Can you Airbnb a unit at Line 5 Condos?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Line 5 Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Line 5 Condos on Broadway Avenue is one of the largest new condominiums in midtown: two towers, about a thousand suites, and an amenity program spread over three floors. It registered in 2025, so you are buying into a corporation that is still in its first years. The suites are mostly small, and that shapes everything from the fee to the resale market. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Line 5 Condos is a two-tower high-rise condominium at 117 to 127 Broadway Avenue in midtown Toronto, east of Yonge Street and north of Eglinton. It was developed by Reserve Properties with Westdale Properties and designed by Arcadis, formerly IBI Group. UrbanToronto records a 38-storey south tower and a 39-storey north tower with about 1,010 suites in total; condos.ca lists 39 storeys and 1,005 suites. The condominium corporation, TSCC-3110, was registered on 10 April 2025.

Two towers on a shared podium

Line 5 is named after the Eglinton Crosstown, Line 5, and the project was planned around the arrival of that line. It is two towers on a shared podium: a 38-storey south tower at 117 Broadway and a 39-storey north tower, with heights of about 106 and 114 metres according to UrbanToronto.

The design changed during approvals. In 2019, the plans showed towers of 33 and 36 storeys with about 930 suites, and IBI Group as architect. The built project is taller, with roughly 1,000 suites, and the architect is now listed as Arcadis, which acquired IBI Group. That is the same firm under a new name, not a change of designer.

The north tower podium is six storeys with angled massing, black perforated metal and warm-toned siding on its west half and ironspot brick on the west elevation. Four townhouse-style units sit at grade. The south tower has alternating balconies with patterned etched-glass guards, which gives it a zipper-like look from the street.

Amenities over three floors

According to the 2019 amenity plans, interiors by U31 and landscaping by Brook McIlroy, the ground floor holds a two-storey lobby with concierge, a fitness centre, a pet spa, steam and sauna rooms, a spa, a juice and coffee bar, an outdoor yoga and zen garden, ride-share pick-up areas and food delivery lockers.

The seventh floor has a party lounge with a catering kitchen opening to an outdoor barbecue and dining area, an art studio and an outdoor theatre with a fire pit. The ninth floor, on the podium roof, has a co-working club, a library lounge, a demonstration kitchen and dining table, and an outdoor games area.

Condos.ca also lists a pool. I could not find a pool in the published amenity plans, so confirm this when you visit rather than relying on the listing. Either way, this is a very complete package, and with about a thousand suites sharing it, it should feel busy rather than empty.

Mostly small suites, and what that means

The current listings tell the story: most are studios and one-bedrooms under 600 square feet, many under 500. This is a building designed largely for investors and first-time buyers, and the floor plans reflect it.

Small suites can work well at this location, but they need scrutiny. In a one-bedroom under 500 square feet, check whether the bedroom has a window or sits behind sliding panels, whether there is room for a real dining table and how much closet space there is. A one-plus-den in this size range usually means a desk nook, not a second bedroom.

With about a thousand suites, you will always have competition. At the time of writing, there were 21 suites for sale and 22 for rent. That is good for buyers, who can be choosy about floor and exposure, and it is a reason for sellers and landlords to price carefully.

Buying into a brand-new corporation

A building that registered in April 2025 is still settling. The first-year budget was prepared by the developer, the first reserve fund study is recent, and the board has only recently taken over. Fees in the first years often rise once real operating costs replace the estimates.

Ask for the most recent budget, the reserve fund study and any performance audit of the common elements, which new corporations commission before Tarion warranty deadlines. If deficiencies have been reported, find out how they are being handled.

Also check whether the two towers share one corporation and one budget, how costs are split between them, and whether the townhouse units and any retail have separate arrangements. These details sit in the declaration and the shared facilities agreements.

None of this is a reason to avoid a new building. It is a reason to buy with the documents in hand. A corporation of this size usually has a professional management team and a large reserve fund in absolute terms, but the first few annual budgets will tell you far more than the marketing did.

What Line 5 Condos costs

Across eight of the current listings with recorded details, asking prices ran from $399,900 under 500 square feet to $539,900. Monthly fees across those listings ranged from about $250 to $378.

That works out to about $1.18 per square foot on average, which is high for midtown. Part of that is the small suite size: a fixed share of concierge, insurance and amenity costs looks large when divided over 450 square feet. Part of it is the size of the amenity program. Condos.ca does not list what the fee includes, so get the budget and confirm what is covered.

On a small suite, that fee per square foot matters more than it appears. It affects rental yield for investors and carrying costs for owners, and it should be part of any comparison with an older building that has larger suites and a lower fee per square foot.

With so many near-identical suites listed at once, there is negotiating room. For recent resale figures rather than asking prices, see the data panel on this page or ask me for a building sold report.

The amenity program fills three podium levels, from a pet spa and sauna at grade to a co-working club and outdoor games area on the ninth floor. In daily life that means you may not need a gym membership, a separate workspace or a party venue, but it also explains a fee that is high per square foot.

Jatin’s honest take on Line 5 Condos

Who this building suits

Line 5 suits first-time buyers and young professionals who want a new, amenity-rich building in midtown at an entry price under the larger towers. It also suits investors who understand that they will compete with many identical suites for tenants.

What I’d want you to check

Review the budget, reserve fund study and any performance audit before you buy, and ask about Tarion warranty claims on the common elements. Confirm whether parking and a locker are included. Check the actual layout of small suites carefully, and confirm the amenity list in person, including whether there is a pool.

The value question

The entry price is attractive for a new building this close to Yonge and Eglinton, but the fee per square foot is high, and supply inside the building is large. For an owner-occupier who will use the amenities and stay five years or more, it can make sense. For an investor, run the numbers with the real fee and realistic rent before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
