Renters, Airbnb and elevators at 80 Dundalk Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 80 Dundalk Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 80 Dundalk Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

80 Dundalk Drive Townhouses is what I suggest to families who need three bedrooms, a garage and a basement but cannot stretch to a freehold in Toronto. It is a 1975 complex of 66 homes just off the Kennedy Road shopping strip, and like every complex of its age, it is only as good as its reserve fund. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
80 Dundalk Drive Townhouses is a condominium townhouse complex of 66 homes at 50 to 80 Dundalk Drive in Dorset Park, Scarborough, Toronto, near Kennedy Road and Progress Avenue. It was built in 1975, and the condominium corporation, YCC-224, was registered on 29 September 1975. Condos.ca lists Thrive Property Management as the manager. Features on record are a parking garage, visitor parking and barbecues permitted. Condos.ca does not publish the fee inclusions.
80 Dundalk Drive Townhouses at a glance
Three bedrooms, a garage and a basement
Condos.ca records the complex as one storey, which is how its database classifies many townhouse corporations. The homes themselves are multi-level. A current listing describes a home with the kitchen, dining and living rooms on the ground floor, three bedrooms on the second floor, two bathrooms, and a finished basement with a large recreation room and laundry.
The same listing shows an attached garage plus a second parking space, gas forced-air heating and central air, and a size band of 1,200 to 1,399 sq ft. That is a genuine family home: three bedrooms upstairs, a separate dining room and a basement big enough for a playroom or office.
Bedrooms in townhouses of this era are sized for function rather than luxury. The listing’s secondary bedrooms run around 9 feet wide, so measure if you need room for a double bed and a desk. Laundry is in the basement, not on the bedroom level.
Count the stairs, too. With bedrooms on the second floor and laundry in the basement, daily life here runs over three levels. That suits a young family well, but a downsizer should think about how the layout will work in ten or fifteen years.
A 1975 corporation with 66 homes
YCC-224 was registered on 29 September 1975, a day before YCC-225 at 3000 Midland Avenue, and both belong to the first wave of condominium townhouse complexes in Scarborough. At 66 homes, this corporation is large enough to spread the cost of major work and small enough that owners still know the board.
Condos.ca lists Thrive Property Management as manager and does not record a builder. I could not confirm one elsewhere. Fifty years on, what matters is how the roofs, windows, doors, garages and private roads have been renewed, and how the next cycle will be paid for.
Do not confuse this complex with its neighbours. 100 Dundalk Drive, Kennedy Place, and 120 Dundalk Drive are separate condominium towers, and other townhouse complexes are listed on Dundalk Drive too. Check the corporation number, YCC-224, on any listing you are sent.
With two homes on the market at once, it is worth comparing them closely when you can. Two listings in the same complex let you see how much condition and position really move value here, which is more useful than any single asking price.

The Kennedy Road strip on your doorstep
Dorset Park is a postwar Scarborough neighbourhood, mostly built in the 1950s, bounded by Highway 401, Midland Avenue, Lawrence Avenue and Birchmount Road. Kennedy Road runs through its middle as a 3.5 km business district of stores, offices and towers.
Kennedy Commons, a large plaza on Kennedy between Highway 401 and Ellesmere Road, is in the same stretch as the complex, and Highway 401 access is close by. For a family, that means the weekly shop, pharmacy and errands are a short trip, and commuting by car toward Markham or downtown starts quickly.
Living beside a commercial strip has a rhythm. Kennedy Road is busy most of the day and on weekends, while Dundalk Drive is a side street. Visit at rush hour and on a Saturday, and pay attention to which homes sit closest to the through traffic.
Transit has been changing. The Scarborough Busway, a 4 km dedicated corridor on the former Line 3 route from Kennedy Station via Lawrence East and Ellesmere stations, was scheduled to open on 30 September 2026, with priority lanes on Ellesmere Road on to Scarborough Town Centre. It is a stopgap until the Line 2 extension opens, expected around 2030. The panel on this page shows the transit options from this address.
Parking, visitors and the fee
Condos.ca lists a parking garage and visitor parking, and the current listing shows parking included in the fee. Attached garages put the cost of garage doors and slabs closer to individual homes, but check the declaration to see who pays for what.
Condos.ca does not publish the fee inclusions here. With gas forced-air heating in the home, expect to pay your own heat and hydro, as is usual in townhouses of this age. Confirm on the status certificate whether water, insurance and common-element upkeep are covered.
Barbecues are listed as permitted, which matters with a backyard or patio. Check the rules for any limits on fuel type or placement.
What homes here cost
Condos.ca showed two homes for sale and none for lease when I checked. Two listings is too small a sample to set a building average, and I only publish asking prices as a range, so I would use the data panel’s recorded sales as your starting point.
To price a home, compare it with other 1970s condominium townhouses in Dorset Park, Wexford and Agincourt, then with freehold semis nearby as the ceiling. Then compare condition: an updated kitchen, newer windows and a finished basement can move value considerably in a complex this old.

Amenities at 80 Dundalk Drive Townhouses
There is no pool, gym or party room on record. The package is practical: garages, visitor spaces and permission to barbecue, which keeps the fee focused on the buildings and grounds rather than facilities. For a gym or pool, you will be relying on the city’s community centres or a private club.
Jatin’s honest take on 80 Dundalk Drive Townhouses
Who this building suits
Families who need three bedrooms, a garage and a finished basement at a price below a freehold semi, and buyers who want the Kennedy Road shops and Highway 401 close by. It also suits commuters who drive or use the busway from Kennedy Station.
What I’d want you to check
Get the status certificate, the reserve fund study and recent board minutes. Ontario rules give the corporation 10 days to deliver the certificate, for up to $100. For a 1975 complex, look hard at roofs, windows and doors, garage doors, private roads and drainage, and confirm which of these the declaration makes the owner’s job. Ask how fees have moved, whether a special assessment has been discussed, and check pet and leasing rules in the documents.
The value question
Three bedrooms, a garage and a finished basement in Toronto at a townhouse-condo price is real value for a family, and the location next to Kennedy Road and the 401 is practical. You give up new-build finishes and amenities. If the reserve fund is healthy and the home has been kept up, this is one of the more sensible family buys in Dorset Park.
