Living here
Renters, Airbnb and elevators at Woodlands on the Park
Do mostly owners or renters live here?
Mostly owner-occupied. Of 28 deals here in the last 24 months, 6 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Woodlands on the Park?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Woodlands on the Park
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Woodlands on the Park, the twin towers at 25 and 45 Silver Springs Boulevard, is what I show buyers who want a large, staffed building without a large fee. You get 451 suites, a concierge and security guard, an indoor pool and tennis, and current fees around $0.63 per square foot. It is a 1977 complex, and its scale is both its strength and the thing you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Woodlands on the Park is a two-tower, 19-storey condominium complex at 25 and 45 Silver Springs Boulevard in Scarborough’s L’Amoreaux neighbourhood, north of Finch Avenue East near Birchmount Road. It has 451 suites in total. It was built in 1977 by West Hill Developments, and the condominium corporation, YCC-324, was registered on 18 April 1977. Condos.ca lists Prudence Property Services Limited as property manager. The maintenance fee covers common elements, heat, air conditioning, water, parking, building insurance and cable TV. Condos.ca records suite sizes of roughly 923 to 1,329 square feet.
Woodlands on the Park at a glance
Two towers, one corporation, 451 suites
Woodlands on the Park is two 19-storey towers, 25 and 45 Silver Springs Boulevard, registered together as a single corporation, YCC-324. With 451 suites, it is one of the larger condominium communities in this part of Scarborough.
Scale changes the economics. Big corporations spread the cost of staff, amenities and major repairs across many owners, which is a large part of why the fee here is lower per square foot than at smaller buildings nearby. It also means more staffing: condos.ca lists both a concierge and a security guard, which smaller 1970s buildings in the area usually don’t have.
The builder was West Hill Developments, according to condos.ca. The name reflects what the complex was sold on. A period marketing piece held in the Toronto Public Library’s digital archive is titled “The biggest park in Scarborough is the backyard of Woodlands,” and the parkland around it is still a big part of daily life here.
Two towers under one corporation also means one budget and one reserve fund for both buildings. If one tower needs its elevators replaced first, all owners share the cost. That is normal and usually fair over time, but it is worth understanding which major projects are planned for which tower, and when.
Suite sizes and layouts
Condos.ca records suite sizes of roughly 923 to 1,329 square feet. Plans range from one-bedrooms to three-bedrooms, and even the smallest suites are larger than most new one-bedroom-plus-den plans in Scarborough.
Expect the layouts of the period: a separate kitchen, a defined dining area, good closet space and bedrooms that fit a full set of furniture. Many suites in a complex this size will have been renovated over the decades, and others will be close to original. That is where the price differences come from.
Before you plan a renovation, get the corporation’s renovation and flooring rules from the manager. In large older buildings, there are usually specific requirements for sound underlay and for any plumbing or electrical work.

What the fee covers, and what it doesn’t
Current listings show monthly fees from about $582 to $760, and about $0.63 per square foot on average. According to condos.ca, that covers common elements, heat, air conditioning, water, parking, building insurance and cable TV.
Hydro is not on that list, so budget for your own electricity bill. That is the key difference from some older buildings nearby, such as the Bridletowne towers at Finch and Warden, where hydro is included and the fee is correspondingly higher. Compare all-in monthly costs, not fees alone.
For a staffed, two-tower complex with a pool, $0.63 per square foot is a low fee. The question is whether it is low because the building is efficient or because the reserve fund is under-funded. The reserve fund study will tell you which.
Ask the manager, too, how the heating and cooling is delivered. In many towers of this era, a central plant feeds both heat and air conditioning, and replacing or upgrading it is one of the largest projects a corporation ever takes on. Knowing where that plant sits in its life cycle tells you a lot about the next ten years of fees.
Daily life on Silver Springs Boulevard
Silver Springs Boulevard sits north of Finch Avenue East near Birchmount Road, in a neighbourhood of 1970s houses, townhouses and a handful of apartment towers. L’Amoreaux Park, one of the largest parks in this part of the city, lies to the north, and the City’s Finch Warden Revitalization Study names L’Amoreaux North and South as the area’s largest parks.
For shopping, Bridlewood Mall at Finch and Warden is a short trip west, with Metro, Yours Food Mart, Shoppers Drug Mart and a Toronto Public Library branch that moved into a larger space there in 2024. Plazas along Finch and Birchmount cover most everyday errands.
This is a neighbourhood where most residents drive or take the bus. Transit, school and walkability details are in the data panel on this page, and Highway 404 and the 401 are a short drive away.
Pricing context
Condos.ca puts the building average at about $429 per square foot. That is higher than some older towers nearby, such as Bridletowne I at about $303 and Bridletowne II at about $390, and part of the reason is the fee: buyers pay a little more up front for a lower monthly cost.
Current asking prices across six active listings run from about $349,900 to $579,000. Spread across suites of 923 to 1,329 square feet, that sits close to the building average once you allow for condition.
Six listings and two rentals at once is normal turnover for a 451-suite complex, and it gives you real choice. It also means you can compare similar suites side by side and see exactly what a renovation is worth. For recent aggregate sales, request my building sold report.

Amenities at Woodlands on the Park
A staffed front desk, a security guard, an indoor pool and a tennis court make this one of the fuller amenity packages in north Scarborough. Spread across 451 suites, those costs stay manageable per owner, but a pool and courts still need capital spending, so check how the reserve fund plans for them.
Jatin’s honest take on Woodlands on the Park
Who this building suits
Families and downsizers who want a full-size suite and a staffed lobby at a modest fee, and people who value being close to parkland. It also suits buyers who want choice: in a complex this size, there is usually more than one suite for sale.
What I’d want you to check
This is a 1977 complex, so read the reserve fund study for the timing of window, balcony, garage, elevator and mechanical work across both towers. A low fee is good news only if the reserve fund is on track, so compare contributions with the study’s plan and check board minutes for any talk of special assessments. Condos.ca flags a pet restriction; get the rule in writing. Confirm parking and locker details in the status certificate.
The value question
At about $429 per square foot and around $0.63 per square foot in fees, Woodlands on the Park is a solid value-for-space buy, and the staffing is a genuine plus. Add a hydro budget before you compare it with all-inclusive buildings nearby. If the reserve fund checks out, I think it is one of the more balanced options in this part of Scarborough.
