Do mostly owners or renters live here?

Leases 71%Sales 29%

Renter-heavy building. Of 34 deals here in the last 24 months, 24 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 550 Queens Quay West?

7units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 550 Queens Quay West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

550 Queens Quay West is the kind of waterfront building people move into and do not leave. It is a 12-storey brick-and-glass mid-rise from 2001, it faces the Toronto Music Garden across Queens Quay, and its suites run larger than almost anything built on the waterfront since. When I prepared this there was not a single suite for sale, which tells you something. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

550 Queens Quay West is a 12-storey, 245-suite condominium at the corner of Queens Quay West and Dan Leckie Way in the Harbourfront-CityPlace area of downtown Toronto, postal code M5V 3M8. It was developed by Cenpac Developments and completed in 2001. The condominium corporation is MTCC-1396, registered 18 October 2001, and the building is managed by Icon Property Management. Suites run from about 590 to 2,254 sq ft. Maintenance fees include common elements, heat, air conditioning, water and building insurance.

A 2001 mid-rise in front of one of the city’s best gardens

Cenpac Developments completed 550 Queens Quay West in 2001, when this stretch of the waterfront was still filling in. It is a 12-storey building finished in brick and glass, which puts it in the generation of Harbourfront buildings that look more like solid apartment blocks than glass towers.

Its address is the selling point. The building sits at Queens Quay West and Dan Leckie Way, directly across from the Toronto Music Garden, the waterfront park that landscape architect Julie Moir Messervy designed with cellist Yo-Yo Ma around Bach’s first cello suite. South-facing suites look over the garden to the harbour, and that outlook is protected in a way a view between two towers never is.

Since the building went up, Waterfront Toronto has rebuilt Queens Quay itself, with a wider promenade, a separated cycling and walking trail and a dedicated streetcar right-of-way. That work made the street in front of this building far more pleasant than it was in 2001.

Suites that are larger than the waterfront norm

Suite sizes run from about 590 sq ft up to roughly 2,254 sq ft. There is nothing near the 350 to 450 sq ft studios that fill newer CityPlace towers, and the top of the range is closer to a house than a condo. Listing descriptions point to open living and dining areas, kitchens with breakfast bars and private balconies.

That size profile shapes who lives here. Larger suites draw owner-occupiers, downsizers and people who have already lived downtown and want room. A building like that tends to have lower turnover, quieter corridors and owners who show up to the annual general meeting. It also means fewer suites come up for sale, and the ones that do take more work to price.

Large suites also change the maths of renovation. A 1,500 sq ft suite from 2001 with original kitchens and bathrooms can be priced well below a recently renovated one of the same size, and that gap is often larger than the cost of doing the work. If you are comfortable managing a renovation, a dated suite in a building like this can be the best buy on the street. Check the corporation’s renovation and flooring rules first, since many older buildings require sound-rated underlay and board approval for changes to plumbing.

Building directories also group this building with 500 Queens Quay West next door. If you are comparing the two, ask whether any facilities or services are shared, and how the costs are split.

What the fee covers, and what it does not

Listing data shows the fee covering common elements, heat, air conditioning, water and building insurance. With heat and cooling bundled, your monthly carrying cost does not swing much between January and July, which suits retirees and anyone on a fixed budget.

Parking is not shown in the fee inclusions, unlike several nearby buildings. The building has an underground garage and visitor parking, so confirm whether a space comes with the suite you are looking at, whether it is owned or leased, and what it adds each month. On a large suite, a missing parking space is a meaningful hit to resale.

There were no active sale listings to read current fees from, so I am not quoting a fee rate here. Ask for the current budget and the fee for the specific suite before you compare it with anything else.

A 25-year-old building: where the money goes now

At about 25 years old, this building is past its first wave of major repairs and into the second. Typical items at this age include window and balcony door replacement, roofing, the garage membrane, elevator modernization and the original heating and cooling equipment.

A brick-clad building tends to age better on the outside than an early glass tower, but that does not make the reserve fund study optional. Read it, read the last two years of board minutes, and ask Icon Property Management, the listed manager, whether any special assessment has been discussed. A well-funded reserve at this age is a strong signal; a thin one is a reason to price accordingly.

Pricing at 550 Queens Quay West

The building averages around $771 per square foot. That is below many newer CityPlace and waterfront towers, but the comparison flatters the newer buildings: their averages are pushed up by very small suites, which always sell for more per square foot. Compare large suite to large suite and the gap narrows.

There were no suites for sale when I prepared this, and only two for lease. In a building this size, that scarcity is normal, and it means you may need to wait and move quickly. If you want to know when something comes up, or what suites here have actually sold for, request my building sold report.

Because larger suites trade less often, I price them off recent sales of similar size and exposure within the building first, and only then look at nearby buildings. A garden-facing suite and a north-facing suite of the same size are not the same product here.

Jatin’s honest take on 550 Queens Quay West

Who this building suits

Downsizers and owner-occupiers who want real square footage on the water without moving into a 50-storey tower. It also suits anyone who wants predictable carrying costs, since heat and cooling are in the fee. It is not a building for investors hunting small, high-yield suites; there are almost none. Couples moving down from a house will find the two-bedroom-plus-den and larger plans here far easier to furnish than a new-build suite of the same price.

What I’d want you to check

Confirm parking and a locker for the specific suite, since parking is not in the fee inclusions. Read the reserve fund study and board minutes with a 25-year-old building in mind, focusing on windows, balcony doors, the roof and the garage. Pet rules are listed inconsistently across sources, so confirm the declaration if you have a dog. And check the exposure: the garden and harbour side is the reason to pay a premium here.

The value question

At around $771 per square foot for large waterfront suites with heat and cooling included, this is one of the more sensible ways to buy space on Queens Quay, provided the reserve fund is healthy. If you want me to watch for a suite here or compare one with a nearby building, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
