Can you Airbnb a unit at Theatre Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Theatre Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Theatre Park is the building I point to when a buyer wants to live in the middle of the Theatre District and look over it. It is a slender 47-storey tower on what used to be a parking lot next to the Royal Alexandra Theatre, across King from Roy Thomson Hall. The location is about as central as Toronto gets, and that is both the appeal and the thing you have to be comfortable with. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Theatre Park is a 47-storey condominium at 224 King Street West, Toronto M5V 3M2, in the Theatre District part of the Wellington Place neighbourhood. Condos.ca lists 234 suites; UrbanToronto’s project description mentions 236 and 2013 construction coverage said about 240. Condos.ca and UrbanToronto list Harhay Developments as the developer, while earlier coverage names Lamb Development Corp and Niche Development with Harhay as construction manager. The architect is architectsAlliance and the interior designer II BY IV Design. It was completed in 2015, and the condominium corporation, TSCC-2489, was registered on 2 October 2015. Fees include heat and water. Crossbridge Condominium Services is the listed property manager.

A thin tower with five suites a floor

The defining fact about Theatre Park is its floor plate. UrbanToronto lists it at about 5,200 square feet, which is small for a 47-storey tower and means only a handful of suites share each floor. The tower rises about 157 metres, and the developer’s pitch was views from every side of every floor.

A small plate has practical effects. Corridors are short, more suites sit on a corner, and fewer neighbours share your hallway. It also means a relatively small number of owners carry the cost of a very tall building’s envelope, elevators and mechanical systems, which shows up in the fee over time.

At street level the developer planned a sculpted forecourt park with a water feature, which gives the building its name along with the theatres around it. UrbanToronto also lists a two-level bar, terrace and restaurant component; check what is operating at the base today.

Penthouse floors that skew the averages

Condos.ca shows suites from about 342 to 1,360 square feet, in one-bedroom through three-bedroom plans. Construction coverage from 2013 described a penthouse collection of 850 to 1,360 square feet on floors 36 to 41, and a sky penthouse collection of about 2,000 square feet on floors 42 to 46.

The same coverage described a 47th-floor penthouse of about 3,270 square feet with 11-foot ceilings, three bedrooms, a library and a den, plus a wraparound terrace of over 2,000 square feet. Those larger suites fall outside the size range condos.ca reports, so treat the upper floors as their own market and do not compare them with the building’s per-square-foot average.

Below the penthouse levels, the building is mostly one-bedroom, one-plus-den and two-bedroom stock, which is what turns over most often.

For buyers who want space, that split is worth understanding. The size range most people see in listings tops out around 1,360 square feet, which is a generous two-bedroom or a compact three-bedroom; anything larger is a penthouse with its own pricing logic, its own terrace maintenance questions and very few comparable sales.

Who actually built it

The sources do not tell one simple story. Condos.ca and UrbanToronto’s database name Harhay Developments as the developer. UrbanToronto’s 2011 construction-start article and a 2013 construction update name Lamb Development Corp and Niche Development, with Harhay Construction Management running construction, and Brad J. Lamb Realty handled sales.

For a buyer today this matters less than it would on a pre-construction purchase. The building has been run by its owner-elected board since the corporation registered in 2015, and the questions that count now are about the reserve fund, the state of the envelope and how the board has handled any warranty items.

Living next to the theatres

You are beside the Royal Alexandra Theatre, steps from the Princess of Wales, and across King Street from Roy Thomson Hall and David Pecaut Square. UrbanToronto lists an amenity terrace overlooking Roy Thomson Hall. For anyone who goes to shows, concerts or the film festival, it is hard to beat.

The flip side is crowds. Show nights, TIFF in September and events in David Pecaut Square bring heavy foot traffic and road closures to this stretch of King. If you want quiet evenings at street level, a suite here works best higher up and away from the King Street face, and I would visit on a Friday night before committing.

Day to day, the practical upside is that almost everything is on foot. The financial core is a short walk east, the King West restaurant strip runs west, and the area’s offices mean steady rental demand from people who want to walk to work. I could not confirm the parking ratio or how many suites have lockers, so check that on the listing and in the status certificate before you rely on either.

Pricing and fees: what the numbers say

Condos.ca puts the building average at about $1,025 per square foot, which sits at the top of this part of King West. King Charlotte on Charlotte Street averages around $1,006 and Lofts 399 near Spadina around $912, so you pay a modest premium for the tower height and the King Street address.

Fees on the current listings run from about $750 to $990 a month for suites between 800 and 999 square feet, which works out to roughly $0.82 to $1.10 per square foot. Heat and water are included, which is not the case at many newer towers nearby, so the fee compares better than the raw number suggests.

Active asking prices across four listings ranged from $699,000 to $1,189,000, with the two-bedrooms clustered between about $948,000 and $1,189,000. With six suites for rent against four for sale, the rental side is active, which is typical for a building this central. For recorded sale prices, see the data panel or my building sold report.

Amenities at Theatre Park

24-hour conciergeGymOutdoor poolParty and event roomTerrace overlooking Roy Thomson HallBBQs permitted

The outdoor pool and terrace are the summer draw, and the event room with dining and lounge areas is useful in a building where most suites are too small to host. It is a solid package rather than an extensive one, which is reasonable for a tower with only about 234 suites.

Jatin’s honest take on Theatre Park

Who this building suits

Professionals who work in the core and want to walk to it, and anyone who uses the theatres, Roy Thomson Hall and TIFF as their neighbourhood. The small floor plate suits buyers who want fewer neighbours on the floor and a corner view, and the upper penthouse floors suit downsizers who want a large suite downtown.

What I’d want you to check

Ask about elevator service for a 47-storey tower with this many floors and compare it with the elevator records shown on this page. Read the reserve fund study for envelope and window work, since a tall glass tower carries real long-term costs shared among relatively few owners. Visit on a show night or during TIFF to judge the noise and crowds, and resolve the developer question if any warranty items are still open. Confirm whether parking and a locker are included with the specific suite.

The value question

At about $1,025 per square foot with heat and water included, Theatre Park is priced at the top of this pocket, but the fee per square foot is reasonable for what it covers. You are paying for height, views and an address you cannot replicate. For a long-term owner who will use the location, I think it holds up; for a pure investor, the rent has to justify a premium over buildings a few blocks west.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
