others, the board may be three or five neighbours, and decisions can be made quickly at a kitchen table.

The flip side is arithmetic. A roofing, window or paving program that costs a large sum is split only 23 ways, so each owner’s share is far larger than it would be in a 100- or 150-unit complex. That makes the reserve fund the single most important number to understand before you buy here.

Small corporations also have fewer people willing to serve on the board, and a vacancy or a disagreement has more effect. Ask the manager how often the board turns over, when the last annual meeting was held, and whether it reached quorum.

A 1978 complex with water in the fee

YCC-391 registered in June 1978, a few years after the first wave of Scarborough condo townhouses. Condos.ca does not list a developer, and I could not confirm one from public records. Shiu Pong Management is listed as manager.

Condos.ca lists water as included in the fee. Heat and hydro are not listed and are normally paid by the owner in a townhouse complex. Ask the seller for a year of utility bills, and confirm under the declaration which systems inside the home, typically the furnace, air conditioner and water heater, are the owner’s responsibility.

Condos.ca also lists a parking garage, visitor parking and BBQs as permitted. In complexes of this era, the garage is often attached to each home, but confirm the arrangement for the unit you are buying, because a shared parking structure is a large long-term cost for a corporation of 23 owners.

Agincourt GO and the Sheppard corridor

The complex sits on Midland just north of Sheppard Avenue East, in the part of Agincourt that has seen the most public investment recently. Agincourt GO on the Stouffville line was rebuilt with a new station building, a second platform for two-way service and pedestrian tunnels under the tracks, and Metrolinx declared the work complete in September 2023. The data panel on this page shows the transit options in detail.

West along Sheppard, the Agincourt Mall site at Kennedy Road is the subject of a large North American Development Group proposal: a master plan by Giannone Petricone Associates with about thirteen towers across seven blocks, a two-acre public park and room for the No Frills and Walmart to return. The City ran its own planning framework review for the area.

For an owner here, the likely effect over time is more retail, more services and more transit, with the low-rise housing on the side streets staying as it is. That is a reasonable backdrop for a long-term hold, though it is not a reason to overpay today.

Who a 23-unit complex suits

The owners who are happiest in a very small complex are the ones who are comfortable being involved. With 23 households, you may be asked to sit on the board, and you will be one of a few voices on every decision about the roofs, the paving or the budget. Some buyers like that control; others would rather have a large corporation and a full-time manager deal with it.

I also see this kind of complex appeal to families who want to be near the GO line for a commute downtown or to Markham, and to buyers moving up from a condo apartment who want a garage and a barbecue without a freehold price.

If you plan to rent the unit out, read the declaration and rules first. Small corporations sometimes have rules on leasing or use that matter more than they would in a large building, and the rules, not the listing, are what bind you.

What Midland Avenue Townhouses costs

There were no active listings when I checked condos.ca, and with only 23 units, sales here are rare, so condos.ca does not publish an average price per square foot or a fee range for the complex. The data panel on this page shows any recent sales in aggregate.

When a complex trades this rarely, I price a unit against similar 1970s condo townhouses nearby in Agincourt, such as the complexes on Crockamhill Drive and at 2800 Midland Avenue, and then adjust for size, condition, fee and inclusions. Water in the fee is a monthly saving to factor in.

Thin trading means there are few comparables for either side. Buyers should be ready to justify their offer with nearby sales, and sellers should not assume the last sale here, which may be years old, sets the price.

For a seller, the rarity cuts the other way. A well-kept townhouse with a garage near a GO station, in a complex where units seldom come up, will draw attention from buyers who have been watching the area. Present it well and price it against the best nearby comparables, with a record of what has been updated and when.

Amenities at Midland Avenue Townhouses

Parking garageVisitor parkingBBQs permitted

There is no gym, pool or party room, which suits a 23-unit corporation: there would be too few owners to fund them. The garage, visitor parking and the freedom to barbecue are what make daily life here feel like living in a house. Confirm how many visitor spaces there are, since in a small complex a handful of spaces can fill up quickly.

Jatin’s honest take on Midland Avenue Townhouses

Who this building suits

Buyers who want a house-style home in Agincourt with GO train access nearby, families who need more space than a condo apartment, and people who like the idea of a small, quiet complex where the neighbours run things together.

What I’d want you to check

In a 23-unit corporation, read the reserve fund study, the latest update and two years of board minutes closely, and ask directly whether any roof, window, paving or drainage project is coming and how it will be paid for. Confirm the garage arrangement, which systems you own, the wiring type (some homes of this era used aluminum branch wiring), and that the board is functioning and holding annual meetings.

The value question

Location is the strongest part of the value case: an established street near a rebuilt GO station and a major redevelopment site. The weakest part is the concentration of risk in a very small corporation. Both are knowable before you buy, and I would not firm up an offer without the documents. To talk through one, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
