Leases 95%Sales 5%

Renter-heavy building. Of 172 deals here in the last 24 months, 164 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Smart House?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Smart House

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Smart House was sold as Toronto’s first micro-condo, and it still is the clearest test of whether you can live well in under 400 square feet. The location, steps from Osgoode Station on Queen West, is about as central as downtown gets. The question is not whether the building is good. It is whether a suite this small fits your life. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Smart House is a high-rise condominium at 215 Queen St W (also given as 219 Queen St W) in downtown Toronto, just west of University Ave, within the area this site groups as King West, Liberty Village and CityPlace. It was developed by Urban Capital and Malibu Investments and designed by architectsAlliance, with interiors by II by IV Design. Sources give 25 or 26 storeys and 256 suites, from about 289 to 778 sq ft. It was completed in 2019; the condominium corporation is TSCC-2718, registered 5 June 2019, and FirstService Residential manages the building.

The micro-condo idea, and what it promised

When Urban Capital and Malibu Investments launched Smart House in 2013, the pitch was simple: build suites so small they would be affordable downtown, then design them so they do not feel small. Launch prices started at $249,000, with most suites under $350,000, and the smallest suites were under 300 sq ft.

To make that work, the suites were marketed with Murphy beds, movable partitions, kitchen counters that extend and retract, hidden storage and an app to control parts of the suite from a phone. UrbanToronto’s 2017 construction report described the custom built-ins as inspired by a Swiss Army knife. A fully furnished package was also offered at launch.

Not every buyer took every option, so do not assume a resale suite has the Murphy bed or the movable wall. Ask what was installed in the specific suite and whether it still works. A fold-down bed that sticks or a partition that no longer slides is the difference between a clever studio and a cramped one.

architectsAlliance and the red glass

The tower was designed by architectsAlliance, with Adam Feldmann as project architect. It rises from a podium of about three to four storeys that holds street-front retail and a couple of floors of office space, so the suites start well above Queen Street.

The most visible feature is the red-tinted balcony glass, made by laminating a coloured interlayer between two glass sheets. Not everyone liked it. Architecture critic Christopher Hume, writing for Storeys, gave the building a C, calling the colour choice cheap and the tower a standard glass box with novelty added. Others see it as one of the few towers on Queen West you can pick out from a distance.

The project replaced one of the last surface parking lots on this stretch of Queen without touching the historic storefronts around it. That matters for the street: the low-rise heritage frontage is a big part of why this stretch of Queen West feels the way it does.

The suite count also changed during development. Launch coverage in 2013 described 241 suites; by the 2017 construction update it was 256, which matches current listing data. Storey counts differ slightly too, with most sources giving 25 and listing data showing 26, probably because of how the podium and mechanical levels are counted.

Living in 289 to 778 square feet

Suites range from about 289 sq ft to about 778 sq ft, and the building’s centre of gravity is firmly at the small end. Studios and one-bedrooms under 500 sq ft make up most of what comes up for sale. A suite in the 700s is a rarity here.

Micro-suites work best for people who are rarely home: students, hospital and financial-district workers, and people who keep a second home outside the city. They work less well for anyone who works from home full-time, cooks seriously or owns much furniture. Before you buy, measure your bed, desk and sofa and lay them out on the floor plan.

Investors like the building because small suites near a subway rent quickly. But the tenant pool for a 300 sq ft suite is narrower than for a 550 sq ft one-bedroom, and it is more sensitive to new rental supply downtown.

The location is the real amenity

Smart House sits on Queen West just west of University, close to Osgoode Station, the hospital district on University Avenue, the Financial District and the Four Seasons Centre. For someone who works downtown, this is a walk-to-everything address, and that is what compensates for the small footprint.

Queen West at this end is busy day and night. Suites facing Queen will hear streetcars and traffic; suites higher up or facing away from the street should be quieter. Transit, Walk Score and nearby parks are in the data panel on this page.

Price per square foot is high, and that is the point

The building average is about $944 per square foot, higher than most buildings in this part of downtown, including The Bond on Adelaide at about $960 and Studio on Richmond at about $824. That is normal for micro-suites: the price per square foot rises as suites get smaller, because you still pay for a kitchen, a bathroom and a share of the lobby.

Two studios are listed for sale right now, both under 500 sq ft asking between $329,000 and $339,000. That is a much lower entry price than almost anywhere else within walking distance of Osgoode, which is the reason Smart House exists.

It also helps to think in monthly terms. A small suite here can carry a lower total monthly cost than a larger one-bedroom a few blocks west, even though the per-square-foot figures look worse. Compare total carrying cost, not just the headline rate.

Fees on current listings work out to roughly $1.08 per square foot, which is on the high side, again partly because small suites carry a larger share of fixed costs relative to their size. I could not confirm what the fee includes, so ask for the status certificate and confirm whether heat, air conditioning and water are covered or billed separately. For actual sold prices and rents here, see the data panel or my building sold report.

Current listing data shows a concierge, gym and party room; launch materials also promised a terrace, guest suite, show kitchen, dining room and lounge. In a micro-condo those shared rooms do real work, because a dining room or guest suite you can book replaces space your suite does not have, so confirm what exists and how it is booked.

Jatin’s honest take on Smart House

Who this building suits

Downtown workers, students and second-home owners who want a subway-close address at the lowest possible entry price, and who are genuinely comfortable in a small space. It also suits investors who understand the narrower tenant pool for studios.

What I’d want you to check

Confirm which built-ins and smart features were installed in the suite and that they work. Measure your furniture against the floor plan. Confirm what the fee includes and how utilities are billed. Ask whether parking or a locker comes with the suite, since I could not confirm residential parking, and read the rules on short-term rentals and leasing in the declaration.

The value question

On price per square foot Smart House is expensive; on total price it is one of the cheapest ways to own near Osgoode. If you value location over space and plan to live here yourself for a few years, it can make sense. If you are buying mainly for appreciation, I would usually steer you to a slightly larger one-bedroom, which appeals to more buyers when you sell.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
