Leases 90%Sales 10%

Renter-heavy building. Of 172 deals here in the last 24 months, 154 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Infinity 3?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Infinity 3

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Infinity 3 is the tall tower of the last phase of the Conservatory Group’s Infinity complex, on Grand Trunk Crescent just north of Lake Shore. It shares a podium, a four-level garage and its amenities with Infinity IV next door, which matters more to your fees and your daily life than most listings explain. The suites are mostly one-plus-dens, and the location is about as central as the South Core gets. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Infinity 3 is a 35-storey, 408-suite condominium at 19 Grand Trunk Crescent, between York Street and Lower Simcoe Street just north of Lake Shore Boulevard, in the South Core part of Harbourfront-CityPlace, Toronto. It is the third phase of the Infinity complex by The Conservatory Group and was completed in 2015. The condominium corporation is TSCC-2450, registered 14 May 2015, and listing data shows FirstService Residential as manager. Suites run from about 561 to 1,043 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

The final phase of Infinity, built beside ÏCE

The Conservatory Group built Infinity in phases. Infinity 1 at 30 Grand Trunk Crescent and Infinity 2 at 51 Lower Simcoe were finished in 2007 and 2008. Infinity 3 went up directly across the street from Infinity 1, paired with the 16-storey Infinity IV, and was completed in 2015.

Construction ran from 2011 to 2013 and shared one large excavation between York and Lower Simcoe with Lanterra and Cadillac Fairview’s ÏCE Condos, the much taller pair of towers next door. The Toronto Blog tracked it floor by floor as it climbed to 35 storeys.

The architect is not stated clearly in the sources I found. E.I. Richmond Architects designed the earlier Infinity phases and lists the Infinity towers in its portfolio, which suggests the same firm, but I could not confirm it for this phase specifically.

What the phasing gives you is a long record. Infinity 1 and 2 have been operating for well over a decade, and their corporations, fees and reserve funds are a useful preview of how this kind of building ages. If you are weighing Infinity 3 against them, you are trading a few years of age for a higher price per square foot.

A shared podium, garage and amenities with Infinity IV

Infinity 3 and Infinity IV are separate towers that share a podium, four levels of underground parking and the amenity spaces. That arrangement is common in Toronto, and it is how a building gets a basketball court and a hot tub, but it always comes with a shared-facilities agreement.

That agreement decides who pays for what: the garage, the amenity floors, the shared mechanical systems and their eventual replacement. It is part of the status certificate, and I would read it before anything else. Ask how costs are split between the two corporations and whether there are any disputes.

Parking is included in the fee for suites that have it, which is a strong point in the South Core, where a spot often costs extra or is not available at all.

Mostly one-plus-dens, with views toward the stadium and tower

Suites run from about 561 sq ft to about 1,043 sq ft. Every current listing is a one-plus-den between the 500s and the 700s, which tells you where the bulk of the building sits. Two-bedrooms exist toward the top of the range but are a minority.

The building stands just north of Lake Shore across from York Street, and upper suites on the right side have views over the Rogers Centre and the CN Tower. Lower suites facing south look toward Lake Shore and the Gardiner, which are loud and close. Floor and exposure matter more than usual here.

In a one-plus-den this size, check whether the den has a door or a window. A den that can take a bed is worth more, both to you and to the next buyer or tenant. With so many similar suites in one building, the layout details are what make yours easier to sell or lease later.

Living in the South Core

This is the tight grid of towers south of Union Station between York and Lower Simcoe. You are a short walk from the Financial District, the arena and stadium district and the waterfront, and the area has filled in with offices and retail since Infinity 3 was finished.

The trade-off is that it is a commuter’s neighbourhood more than a residential one. Streets are busy on weekdays and during games and concerts, and the Gardiner and Lake Shore run along the south edge. Transit, schools, walkability and nearby food are covered in the data panel on this page.

If you work downtown and want to walk to the office, it is hard to beat. If you want quiet streets and parks at the door, look further west in CityPlace or at Fort York.

What Infinity 3 costs

The building average is about $874 per square foot. That sits between Infinity 1 at about $824, which is older, and Infinity IV at about $922, which shares this building’s podium. ÏCE next door averages about $863. Small suites push the per-square-foot figure up, so compare suites of similar size.

Five one-plus-dens are listed for sale, asking between $504,900 and $679,900. Most of them sit between about $505,000 and $555,000, which is a useful band for pricing a typical suite in the building.

Fees on current listings average about $0.88 per square foot, with monthly fees ranging from $502 to $627. With parking, heat, air conditioning and water included, that is competitive for the South Core. Infinity 1 runs closer to $1.22 per square foot on current listings, though its fee also covers hydro, so add your own hydro bill here before comparing the two.

Amenities at Infinity 3

ConciergeGymBasketball courtHot tubBilliards and table tennis roomGuest suitesEnterphone systemBeanfield Fibre available

A basketball court and a hot tub are not standard in the South Core, and they come from sharing the podium with Infinity IV. The benefit is a bigger amenity package than one tower would support; the cost is that you share it with a second building’s residents.

Jatin’s honest take on Infinity 3

Who this building suits

Downtown workers who want to walk to the office, and investors who want a one-plus-den with parking in the fee in the South Core. It suits people who will use the gym and basketball court, and buyers who value a newer building than Infinity 1 or 2.

What I’d want you to check

Read the shared-facilities agreement with Infinity IV first, and ask how garage and amenity costs are split. Choose floor and exposure carefully, since the south side faces Lake Shore and the Gardiner. Confirm the suite comes with parking and a locker. At about 10 years old, the reserve fund study should be showing plans for windows, the garage membrane and the shared mechanical systems. And confirm the current manager in the status certificate.

The value question

At about $874 per square foot with parking in a fee under $0.90 per square foot, Infinity 3 is a reasonable buy for the location. It costs a little more than Infinity 1 and a little less than Infinity IV, and the monthly costs are lower than many South Core neighbours. If the shared-facilities agreement and reserve fund check out, and you choose the exposure carefully, I think it is a sound choice for a downtown worker or a long-term investor. To compare it with ÏCE or the other Infinity phases, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
