Renter-heavy building. Of 101 deals here in the last 24 months, 87 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Neo CityPlace?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Neo CityPlace

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most of CityPlace is glass towers that look like each other. Neo is the exception: a lower, horizontal loft-style building on Spadina, designed by KPMB, one of the most respected architecture firms in the country. It is not perfect, and I will tell you where buyers get caught, but it is one of the few buildings in this neighbourhood with a real design idea behind it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Neo CityPlace is a 354-suite condominium at 4K Spadina Avenue, at Bremner Boulevard in Harbourfront-CityPlace, Toronto. It was developed by Concord Adex as part of the Neo and Montage block, designed by KPMB Architects with Page + Steele / IBI Group as architect of record, and completed in 2009. Listing data shows 18 storeys; UrbanToronto’s project thread lists the loft building at 16. The condominium corporation is TSCC-2009, registered 14 April 2009. Suites run from about 460 to 915 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

A KPMB building inside a Concord master plan

Neo is one third of a single block that Concord Adex built on the old railway lands west of Spadina. KPMB Architects designed the whole parcel as three parts: Neo, a long north-south loft building along Spadina; Montage, a point tower on the northwest corner; and a low pavilion on Bremner Boulevard holding retail, a restaurant and recreation space. Page + Steele / IBI Group was the architect of record.

KPMB’s idea was to tie the three pieces together with one continuous framing element that wraps across the horizontal and vertical faces. At street level the design uses stone, wood and other tactile materials, while the upper floors are lighter glass and metal. The point was to give Spadina a street wall with shops at the base rather than another tower plaza.

That matters for daily life more than it sounds. Living in a mid-height building means a shorter elevator ride, a smaller resident population and a closer relationship to the street than in the 40-storey towers around you.

Storeys, suite count and the conflict in the data

Listing data puts Neo at 18 storeys and 354 suites. UrbanToronto’s long-running project thread lists the loft building at 16 storeys alongside Montage. I would not pick one; the difference is likely how the mechanical levels and podium are counted. If height matters to your view, check the floor plan and the floor number against the building’s own plans.

Suites are compact: roughly 460 to 915 sq ft, which means studios, one-bedrooms, one-plus-dens and modest two-bedrooms. There are no family-sized three-bedrooms here. The current listings are a one-plus-den in the 500s and a two-bedroom in the 700s, which is typical of the stock.

The suites have floor-to-ceiling windows, and that is the feature people remember. The trade-off is that loft-style plans in compact sizes can be long and narrow. Walk the actual suite before you commit, and measure where your bed and sofa will go.

What people say about living here

I always read what residents and regular visitors say, and for Neo and Montage the feedback is mixed. One UrbanToronto poster who had been through several suites called the corridors bare with low ceilings, said the elevators were too few and too small, and criticised some floor plans, while giving the finishes and windows a pass. Another poster defended the block as one of Concord’s best and blamed resident frustration on management rather than the building.

Treat both as opinions, not findings. But they point to exactly what you should test: how long you wait for an elevator at 8:30 in the morning, how much noise you hear through the walls and corridor, and how responsive management is. Listing data shows ICC Property Management.

This is a 2009 building, so you are buying into a corporation with more than 15 years of history. That is an advantage. The board minutes and reserve fund study will tell you more than any forum post.

Spadina and Bremner, day to day

Neo sits where CityPlace meets Spadina, which gives it a slightly different feel from the interior of the neighbourhood. You have the retail base and the Bremner pavilion at your door, and the Spadina streetcar line and the waterfront are close by.

The block’s plan also put retail along the Spadina frontage, so you get everyday errands at the base of the building instead of a blank podium wall. For a compact suite, that matters: the street becomes part of your living space. Buyers moving from the suburbs often underestimate how much a working ground floor changes how a small condo feels to live in.

You are also next to some of the busiest event venues in the city, and Spadina carries heavy traffic. If you are sensitive to noise, pay attention to which face of the building the suite is on. Transit, schools and Walk Score details are in the data panel on this page.

One more practical point: Concord’s Canada House at the foot of Spadina is one of the last major towers in the CityPlace plan, so the neighbourhood around Neo is close to its finished shape. What you see when you walk it today is, broadly, what you are buying into.

What Neo costs, and why the fee looks high

The building average is around $878 per square foot. That sits close to West Harbour City I at about $868 and above Panorama at about $792 and Malibu at about $802, the older towers at Bathurst and Fleet. Neo’s premium is partly location and partly the smaller suite mix, which always pushes the per-foot figure up.

The two current sale listings ask between $549,900 and $674,900. With only two listings and five rentals on the market, comparables are thin, so lean on the 12-month sales data in the panel rather than asking prices.

Fees on current listings average about $0.97 per square foot. That looks steep next to Panorama’s roughly $0.70, but Neo’s fee includes parking, heat and air conditioning on top of water and insurance, where Panorama’s is reported to cover heat and water only. Once you add a parking charge and a hydro bill for heating and cooling, the gap is much smaller. Confirm whether the suite you are buying actually has a parking spot, since a suite without one may still carry the same fee rate.

The amenity list here is modest: concierge, guest suites, a party room and meeting and business rooms. KPMB’s plan put recreation space in the shared Bremner pavilion, so ask exactly which facilities Neo residents can use and how the cost is shared with Montage.

Jatin’s honest take on Neo CityPlace

Who this building suits

Singles and couples who want CityPlace convenience without living 40 floors up, and buyers who care about design. It also suits investors, since compact suites with parking included rent easily in this part of downtown.

What I’d want you to check

Get the shared-facilities agreement with Montage and see what Neo pays toward the pavilion and common systems. Test the elevators at rush hour and listen for noise from the corridor and neighbours, since those are the complaints that come up. This is a 2009 building, so read the reserve fund study for windows, the garage membrane and elevator modernisation. Listing data flags a pet restriction, so read the declaration if you have a pet.

The value question

At around $878 per square foot with parking and heat in the fee, Neo is fairly priced for its location rather than a bargain. You pay a little more than at the Bathurst towers and get a better-designed building on a better corner. If you want to compare a Neo suite with Montage or a newer CityPlace tower, book a call and I will pull the numbers.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
