Can you Airbnb a unit at E2 Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about E2 Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

E2 Condos at 39 Roehampton Avenue exists because 27 condo owners voted to sell their own building. That is rare in Toronto, and it tells you how much the land one block north of Yonge and Eglinton became worth. What replaced it is a tall, slim TACT Architecture tower that registered in 2022, with a wider range of suite sizes than most of its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

E2 Condos is a 440-suite high-rise condominium at 39 and 41 Roehampton Avenue in midtown Toronto, just east of Yonge Street and north of Eglinton. It was developed by Capital Developments with Metropia and designed by TACT Architecture. Condos.ca lists 36 storeys, while UrbanToronto records 46 storeys and a height of about 157 metres. The building was completed in 2022 and the condominium corporation, TSCC-2950, was registered on 26 October 2022. Melbourne Property Management is listed as manager, and suites run from about 626 to 2,022 sq ft.

Built on a condo that sold itself

Before E2, this site held a two-building condominium from 1990 with 27 residential suites, plus a house-form property next door that was home to a small private elementary school. According to UrbanToronto’s 2017 coverage, the owners at 39 Roehampton voted to dissolve their corporation and sell to the developers. Demolition began in the fall of 2018.

Why does that matter to you as a buyer today? Mostly as context. It shows that Roehampton Avenue had become valuable enough for a full condo-to-condo redevelopment, and it explains why this block now reads as a row of point towers rather than low-rise apartments. The E2 name ties it to E Condos at the corner of Yonge and Eglinton, and the plans linked the two sites at street level and below grade.

Capital Developments and Metropia are established midtown builders, and UrbanToronto’s database also lists RioCan Living in connection with the project. I would not pay a premium for any developer name, but a team that has delivered several towers within a few blocks usually knows the local approvals and the construction logistics on these crowded streets.

The storey count, and why sources disagree

Condos.ca lists E2 at 36 storeys. UrbanToronto’s project database and forum list 46 storeys and about 156.6 metres, and the 2017 application described a 48-storey design with a 12-storey base. The likely explanation is that the base and tower are counted differently, or that the design changed during approvals, but I have not been able to confirm which number matches the registered building.

If height matters to you, and on a street this dense it should, look at the declaration or the floor numbering on the listing and ask how many residential floors sit above the podium. A suite marketed as being on a high floor is only meaningful once you know where the tower begins and what neighbouring towers block.

The suite count changed too. The original proposal called for 617 suites, almost all one-bedrooms. The registered building has 440, and condos.ca records sizes from about 626 up to 2,022 square feet. Fewer, larger suites is a real shift, and it is the main reason E2 now has three-bedroom plans on the market alongside the one-plus-dens.

Layouts: more variety than the block usually offers

Most towers on Roehampton were designed for investors, with studios and compact one-bedrooms. E2’s smallest recorded suites start in the 600s, and the current listings run from one-plus-dens through two-plus-dens to a three-bedroom in the 800 to 899 square foot band. At the top of the range, there are suites over 2,000 square feet, which is unusual for this block.

That variety is useful if you are an owner-occupier who wants to stay put as your household changes. It also means comparisons need care. A one-plus-den and a two-bedroom of the same size can be priced very differently here, so compare layouts by usable room count, window access and storage, not just by square footage.

In the compact three-bedroom plans, check that every bedroom has a window and a proper closet. A three-bedroom under 900 square feet is achievable, but the rooms are small, and the floor plan matters far more than the bedroom count on the listing.

What the plans promised at street level

The 2017 application described a public open space along the property that would give a northern entrance to Eglinton station and a direct below-grade link to the E Condos retail concourse. It also called for a double-height lobby and a planted public space with seating and a dog walk area, designed to pair with the matching space on the E Condos side.

Treat those as the approved intent rather than a promise about what you will find today. Walk the site yourself and confirm which connections are open, who maintains the public space, and whether any of its costs show up in the condo budget. Shared spaces like this are often governed by easement and cost-sharing agreements that the status certificate will reference.

The same application planned 131 parking spaces in a three-level garage, a low ratio for the number of suites, along with more than 600 bicycle spaces. The final count may differ, but the direction is clear: this building assumes most residents do not drive. If you need parking, confirm the space is deeded or owned with the suite before you firm up.

What E2 Condos costs

Condos.ca puts the building average at about $902 per square foot. That is at the upper end for Roehampton Avenue, which is what you would expect for a 2022 building next to the subway, with larger average suites than the older towers nearby.

At the time of writing there were six active listings asking from $499,000 of about 600 to 699 square feet to $899,000 of about 800 to 899 square feet. Monthly fees across those listings ran from about $425 to $650, which works out to roughly $0.67 per square foot on average.

That fee level is reasonable for a tower this new, but new-building fees often rise once the first reserve fund study is updated and the developer’s early budget assumptions are tested by real operating costs. Condos.ca does not list what the fee includes here, so get the current budget and confirm whether heat, water and air conditioning are in the fee or metered to each suite.

There were also nine suites for rent at the same time, so if you are buying to lease out, expect competition from identical layouts in the building. For actual resale figures rather than asking prices, see the data panel on this page or ask me for a building sold report.

Amenities at E2 Condos

ConciergeGymParty room

Condos.ca lists a concierge, gym and party room, and the original plans put the amenity floors on the second level and part of the ninth. It is a lean package compared with the pool-and-spa towers nearby, which helps keep the fee down, so if a pool matters to you, this is not your building.

Jatin’s honest take on E2 Condos

Who this building suits

E2 suits owner-occupiers who want to live at Yonge and Eglinton without giving up room, including couples who need a real second bedroom and small families looking at the three-bedroom plans. It also suits people who do not drive and want the subway and the Crosstown at their door rather than a parking space.

What I’d want you to check

Settle the storey count and the floor you are actually on, and look at what the next tower will block. Confirm what the fee includes, because condos.ca does not list it. Ask whether parking and a locker come with the suite. Because the building is only a few years old, review the reserve fund study, any Tarion warranty items still open for the common elements, and the cost-sharing agreements for the public space and any shared connections with E Condos.

The value question

At about $902 per square foot, you are paying a newer-building premium over the older towers on Roehampton. In return you get more layout choice, a modest fee for now, and a location that is about as connected as midtown gets. For a buyer who will live here five years or more, that trade can make sense; for a pure investor, the rental competition inside the building narrows the margin.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
