Living here
Renters, Airbnb and elevators at The Element
Do mostly owners or renters live here?
Renter-heavy building. Of 100 deals here in the last 24 months, 89 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Element?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.
Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.
Before you buy here
Five things the listing will not tell you about The Element
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Element is a Tridel building from the first wave of the Entertainment District condo boom, and it put its best amenities on the roof rather than in the basement. It sits at Front and Blue Jays Way, a short walk from the Rogers Centre and the Financial District. Most of the activity here is rentals, and that tells you a lot about who lives here and how to buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Element is a 25-storey, 352-suite condominium at 20 Blue Jays Way, at Front Street West, in the Wellington Place area of downtown Toronto. It was built by Tridel and completed in 2007; the condominium corporation is TSCC-1851, registered 11 May 2007. Suites run from about 525 to 2,610 sq ft. Maintenance fees include common elements, heat, water, air conditioning and building insurance.
The Element at a glance
An early Tridel tower on Front Street
UrbanToronto’s archive shows the crane going up at Front and Blue Jays Way in August 2005, when this part of downtown was still at the beginning of its condo boom. Tridel built the 25-storey tower, and it was finished in 2007. Tridel also built 300 Front Street West a block east, so the developer has a long track record on this stretch.
Since then the neighbourhood has grown up around it. Fly Condos now rises to the west and overshadows the Element, and a wall of towers has filled the blocks to the north toward King. In 2015 UrbanToronto reported that the parking lot on the north side of Front was slated for a four-tower project. Check what has been built or approved there since, because it affects north-facing views.
For a buyer, being early means two things. Suites tend to be more generously sized than in towers launched a decade later, and the building now has nearly twenty years of operating history you can read in the status certificate.
Amenities on the roof
The building’s own description puts the fitness centre and an aqua spa on the roof, along with a rooftop lounge with a catering kitchen. Elsewhere there is a private screening theatre, a games room with terraces, a billiard room and a 24-hour security desk. Listing sites describe a pool, hot tub and sauna as part of that spa level.
Putting the gym and spa on top of the building is unusual, and it is a better daily experience than a windowless basement gym. It also means rooftop equipment and finishes take more weather, so the reserve fund matters.
Listing data also shows a rooftop deck, a media room and a meeting room, plus FibreStream internet.

Suites, parking and what is not in the fee
Suites run from about 525 sq ft to roughly 2,610 sq ft. Listing sites describe one-bedroom, two-bedroom and two-plus-den plans, with laminate floors, open balconies and stone counters in many suites. The largest units near the top are rare and trade at a very different price from the rest of the building.
Parking is underground, secured and assigned, but unlike many buildings in this area it is not listed as included in the maintenance fee. Hydro is also separate; the leasing information for the building refers tenants to a sub-metering provider. Heat, water and air conditioning are included.
That fee structure is the opposite of some neighbouring buildings, where parking and even hydro are bundled in. When you compare fees with another tower nearby, make sure you are comparing the same list of inclusions.
A rental building, and what that means
At the time of writing there were far more suites listed for rent here than for sale, roughly seven to one. That matches what you would expect from a building this close to the Financial District, the Rogers Centre and the PATH.
A high share of tenants is not automatically a problem, but it changes how a building runs. Elevators are booked more often, move-ins are frequent, and owners who do not live in the building may be less involved in the board. Ask about the move-in rules and read recent board minutes.
For an investor, the same numbers are reassuring: there is clearly demand. Watch for competing listings when you go to lease, since you may be one of several similar suites on the market.
Location is the reason for all of it. The building sits on Front Street with the Rogers Centre to the south and the theatres and restaurants of the Entertainment District to the north, so game nights and weekends are busy at the door. Suites facing Front or Blue Jays Way will hear the crowds; higher suites on the quieter sides fare better. Transit and walkability details are in the data panel on this page.
Price per square foot and current listings
The building average is around $839 per square foot, which is moderate for a Tridel tower this close to the core. Newer towers in the immediate area generally ask more, and the Element’s age and fee structure account for most of the difference.
Only two suites are listed for sale as I write this, asking between $559,900 and $1,980,000, a one-plus-den in the 700s and a much larger two-plus-den. That spread is not a useful comparison on its own, so for pricing I would rely on the past year of sales, which you can get from my building sold report.
Fees vary a lot by suite size here, and they do not include parking or hydro. Add the cost of a parking space if your suite has one, and an estimate of your hydro bill, before you compare the Element with a building that bundles both.

Amenities at The Element
The rooftop gym, spa and lounge are what set the Element apart from towers of the same age, which usually put amenities at the podium. The screening theatre and games rooms fill out a package that is more generous than you would expect for 352 suites.
Jatin’s honest take on The Element
Who this building suits
Professionals who want to walk to the Financial District and the stadium, investors who want steady tenant demand, and buyers at the top of the range who want a large suite in an established Tridel building rather than a new one.
What I’d want you to check
Resolve the management question first: one source lists Crossbridge Condominium Services and another lists Duka Property Management, so find out who actually runs the building today. This is a 2007 building with its main amenities on the roof, so read the reserve fund study for the roof, rooftop equipment, windows, the garage and elevators. Confirm whether the suite comes with parking and what it costs, and ask what the neighbouring development sites now have approved. Listing data shows a pet restriction, so get the rule in writing.
The value question
At around $839 per square foot, the Element is fairly priced for an early Tridel tower in a very central spot. Remember that parking and hydro are extra when you compare it to bundled-fee buildings nearby, so do the full monthly math first. If the reserve fund is in good shape, it is a solid choice for an investor or for someone who wants a bigger suite near the core. To compare a specific suite against 300 Front or Fly, book a call.
