Do mostly owners or renters live here?

Leases 87%Sales 13%

Renter-heavy building. Of 95 deals here in the last 24 months, 83 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Infinity IV?

36units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Infinity IV

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Infinity IV at 25 Lower Simcoe Street is the building I suggest when someone wants the South Core’s walk-to-Union location but does not want to live on the 50th floor of a glass tower. It is the short, 16-storey sibling of Infinity 3, it shares their podium and garage, and its fee includes parking, heat and cooling, which is unusual downtown. Its weak spot is just as clear: the Gardiner is a few metres away. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Infinity IV is a 16-storey condominium at 25 Lower Simcoe Street, on the corner of Grand Trunk Crescent in the South Core part of Harbourfront-CityPlace, downtown Toronto. It is the final phase of the four-building Infinity complex by The Conservatory Group, designed by E.I. Richmond Architects. Listing data shows 298 suites and a 2015 build year. The condominium corporation is TSCC-2477, registered on 21 August 2015. Suites run from about 525 to 1,281 square feet. The maintenance fee includes common elements, heat, air conditioning, building insurance, parking and water. Property management is listed as Icon Property Management.

The last piece of the Infinity complex

Infinity is a four-building development by The Conservatory Group, all designed by E.I. Richmond Architects. Infinity 1 (35 storeys) and Infinity 2 (16 storeys) were finished in 2007 and 2008 on the north side of Grand Trunk Crescent. Infinity 3 and Infinity IV followed across the street and were both registered in 2015.

Infinity IV sits on the northwest corner of that second site, and Infinity 3 rises 35 storeys at the southeast corner. The two are joined by a shared podium along Lower Simcoe Street, and they share four levels of underground parking and an amenity package. In practice that means you live in a 16-storey building but have access to the facilities and garage of a much larger complex.

This repeats the pattern of the first phase, where the 16-storey Infinity 2 sits beside the 35-storey Infinity 1. If you like the Infinity location but want fewer neighbours per elevator, the shorter buildings are the ones to look at.

Why a 16-storey building downtown is different

Most new buildings in the South Core are 40 to 60 storeys. A 16-storey building has fewer suites per elevator, shorter waits at rush hour and a quieter lobby. It also means you will not get the high lake views the taller towers sell on; from Infinity IV, your outlook is mostly the neighbouring towers, the street and the rail and highway corridor.

Suites run from about 525 to 1,281 square feet, a wider range than many downtown buildings, and there is a penthouse level. The active listings include a one-bedroom, a one-plus-den and a two-plus-den, so there is some choice of size. As always with plus-den plans, check whether the den has a door and a window before you count it as a bedroom.

The larger suites at the top of the size range are worth a look for buyers moving down from a house who still want to walk to work. A two-bedroom of 1,000 square feet or more in a 16-storey building is less common in the South Core than you would think, and when one comes up in good condition it tends to attract owner-occupiers rather than investors. Expect fewer of those listings at any given time, and be ready to move when the right one appears.

The Gardiner question

Infinity 3 and IV sit only a few metres north of the Gardiner Expressway, and that is the single most important fact for a buyer. South-facing suites, and lower floors in particular, will hear and see the highway. Some people do not mind it, and the location is the reason they buy. Others regret it after the first summer with the windows open.

My advice is to visit the suite at rush hour, open the balcony door, and listen. North- and west-facing suites are generally more protected. Ask the seller or the listing agent about window and balcony door performance, and look at the suite’s history of noise complaints if the management office will share it.

The Gardiner is also an ongoing City of Toronto rehabilitation project, rebuilt in stages. Before you buy, check the City’s project schedule for work planned near Lower Simcoe Street, because construction can mean extra noise and lane closures for a season or two.

The South Core day to day

The South Core is the strip of towers between Union Station and the Gardiner, around Bremner Boulevard, and it is one of the most convenient addresses in the city for anyone who works in the financial district. You are a short walk from Union Station, Scotiabank Arena, the Rogers Centre and the waterfront, with grocery stores and restaurants at the bases of nearby towers.

Neighbouring buildings include Lanterra’s ICE condos at York Street and the earlier Infinity phases across Grand Trunk Crescent. The area is dense and busy on event nights, which helps if you are leasing the suite out and matters if you are a light sleeper. Transit details and walkability are in the data panel on this page.

What Infinity IV costs, and what the fee covers

The building average is about $922 per square foot, which sits in the middle of the South Core: below the newest towers around Union Station and above older Harbourfront buildings.

At the time I wrote this there were three suites for sale and three for lease. Asking prices ranged from about $474,900 to about $849,900, with fees from about $532 to $866 a month, or about $0.97 per square foot.

That fee is above average for the area, but it includes heat, air conditioning, water and parking. Downtown, parking and heating are often extra, and a parking space alone can add a meaningful amount to your monthly cost if you rent one separately. If the suite you are buying comes with parking, the fee is better value than it looks. For actual sold figures, use the aggregate data on this page or ask me for a building sold report.

Amenities at Infinity IV

ConciergeParty roomMeeting roomGuest suitesBBQs permittedBike storageVisitor parkingShared podium amenities with Infinity 3

The amenities are shared with Infinity 3, so the package is bigger than a 16-storey building could support on its own. Ask which facilities your corporation owns, which are shared, and how the costs are split, because that affects your fee over time.

Jatin’s honest take on Infinity IV

Who this building suits

Financial district workers who want to walk to the office, buyers who prefer a smaller building with less elevator traffic, and investors who want a suite near Union Station with predictable costs. It suits buyers who need parking, since a space included in the fee is valuable downtown.

What I’d want you to check

Check exposure first: south-facing suites face the Gardiner. At about ten years old, the building is starting into the period where balcony membranes, windows and mechanical systems need attention, so read the reserve fund study. Because the podium, garage and amenities are shared with Infinity 3, read the shared facilities agreement and see how costs are split. Confirm that the suite comes with a parking space and locker, and read the rules on pets and leasing.

The value question

At about $922 per square foot, with parking, heat and cooling in the fee, Infinity IV is fair value for the South Core. You give up height and views and accept highway exposure on some sides. In return you get a calmer building in one of the most convenient locations in the city. I would pay more for a north- or west-facing suite and expect a discount on a low, south-facing one.

How many suites does it have?

Listing data shows 298 suites, from about 525 to 1,281 square feet.

When was Infinity IV completed?

It was completed in 2015, and the corporation, TSCC-2477, was registered on 21 August 2015.

What do the maintenance fees include?

Common elements, heat, air conditioning, building insurance, parking and water. Hydro is separate.

Does Infinity IV share facilities with Infinity 3?

Yes. The two share a podium along Lower Simcoe Street, four levels of underground parking and amenities.

Is it noisy?

It sits only a few metres north of the Gardiner Expressway, so south-facing and lower suites can hear traffic. Visit at rush hour before you buy.

Who manages the building?

Listing data shows Icon Property Management. Confirm with the status certificate.

How does it compare with Infinity 2?

Both are 16-storey buildings in the Infinity complex. Infinity 2 is about seven years older; Infinity IV has the newer systems and a wider range of suite sizes.

How much do condos at Infinity IV sell for?

Over the last 12 months the median resale at Infinity IV was $595,000, across 6 sales. The typical unit sold in 20 days at about 98% of the asking price. That works out to roughly $891 per square foot.

What rental yield does Infinity IV offer an investor?

At a median price of $595,000 and a median rent of $2,550 a month, the gross yield is about 5.1%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Can you Airbnb a unit at Infinity IV?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows 36 active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
