Do mostly owners or renters live here?

Leases 31%Sales 69%

Mostly owner-occupied. Of 32 deals here in the last 24 months, 10 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Woodside Pointe?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Woodside Pointe

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Woodside Pointe is one of the cheapest ways I know to buy a two-bedroom in north Scarborough with heat and parking already paid for. It is a four-storey, 252-suite building from 2006 on Finch Avenue East near McCowan, and it sits beside Woodside Square, where a much larger community of towers is being built. That neighbour will change the area, and you should factor it in. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Woodside Pointe is a four-storey, 252-suite condominium at 5225 and 5235 Finch Avenue East in north Scarborough, recorded by condos.ca in Agincourt North and close to Milliken, near Finch and McCowan Road. It was built in 2006 by Woodside Pointe Developments. The condominium corporation is TSCC-1818, registered on 8 December 2006, and condos.ca lists Duka Property Management as manager. The fee includes air conditioning, common elements, heat, building insurance, parking and water.

A big building that does not feel tall

Woodside Pointe spreads 252 suites over just four storeys and two addresses, 5225 and 5235 Finch Avenue East, under one corporation. That is a lot of suites for a mid-rise, which tells you the building is long and wide rather than tall, with long corridors and many suites per floor.

The format has real advantages. No suite is more than three floors above the lobby, the stairs are a realistic option, and there is no long elevator ride down at rush hour. The trade-off is that most suites face a street, a courtyard or the neighbouring sites, so views are not part of the deal.

Ask which address and which side of the building a suite is on. In a long, low building, a suite facing Finch and one facing the interior can feel very different in noise and light, even when the floor plans match.

Mostly two-bedrooms, and no studios

Condos.ca records suites from about 589 to 1,025 square feet, with no studios. The three current listings are all two-bedrooms or two-plus-dens, which is the building’s strength: a family-sized suite in a part of the city where many towers lean toward one-bedrooms.

At the small end, a two-bedroom in the 600s of square feet will be tight, with compact bedrooms and a combined living and dining area. At the large end, a two-plus-den near 1,000 square feet is a genuine family home. The difference in price between them is often smaller than the difference in how they live.

Because this is a 2006 building, expect original finishes in suites that have not been renovated. Price that in, and look at the plan first. A good layout with an older kitchen is the better buy than a poor layout with new counters.

Parking is included in the fee, which matters most to the families this building attracts. Confirm that the suite comes with a space and a locker, whether the space is owned or assigned, and how far it is from your address’s entrance. Across two connected addresses, that walk can be longer than buyers expect.

An inclusive fee at about $0.77 a foot

The fee here includes heat, air conditioning, water, building insurance, common elements and parking. Current listings work out to about $0.77 per square foot, with fees running from about $522 to $769 a month across the three listings.

That is a reasonable figure for an all-in package. Newer buildings that quote a lower fee usually meter heat and cooling to the suite and charge extra for parking, so compare the total monthly cost. Hydro is the main bill you add on top.

At 20 years old, this building is in the window where the garage, roofing, windows and central mechanical systems start needing major work. A long, low building has a large roof and a large garage per suite compared with a tower, so read the reserve fund study for both.

Living next to the Woodside Square rebuild

The building sits near Woodside Square, the shopping centre at the northwest corner of Finch and McCowan. UrbanToronto reported in 2020 that WSIM Group proposed keeping the mall and building on its surrounding parking lots, with a plan then showing six towers of 23 to 38 storeys, three mid-rise buildings and about 2,589 homes, designed by Graziani + Corazza.

The plan has evolved since. SkyriseCities’ project database now lists the redevelopment as under construction, with nine buildings ranging from 4 to 33 storeys, including condominiums, a seniors’ residence, office and retail space, and a park or public space.

For Woodside Pointe owners, that means years of construction nearby, and then thousands of new neighbours, more shops and services, and more traffic on Finch and McCowan. The panel on this page shows current transit, schools and parks; the longer-term transit change is the Scarborough Subway Extension, which blogTO reports will end at Sheppard and McCowan around 2030.

Pricing: about $567 a square foot

Condos.ca puts Woodside Pointe’s average at about $567 per square foot, the lowest of the Scarborough buildings I have reviewed in this group. That compares with about $593 at Summerside II, about $607 at Legends at Tam O’Shanter and about $617 at EQ1.

The three current listings ask $410,000 to $529,000. For a two-bedroom with heat, cooling and parking in the fee, that is one of the more accessible entry points I see in north Scarborough.

Some of that discount is the building’s age and mid-rise format, and some of it may be the construction next door. If the Woodside Square community delivers what it promises, nearby resale buildings could benefit, but that is a bet on the future, not today’s value. Use the 12-month panel for traded figures, or my building sold report for a deeper look.

Amenities at Woodside Pointe

Security guardParty roomMeeting roomElevatorsUnderground parking garageVisitor parking

The amenity list is basic: a security guard, a party room, a meeting room, elevators and an underground garage with visitor parking. There is no pool to fund, which helps keep the fee in check in a 20-year-old building. For a family in a two-bedroom, the party room is the practical extra: a place to host birthdays and holidays that a compact living room cannot. Ask how it is booked and what it costs.

Jatin’s honest take on Woodside Pointe

Who this building suits

First-time buyers and young families who need two bedrooms on a tight budget, buyers who want heat and parking in the fee, and people who prefer a low building to a tower. It also suits buyers who are comfortable with a neighbourhood in transition and want to buy before the new community next door is finished.

What I’d want you to check

Read TSCC-1818’s reserve fund study for the garage, roof, windows and central heating and cooling, since this is a 2006 building with a large footprint. Confirm which address and exposure the suite has, and how close it is to construction. Condos.ca lists a pet restriction, so read the declaration and rules on pets and leasing, and confirm the parking space and locker for the suite. Finally, ask the manager whether any construction-related agreements with the neighbouring developer, such as crane swing or access arrangements, affect the property.

The value question

At about $567 a square foot with an inclusive fee, Woodside Pointe is the value end of north Scarborough condos. You trade views, a large amenity package and new finishes for a low price and a predictable monthly cost. If the reserve fund is sound and you can live with several years of construction nearby, I think it is a fair, practical buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
