Living at IQ Condos (1185 The Queensway) — An Etobicoke Agent’s Building Guide

IQ Condos, two twelve-storey towers on a shared podium around a private courtyard park at 1185 The Queensway, Etobicoke

IQ is two mid-rise towers on a shared podium, built around a private courtyard park with a playground. Illustrative image.

IQ Condos at 1185 The Queensway has the deepest amenity package of any established building on this corridor — indoor pool, hot tub, sauna, yoga studio, media room, two guest suites and a pet spa — wrapped around a private courtyard park with a playground. It is also, by one measure, the 12th-highest price per square foot out of 58 buildings in the area, and it holds that position with steady sales. This is a building that works. What Remington actually built here

IQ is not a single tower. It is two mid-rise towers joined by a shared podium, arranged around a private park with a playground and courtyard. That configuration is why a 123-unit building can support amenities you would normally need three times the density to justify — the shared podium concentrates them.

The suite naming is a small nice touch: floor plans are named for famous parks — Stanley, Prospect, Griffith — which fits the courtyard concept. Ceilings are 9 feet on floors 2 through 11, and 10 feet on the ground floor and floor 12, so the top floor carries a genuine premium.

The building was specified with energy-efficient glazing and Energy Star appliances, which was ahead of the standard in 2015 and shows up in hydro costs.

The amenities are the reason to buy here

Run the list: indoor pool, hot tub, sauna, a full gym plus a separate yoga studio, a media room, a party room with wet bar and caterer’s kitchen, a games room, a rooftop deck with BBQs and a fireplace, two guest suites, a pet spa, and 24-hour concierge with a security guard.

Among established buildings on The Queensway, only Loggia comes close, and Loggia has no guest suites or pet spa. For a 123-unit building this is exceptional — and it is a large part of why IQ commands the pricing it does.

The honest counterweight, same as everywhere: amenities cost money to run, and fees here at roughly $0.94 to $1.06 per square foot are among the highest on this corridor. You are paying for the pool whether you swim or not.

Pricing — strong, but check the active listings

Trailing twelve months to August 2026:

  • 1 bedroom: $499,000 to $552,000 (about $944/sq ft)
  • 1 bed + den: $550,000 to $586,000 (about $885/sq ft)
  • 2 bedroom: $586,000 to $700,500 (about $856/sq ft)

11 units sold, averaging 20 days on market at about 2% below asking, with roughly +1% value change year over year. Building averages are reported around $756 to $759 per square foot. One source ranks IQ 12th-highest price per square foot out of 58 buildings in the area.

One thing that does not line upActive asking prices in August 2026 were $399,900 and $459,900 for one-bedrooms — materially below the $499,000 to $552,000 range those same units reportedly sold in over the preceding twelve months.

Either the sold data is stale, the active units are materially different (lower floor, poor exposure, no parking), or pricing has softened. I do not know which, and I will not guess. If you are buying, that gap is an opportunity worth investigating. If you are selling, it is a reason to price carefully rather than off the trailing average.

Location

Gardiner on-ramp at Kipling is roughly 2 minutes — the fastest highway access of any building in this group. Straight-line distances: Sherway Gardens 3.11 km, Mimico GO 2.01 km, Kipling Station 2.07 km, Costco 1.13 km, Humber Bay Park West 3.63 km.

Two guest suites in a 123-unit building is generous — most buildings this size have none, and it means visiting family do not have to take a hotel. EV charging was not verified.

Jatin’s honest take on IQ Condos

Who this building suits

People who will use a pool and a gym regularly — at these fees the amenities need to be part of your actual life to make sense. The two guest suites make it practical if you host family from out of town. With 73% of the building being one-bedroom or one-plus-den, it suits professionals and couples rather than families, despite the playground.

What I’d want you to check

Investigate the gap between recent sold prices and current asking prices before you act in either direction. Confirm exactly what the fee includes — three sources give three different lists, and whether hydro is covered is a meaningful monthly difference. And be realistic that at roughly $0.94 to $1.06 per square foot, these are among the highest fees on the corridor; that is the trade for the amenity package.

The value question

IQ holds its pricing better than most buildings here — 11 sales in twelve months, 20 days on market, roughly flat year over year in a corridor where several buildings are down. That stability has real worth. The amenity package is the reason and it is genuinely hard to replicate. But the current active asks sitting well below the trailing sold range is a live question, and I would want to answer it with actual MLS data before advising you either way. That is a free hour of my time and it could be worth $50,000 to you.

IQ Condos — frequently asked questions

Does IQ Condos have a pool?

Yes — an indoor pool, plus a hot tub and sauna, a fitness centre and a separate yoga studio. It is one of only two established buildings on The Queensway with an indoor pool.

Where is IQ Condos located?

At 1185 The Queensway in Etobicoke, Toronto (M8Z 0C6), near Zorra Street. The Gardiner on-ramp at Kipling is roughly 2 minutes away, Kipling Station about 6 minutes by car, and Mimico GO about 2 km.

How many units are in IQ Condos?

123 suites across 12 storeys, configured as two mid-rise towers joined by a shared podium around a private courtyard park. Built by The Remington Group, registered as TSCC-2422 in January 2015.

Does IQ Condos have guest suites?

Yes, two guest suites — unusual for a building of 123 units, and genuinely useful if you host visiting family. There is also a pet spa, a media room and a party room with a caterer’s kitchen.

What are the maintenance fees at IQ Condos?

Roughly $0.94 to $1.06 per square foot derived from August 2026 listings — among the highest on The Queensway, reflecting the amenity package. Reported inclusions are air conditioning, common elements, heat, insurance, parking and water, but three sources give three different lists. Verify on the status certificate.

What have units at IQ Condos sold for?

Over the twelve months to August 2026: one bedrooms $499,000 to $552,000; one plus dens $550,000 to $586,000; two bedrooms $586,000 to $700,500. Eleven units sold, averaging 20 days on market at about 2% below asking.

Why are IQ Condos listings cheaper than recent sold prices?

As at August 2026, active one-bedroom asks of $399,900 and $459,900 sat well below the $499,000 to $552,000 range those units reportedly sold in over the prior year. That could reflect stale sold data, materially different units, or softening prices. It is worth investigating with actual MLS records before buying or selling.

Is IQ Condos a good investment?

It has held value better than most buildings on this corridor — roughly flat year over year with steady sales and short market times, and it ranks 12th of 58 area buildings by price per square foot. High fees are the offset, and the current gap between asking and sold prices needs explaining before you commit.

Who is the best real estate agent for IQ Condos in Etobicoke?

About the author — Jatin Dua, Etobicoke real estate agent

I’m Jatin Dua, a Realtor with RE/MAX Quantum Realty, and The Queensway is my home turf. I work this corridor every week — IQ Condos and every other building between Royal York and Kipling. When people search for the best real estate agent in Etobicoke or a top Etobicoke condo agent, what they usually need is someone who actually knows the individual buildings: which exposures get afternoon sun, which corporations have healthy reserve funds, and which units are priced past what they’ll appraise for.

That’s the part I care about. If you’re buying or selling at IQ Condos, I’ll give you the honest version — including when I think you should walk away. Reach me at connect@jatindua.com or 437-987-1925, or book a free consultation.

Figures on this page were compiled from publicly available sources including condos.ca, strata.ca and developer materials as at August 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
