The Warehouse Lofts at Mystic Pointe is an eight-storey, 151-suite building at 250 Manitoba Street in Mimico, Etobicoke. Three sources date it to 1999, and two credit Camrost-Felcorp. Its amenity package is unusual for its size, including squash courts and a rooftop hot tub.
The building
Mystic Pointe is the pocket of Mimico north of Lake Shore around Manitoba and Legion Road, and 250 Manitoba is one of its longest-standing residential addresses. At more than twenty-five years old it is the most seasoned building in this batch, which cuts both ways: a long operating history to inspect, and a longer list of components that have already reached the end of a first life cycle.

Location and getting around
Manitoba Street is a quiet, largely low-rise pocket set back from Lake Shore Boulevard, which is the main reason people who live here like it. The trade-off is that you are a walk rather than a step from the corridor’s services and transit.
The nearest rail is Mimico GO Station on the Lakeshore West line, north of the tracks on the east side of Royal York Road, with a direct run to Union and westward service toward Hamilton. TTC service in the immediate blocks includes the rush-hour branch of the 80 Queensway bus, which Transit Toronto describes as running between Sherway Gardens and Mimico GO via Royal York, Newcastle, Audley, Portland, Grand, Manitoba, Legion Road North and Park Lawn Road — so Manitoba Street is on the route itself, on weekdays at peak. Outside those hours the realistic options are the 76 Royal York South bus, the 507 Long Branch streetcar on Lake Shore, or your own feet.
By car, Park Lawn and Royal York are the approaches to the Gardiner, and both are known peak-hour pinch points. This is the single biggest thing I would want a buyer to test in person rather than take my word for. Do the drive at the time you would actually be doing it.
What day-to-day life offers
The amenity package is genuinely unusual for a building of this vintage and size. Condos.ca lists a gym, a common rooftop deck, squash courts and a common courtyard, along with a rooftop hot tub, visitor parking, a party room, a meeting room, a parking garage and barbecue facilities. Strata.ca describes the same complex with a sauna, a rooftop terrace with hot tub and barbecues, a garden, party and meeting rooms, billiards, guest suites, bike storage and concierge service. Etobicoke Condominiums independently describes a large, well-equipped fitness area, a squash court and a sauna.
Squash courts are the detail I would notice. They are rare, they are floor area, and floor area costs money to heat and maintain. That is not a criticism — it is a reason to read the reserve fund study carefully and understand what the building has committed to keeping.
Outside, you are close to the Lake Shore Boulevard West retail strip and the waterfront. Wikipedia describes the Mimico Linear Park, opened July 2008, connecting three small parks with cobblestone beaches, boardwalks and sand dunes, and Humber Bay Park on two artificial peninsulas either side of the mouth of Mimico Creek.

This building suits people who want loft-style space and a deep amenity list in a quiet pocket, who are comfortable with a short walk to transit, and who are willing to do proper due diligence on a building past its twenty-fifth year. It is a harder fit for anyone who needs newest-generation finishes, step-out transit, or a peak-hour drive downtown.
- Read the reserve fund study first, not last. At this age it is the most informative document in the package.
- Windows, roof, garage, elevators. Ask what has been replaced and when.
- Loft realities. Ceiling height, window area and open plans affect heating, cooling and noise. Inspect rather than assume.
- Test the commute. Both the walk to transit and the drive to the Gardiner.
Buying or renting here
No prices or fee figures here — they change constantly and a stale number does more harm than good. What holds up is the checklist. Buying, have your lawyer read the status certificate properly: the reserve fund study and its date, several sets of board minutes, any special assessment history, any litigation, the rules, and exactly what the fee covers. Condos.ca notes fees at this address cover common elements, building insurance, parking and water — confirm that against the current disclosure. And get a qualified inspection; on an older building that is money well spent.
Renting, know the rules before you sign. Ontario’s rent increase guideline does not apply to every unit and the exemption depends on when the unit was first occupied, so it is worth establishing rather than assuming.
