Leases 64%Sales 36%

Renter-heavy building. Of 42 deals here in the last 24 months, 27 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Republic North Tower?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Republic North Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Republic is the Yonge and Eglinton building I mention when a buyer wants a Tridel tower that has already proven itself, rather than a new launch. The north tower at 25 Broadway Avenue has about 178 suites, a 2010 completion and a lean fee, and it is one half of a two-tower complex built alongside the new North Toronto Collegiate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Republic North Tower is a condominium of about 178 suites at 25 Broadway Avenue, steps east of Yonge Street in the Yonge-Eglinton area of midtown Toronto. It was built by Tridel and designed by Burka Architects, and its sister building, the Republic South Tower, is at 70 Roehampton Avenue. Condos.ca lists 25 storeys and the corporation as TSCC-2109, registered on 28 September 2010; another portal lists TSCC-2103. Condos.ca lists Del Property Management as the manager. Suites range from about 555 to 3,283 sq ft. The fee includes common elements, building insurance and water.

Two towers, built with a school

The Republic is a two-tower Tridel project at Yonge and Eglinton, designed by Burka Architects. The north tower fronts Broadway Avenue and the south tower is at 70 Roehampton Avenue. UrbanToronto’s 2010 photo report on the completed project noted that the redevelopment incorporated the new North Toronto Collegiate Institute, tying the condos to the school’s rebuild on the same block.

Sources describe the heights differently. UrbanToronto’s 2010 report gives the two towers as 24 and 27 storeys, while condos.ca and another portal list 25 storeys for the north tower. Similarly, condos.ca lists the corporation as TSCC-2109 and another portal shows TSCC-2103. Confirm the corporation number on the status certificate.

Tridel is one of Toronto’s largest and longest-established condo builders, and the Republic is now 16 years old. That is long enough for the building to have a track record you can actually read, in budgets, reserve fund studies and minutes, which is something a new launch at Yonge and Eglinton cannot give you.

From compact one-bedrooms to large penthouses

Condos.ca lists suites from about 555 to 3,283 square feet. That top figure is unusual: most Yonge and Eglinton towers top out far smaller, so the upper floors here include a handful of very large suites for buyers moving out of houses.

When I checked, the two suites for sale were a one-plus-den in the 700 to 799 square foot band and a larger two-plus-den. That spread is typical of what comes up: one-bedrooms and dens for professionals, and larger plans for couples and downsizers. A listing at the south tower described stone counters, hardwood floors and a locker and parking space with the suite. Finishes in any given suite may have changed since, so judge each one on its own.

Upper-floor views are a real feature. Yonge and Eglinton has grown taller around the Republic since 2010, so check which way the suite faces and what has been built or approved in that direction before you pay for a view.

A lean fee, with utilities on you

The fee at 25 Broadway covers common elements, building insurance and water. Heat, air conditioning and hydro are not listed as included, so expect separate utility bills, and check whether parking is included with the suite or carries its own monthly charge.

On the two active listings when I checked, fees ran from about $701 to $1,230 a month. For a full-service Tridel building with concierge, that is in a normal range, but remember it covers less than older midtown buildings that bundle heat and parking.

Condos.ca lists Del Property Management. Del is part of the Tridel group of companies, so the builder’s own management arm runs the building, which some buyers find reassuring and others want to look at closely. Either way, read the reserve fund study.

Separate utilities are not a bad thing in themselves. You control your own heating and cooling and pay for what you use, rather than subsidising neighbours. Ask the seller for a year of hydro and gas bills, if gas is metered to the suite, so you can see the real monthly total.

Broadway Avenue and the Yonge-Eglinton reality

Broadway Avenue runs east from Yonge just north of Eglinton, so you live a short walk from the busiest crossroads in midtown while facing a side street. The shops, restaurants, cinema and offices around Yonge and Eglinton are all on foot, and the data panel on this page covers transit, schools and the Walk Score.

Yonge and Eglinton has been one of the most heavily built-up areas in the city for the past decade, and that continues. Broadway itself has seen several new towers rise east of the Republic, with more proposed. Expect cranes and road work nearby for years, and weigh that against the convenience you are paying for.

Facing a side street helps. Suites on the Broadway side get less of the Yonge Street noise than towers right on the main road, and the residential streets to the east soften the feel of the block. The trade-off is that new towers on Broadway can change views and light for the lower floors, so ask which projects are approved or under review nearby.

Pricing: a seasoned Tridel tower at midtown rates

Condos.ca puts the building average at about $900 per square foot. That is in line with established towers around Yonge and Eglinton and below what new launches nearby have been marketed at, which is the main reason buyers look at a 2010 building here.

The two suites for sale when I checked asked from about $699,000 to $1,129,000. Those are asking prices, not sales, and with only two listings the range tells you more about suite type than about the market. Supply here is thin at any given time, so patience pays if you have a particular layout in mind.

Because the fee excludes utilities, compare the full monthly cost against older buildings that bundle heat, hydro and parking. For what suites here have actually sold for, use the sold data panel on this page or ask me for a building sold report.

Amenities at The Republic North Tower

ConciergeParty roomMedia roomMeeting roomGuest suitesFitness roomSaunaVisitor parkingUnderground parking

The amenity list is solid for a midtown tower: concierge, a media room, a party room, guest suites, a gym and a sauna. Del’s own description of the Republic mentions a spa, steam room, screening theatre and cabana lounge, but also says the two towers have separate amenities, so confirm which facilities are in the north tower before you buy.

Jatin’s honest take on The Republic North Tower

Who this building suits

Professionals and couples who want to live at Yonge and Eglinton in a building with a track record, and downsizers who want one of the large upper-floor suites without buying pre-construction. It also suits buyers who like a builder-managed Tridel building.

What I’d want you to check

Confirm the corporation number, since sources differ, and read the reserve fund study and minutes for any planned work on windows, the garage and mechanical systems now that the building is 16 years old. Check whether parking and a locker come with the suite or are extra, what the utility bills have run, and the pet rules, since one source lists a pet restriction and another lists two pets allowed.

The value question

At about $900 per square foot, you are paying a fair midtown price for an established Tridel tower and a location that is hard to beat for convenience. It is not cheap once you add utilities, but compared with buying new at Yonge and Eglinton, I think a seasoned building like this, with a reserve fund history you can read, is often the better risk.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
