Living here
Renters, Airbnb and elevators at Festival Tower
Do mostly owners or renters live here?
Renter-heavy building. Of 120 deals here in the last 24 months, 104 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Festival Tower?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Festival Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Festival Tower is the one building in Toronto where the film festival is literally downstairs. Daniels and KPMB built it on top of the TIFF Bell Lightbox at King and John in 2011, and it was planned from the start as a hotel-style residence with its own cinema. It carries the highest price per square foot in this part of King West, and you should know exactly what that premium buys. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Festival Tower is a 378-suite condominium at 80 John Street, at King Street West in Toronto’s Entertainment District, built above the TIFF Bell Lightbox. It was developed by The Daniels Corporation with the Reitman family, designed by KPMB Architects with Kirkor Architects and Planners, and completed in 2011. It is listed at 42 storeys and about 157 metres. The condominium corporation is TSCC-2155, registered on 20 May 2011, and DASH Property Management lists itself as the manager. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.
Festival Tower at a glance
A condo built on top of the film festival
The TIFF Bell Lightbox, the year-round home of the Toronto International Film Festival, occupies the base of the building at King and John. The land came from the Reitman family, and the residential tower above it was developed by The Daniels Corporation with Ivan Reitman and his sisters, according to the building’s property manager.
KPMB Architects designed the complex with Kirkor Architects and Planners, with interiors by Mike Niven. The result is a limestone-clad podium of about five storeys holding the Lightbox, and a glass tower rising above it to 42 storeys. Some descriptions count the tower as 41 storeys above the podium; the difference is in how the base is counted.
The film connection is more than a name. UrbanToronto’s project record notes that residents were promised early access and preferred pricing for many Lightbox events, including private screenings and receptions. Confirm what is still offered today, because arrangements like this can change over the life of a building.
Daniels is a long-established Toronto developer, best known for its work in Regent Park as well as downtown condominiums, and KPMB is one of the most respected firms in the country. That pedigree does not guarantee a trouble-free building, but it gives you a design and construction team with a record you can look up.
The Tower Club and the hotel-style services
The amenity floors, branded the Tower Club, occupy the tenth and eleventh floors, directly above the Lightbox. DASH describes a 55-seat private cinema, a pool house with a whirlpool, saunas, spa treatment rooms, a meditation garden, a fitness centre, a rooftop terrace and guest suites.
The building was also sold with hotel-style services: housekeeping, room service and dog walking, offered through the concierge, along with a car-sharing program. Those services are usually paid for by the user rather than through the fee, so ask what is available now and what it costs.
This is the core of the Festival Tower proposition. You are buying into a building that behaves more like a residence club than a standard condo, and the fee and price per square foot reflect it.

Suites from one-bedrooms to penthouses
Suites run from about 487 to 2,765 sq ft on Condos.ca. Because the tower starts above the Lightbox and the amenity floors, even the lowest residential suites sit well above street level, which helps with noise and gives most suites a real view.
The upper floors look east over the Financial District and the CN Tower and south toward the lake. Lower suites on the north and west sides look into the dense blocks of King West, where newer towers now stand close by.
Ask which way the suite faces and what has been built or approved on the adjacent sites since 2011. In this part of downtown, views change.
The building’s glass and the layouts are typical of a 2011 tower, with open-plan living areas and floor-to-ceiling windows. That means a lot of light and also a lot of glass to maintain, and summer heat on the south and west faces. Air conditioning is in the fee, which softens that cost.
King and John, day to day
The building sits at the centre of the Entertainment District. Roy Thomson Hall, the Princess of Wales and Royal Alexandra theatres, Metro Hall and the Financial District are all a short walk away, and King Street is one of the city’s busiest restaurant strips.
That is the attraction and the cost. During the film festival in September, the blocks around the Lightbox fill with crowds, red carpets and road closures, right outside your lobby. If you enjoy that, it is a highlight of the year; if you need a quiet street, this is not your building.
The data panel on this page covers transit, schools, Walk Score, restaurants and parks.
Pricing: what the premium buys
Condos.ca puts the building average at about $971 per square foot, the highest of the King West and Entertainment District buildings I track. For context, The PJ Condos at 283 Adelaide and 99 John, completed in 2022, averages about $888, and The Element at 20 Blue Jays Way averages about $839.
That premium pays for the Tower Club amenities, the film connection, the KPMB design and the fact that every suite is lifted above a busy street. Whether it is worth it depends on how much you will use the building. An owner who uses the cinema, spa and pool weekly is getting value; an investor renting to a tenant is mostly paying for a story.
There was only one suite for sale and two for lease when I prepared this review, so I will not quote an asking range. Fees here include heat, cooling and parking, which helps the comparison with newer buildings. For the aggregate sold record at this address, ask for my building sold report.

Amenities at Festival Tower
The Tower Club on the tenth and eleventh floors is the most complete amenity package in this part of King West, with a private cinema, pool, spa rooms and a meditation garden. It is the reason to buy here, so tour it, and ask how it is staffed and booked.
Jatin’s honest take on Festival Tower
Who this building suits
Buyers who want a full-service, hotel-style building in the middle of the Entertainment District and will actually use the cinema, pool and spa. It suits film lovers, professionals who work in the core, and owners trading down from a house who want concierge services and no maintenance.
What I’d want you to check
Read the reserve fund study with the pool, spa and mechanical plant in mind; those are expensive to run and replace. Ask what the hotel-style services and Lightbox perks are today and who pays for them. Confirm the property manager, since Condos.ca does not list one and DASH lists itself. Check parking and locker for the suite, and visit during the festival if you can, so you know what September looks like at your door. Finally, compare the fee with what you would pay for a gym, spa and storage elsewhere, so you know whether the amenities pay their way for you.
The value question
At about $971 a square foot, Festival Tower is not cheap and does not pretend to be. For an owner-occupier who uses the amenities, I think it holds its value well, because nothing else in Toronto offers this combination. For an investor focused on rental yield, the premium is harder to justify than at newer buildings nearby.
