Renters, Airbnb and elevators at 1500 Sandhurst Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1500 Sandhurst Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1500 Sandhurst Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1500 Sandhurst Circle is one of the oldest condominium townhouse corporations I come across in Agincourt North. It is 34 homes registered in April 1975, which makes it a small, mature complex where the paperwork matters as much as the floor plan. If you want a ground-oriented home near McCowan and Finch without paying for a freehold house, it belongs on your list. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1500 Sandhurst Circle Townhouses is a 34-unit condominium townhouse complex at 1500 Sandhurst Circle in the Agincourt North neighbourhood of Scarborough, Toronto, near McCowan Road and Finch Avenue East. Condos.ca lists it as built in 1975, and the condominium corporation, YCC-200, was registered on 15 April 1975. Connium Management is listed as the property manager. Condos.ca lists a parking garage; it does not publish what the maintenance fee includes, so confirm that in the status certificate.

YCC-200

A 1975 corporation with only 34 homes

The YCC prefix marks this as an early corporation, registered before the MTCC and later TSCC prefixes came into use in Toronto. YCC-200 dates from 15 April 1975, so these homes are now about 51 years old and the corporation has been through several full cycles of roofs, windows and paving.

That age is not a reason to walk away. It is a reason to look at the record. A 50-year-old complex has a long history of decisions you can read in the board minutes and the reserve fund study, and that history tells you more than any listing description will.

With 34 homes, every major repair is shared among very few owners. A small corporation can be very well run because owners pay attention, but one large job, such as a full roof replacement or a garage repair, lands harder here than it would in a 300-suite tower.

The upside of age is evidence. You can see how the board handled the last roof cycle, whether fees rose steadily or jumped, and whether owners were ever asked for a lump sum. A corporation that has raised fees modestly every year is usually in better shape than one that held them flat for a decade.

Living in a 1970s condo townhouse

Condos.ca does not publish suite sizes or a storey count I would rely on for this complex; its record shows a single floor, which is how many townhouse complexes are entered in that database rather than a description of the homes. Walk the actual unit, measure it, and ask the seller for the floor plan or a survey sketch.

Townhouses of this era in Scarborough were built for families, so expect separate bedroom and living floors and a basement in many cases. What varies is how much each owner has updated. Two homes in the same row can feel 30 years apart, depending on the kitchen, bathrooms, windows and electrical panel.

Condos.ca lists a parking garage. In a complex like this that can mean an attached garage per home or a shared structure, and the difference matters for maintenance cost and for winter mornings. Confirm exactly what comes with the unit you are buying and whether it is exclusive-use or owned.

Basements deserve particular attention in a home this age. Look for signs of past water, ask whether the foundation or weeping tiles have ever been repaired, and find out whether the corporation or the owner pays for that work. The answer is in the declaration, and it can be worth thousands.

Woodside Square is about to change the neighbourhood

The biggest local story is the plan for Woodside Square, the mall at the northwest corner of Finch and McCowan. According to UrbanToronto’s 2020 report, owner WSIM Group proposed six towers of 23 to 38 storeys and three mid-rise buildings of 12 to 14 storeys, about 2,589 homes plus seniors housing, while keeping the mall and its anchors such as Food Basics, Shoppers Drug Mart and the LCBO.

The same report says the mid-rise buildings step down toward Sandhurst Circle, with the tallest towers on Finch. For an owner here, that is a mixed picture: years of phased construction nearby, more traffic, and in return more shops, services and a stronger case for transit investment in the area.

Further south, the City’s Line 2 East Extension will end at a new station at Sheppard Avenue and McCowan Road. It is not on your doorstep, and the data panel on this page shows today’s actual transit options, but it is part of why buyers are paying more attention to this side of Scarborough.

What a small, old complex asks of its owners

In a townhouse condominium, the corporation usually looks after the roofs, exterior walls, grounds, roads and snow clearing, while each owner looks after the inside of the home. The declaration sets the exact line, and in older complexes it is often more detailed than buyers expect. Read it before you firm up.

Ask who owns the furnace, air conditioner and water heater, and whether the water heater is a rental. Ask how old the windows and doors are and who pays when they are replaced. In some older corporations these are common elements; in others they are the owner’s problem.

Connium Management is listed as the manager. Whoever the manager is, the documents you want are the latest reserve fund study, the last two years of financial statements and the board minutes. Those will tell you whether the fee has kept pace with the age of the buildings.

How to think about price here

There were no units for sale or lease when I checked, and condos.ca publishes no average price per square foot for this complex, which is normal for one this small. The data panel on this page shows what has traded here in aggregate.

With so few homes, a sale here might happen only a few times a year. The best comparisons are the neighbouring townhouse corporations along Sandhurst Circle and nearby freehold towns of similar size, adjusted for condition, parking and the monthly fee.

Do not compare the fee here with a condo apartment’s. An apartment fee pays for elevators, corridors and often heat and water. A townhouse fee mostly pays for the exterior, the grounds and insurance, and you run your own home inside, so budget your utilities separately.

If you are selling, the small size of the complex works in your favour when the home is well kept. Buyers looking for a townhouse near Woodside Square have few alternatives on any given week, so preparation and presentation count for more than usual.

Parking garage

There is no gym, pool or party room listed, and that keeps the fee focused on the buildings themselves. For most owners here, the private home, the parking and Woodside Square nearby are the amenities that count.

Jatin’s honest take on 1500 Sandhurst Circle Townhouses

Who this building suits

Families who want a ground-oriented home in Agincourt North at a price below a freehold semi, and buyers who prefer a small, quiet complex to a tower. It also suits anyone who wants to own near Woodside Square before the redevelopment changes the area.

What I’d want you to check

This is a 51-year-old, 34-home corporation, so read the reserve fund study closely for roofs, windows, exterior walls, paving and the parking garage, and ask whether any major program is coming and how it will be funded. Confirm in the declaration which parts of the home you are responsible for, and check the age of the furnace, roof and windows on your unit.

The value question

The value case is simple: house-sized living with parking in a part of Scarborough that is getting more investment. Because the complex trades rarely, value depends on the reserve fund and the condition of the specific home, not on a building average. If you want help pricing one, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
