Renter-heavy building. Of 19 deals here in the last 24 months, 12 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Eglinton Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Eglinton Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eglinton Place at 123 Eglinton Avenue East is the building I suggest to buyers who want a midtown address but refuse to live in 500 square feet. It is an 18-storey Tridel tower from 2001, with only 183 suites, and its floor plans run from about 600 square feet to more than 3,000. It also has something few towers here bother with now: an outdoor pool. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Eglinton Place is an 18-storey condominium with 183 suites at 123 Eglinton Avenue East, Toronto M4P 1J2, in South Eglinton-Davisville (Mount Pleasant West). Listings describe it as built by Tridel, and its corporation, MTCC-1397, was registered on 18 October 2001. Del Property Management is listed as manager. Suites range from about 614 to 3,170 square feet. Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water in the fee; some listings give a shorter list, so confirm.

A Tridel tower from before the Yonge-Eglinton boom

Eglinton Place went up in 2001, years before the wave of towers that now surrounds Yonge and Eglinton. One recent listing describes it as Tridel-built and managed, and condos.ca lists Del Property Management, Tridel’s management company, as manager.

That era shows in the building. At 18 storeys and 183 suites, it is modest by today’s standards on this stretch of Eglinton, and it was designed for owner-occupiers rather than investors buying compact suites. Fewer suites per floor generally means quieter hallways and elevators.

It sits on the same block as the Redpath Townhomes on Redpath Avenue and Lillian Street. Condos.ca lists the townhomes’ developer as “123 Eginton Avenue East”, which suggests a link between the two projects, but I could not confirm that from another source. Each has its own corporation.

Suite sizes are the reason to look here

Condos.ca lists suites from about 614 to 3,170 square feet. Even the entry-level plans here tend to be larger than a new midtown one-bedroom. A recent one-bedroom listing was close to 900 square feet, with a foyer, a breakfast bar, a walk-in closet and a bathroom with a double vanity.

Another recent listing described a one-bedroom-plus-den where the den is fully enclosed and can work as a second bedroom or a proper office. That is the kind of den buyers pay for, and it is not common in newer towers, where dens are often open alcoves.

At the top end, suites over 3,000 square feet are effectively house replacements. They come up rarely, and buyers who need that space near Yonge and Eglinton have very few alternatives.

With a range this wide, comparisons inside the building matter more than comparisons with other towers. A 700 square foot suite and a 2,000 square foot suite here are different markets, so judge each one against similar sizes on similar floors, and ask whether the larger suites have had layouts combined or changed over the years.

Listings describe forced-air gas heating and central air. Ask about the age of the suite’s heating and cooling equipment, and whether the corporation or the owner is responsible for it.

The outdoor pool and the amenity package

Recent listings describe an outdoor pool, a sauna, a fully equipped gym, party and meeting rooms, guest suites, a rooftop deck or garden, a 24-hour concierge and visitor parking. Condos.ca lists most of the same.

An outdoor pool is seasonal, but it is a real draw in summer, and very few midtown towers have one. If you have children or you entertain, it changes what the building offers between June and September.

Like any pool, it costs money to run and eventually to rebuild, and every owner shares that cost. A building of this age should have a clear plan for the pool deck, the waterproofing below it and the equipment, so look for that in the reserve fund study.

Living just east of Yonge and Eglinton

You are a short walk east of Yonge, close to the subway, the Eglinton corridor, a large grocery store and the shops and restaurants around the intersection. Recent listings mention the Eglinton LRT, the subway and a Loblaws nearby. The data panel on this page has the transit, school and walkability details.

Eglinton Avenue itself is a busy main road, so suites facing the street get more traffic noise than those facing south toward the townhouses. Ask which way the suite faces, and visit at rush hour.

The blocks around this building continue to be redeveloped with taller towers. Some suites may lose views over time, so ask what is approved or proposed nearby, especially to the east and south.

For day-to-day life, though, this is about as convenient as midtown gets. Most errands are on foot, and owners who drive have parking in the building. That combination, in a smaller building with large suites, is the main reason owner-occupiers choose it over the newer towers a few blocks away.

What Eglinton Place costs

Condos.ca puts the building average at about $872 per square foot. That is at the higher end for a building from 2001 in this area, and it reflects the large suites, the Tridel name and the fee inclusions.

Supply is very thin. When I checked there was one suite for sale and none for rent, so I will not quote a single asking price here. Use the sold data on this page, or ask me for a building sold report for the closed results.

The fee needs a careful read. Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water. One listing named only building insurance, central air and common elements, and another named insurance, parking and water. That spread is common in listing data, but it means you should confirm the inclusions on the status certificate before you compare this fee with a newer building that bills heat and parking separately.

If the broader list is right, the fee here covers most of what a newer building would bill on top, and the per-square-foot fee on a large suite will compare better than it first appears.

For a 183-suite building, this is a full package, and the outdoor pool is the standout. The guest suites and party room matter more than usual here, because the larger suites attract owners who host family. Ask whether the pool has a set season and whether the gym has been updated recently.

Jatin’s honest take on Eglinton Place

Who this building suits

Downsizers from nearby houses, families and professionals who want a large suite and an enclosed den near Yonge and Eglinton, and anyone who values a quieter, smaller Tridel building over a new investor-heavy tower.

What I’d want you to check

The building is about 25 years old, so look in the reserve fund study for the pool and pool deck, the garage membrane, windows, elevators and the heating and cooling plant. Confirm the fee inclusions, because listings disagree. Condos.ca notes a pet restriction, so read the rules in the declaration if you have a pet, and confirm the parking and locker tied to the suite.

The value question

At about $872 per square foot, Eglinton Place is not cheap for its age, but you are buying space that newer midtown towers rarely offer, plus an outdoor pool and, if the inclusions hold, a fee that covers most utilities. For an owner-occupier who needs room, I think it is one of the better midtown options, provided the reserve fund checks out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
