Can you Airbnb a unit at Zed Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Zed Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Zed Lofts is one of the buildings that turned the south end of King West into a condo neighbourhood. It is a 2006 soft loft by TAS and Core Architects, pale concrete and glass on the corner of Bathurst and Niagara, with a rooftop deck and a fee that still covers heat, cooling and parking. It is mid-sized, nearly 20 years old and a fair bit quieter than King Street itself. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Zed Lofts is a soft loft condominium at 38 Niagara Street, on the corner of Bathurst Street and Niagara Street in the King West area of downtown Toronto. Condos.ca lists it as 11 storeys with 112 suites; the developer’s own portfolio page describes 12 storeys and 114 homes. It was developed by TAS and designed by Core Architects, and completed in 2006. The condominium corporation is TSCC-1797, registered on 12 September 2006. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

An early TAS building with Core Architects

Condos.ca leaves the developer field blank for 38 Niagara, but the building appears in the portfolio of TAS, the Toronto developer that now operates as TAS Impact, and on CondoInvestments as a TAS project. TAS credits the design to Core Architects, which also shows up on several boutique King West buildings of the same period, including Twenty Stewart a couple of blocks north.

The developer’s page describes about 98,000 square feet, roughly 97 percent residential and 3 percent commercial, with retail at street level. The exterior is pale, almost whitewashed concrete with prominent glass balconies, which reads as more restrained than the dark brick of many King West neighbours.

The numbers do not quite agree across sources. Condos.ca lists 11 storeys and 112 suites, CondoInvestments gives 11 storeys and a height of about 39 metres, and TAS says 12 storeys and 114 homes. The difference is likely how the ground floor and penthouse levels are counted, but I would rather tell you about the conflict than pick one.

Soft loft suites, from studios to two-level penthouses

Zed is a soft loft: a new concrete building with the exposed concrete and big glass of a loft, not a converted warehouse. TAS lists the mix as studios, one-bedrooms and two-bedrooms, and CondoInvestments puts suite sizes from about 509 to 1,968 square feet.

The large end of that range is the penthouse level. A blogTO feature on one of the two-storey penthouses described floor-to-ceiling windows, a private terrace of roughly 700 square feet with a gas line for a barbecue, and a view of the CN Tower. It also called the interior fairly conventional, which is a fair description of most soft lofts from this era: the drama is in the concrete and the windows, not the millwork.

For the typical suite, expect an open plan with the kitchen along one wall. I always check how much of the square footage is usable, because loft plans with tall windows can make a narrow suite feel generous, or awkward.

What the fees cover

The fee inclusions are better than most of what has been built downtown since. The condos.ca record shows common elements, building insurance, water, heat, air conditioning and parking all covered. Many newer King West towers meter heating and cooling to each suite and sell or lease parking separately.

So when you compare a Zed fee with a newer building, add back the newer building’s heating and cooling bills and the cost of a parking spot before drawing conclusions. Hydro for lights and plugs and internet are on you.

With 112 owners sharing costs, Zed sits in a sensible middle: big enough that one repair does not swamp the budget, small enough that you will notice a major project in the fee.

Life at Bathurst and Niagara

The corner location means two different experiences. Suites facing Bathurst take the traffic and streetcar noise of a major north-south route; suites on the Niagara side and higher up are calmer and catch the downtown views. Ask which side a suite faces before you book a showing.

You are a short walk south of King West’s restaurants and a step removed from its nightlife, which many owners here see as the right balance. King West has kept densifying around this pocket, so expect construction somewhere nearby in most years. The data panel on this page covers transit, parks and food in the area.

The retail at grade is small, roughly 3 percent of the floor area by the developer’s own description, so do not expect a grocery store in the base of the building. What you get is a residential corner with a bit of street life, which suits people who want King West nearby but not on their doorstep.

Pricing at Zed Lofts

There were no active listings at Zed when I checked, and the condos.ca record did not publish a building average per square foot, so I am not going to invent one. The recent sold data in the panel above is the best guide to what suites here actually trade for.

When I price a Zed suite, I compare it with other 2000s soft lofts nearby, such as Twenty Stewart, rather than with new towers. Older concrete loft buildings with heat, cooling and parking inside the fee usually trade at a discount per square foot to new construction, but the gap narrows once you account for the inclusions and for the parking spot that comes with many suites.

Penthouses with large terraces are a separate market and should be priced against other terrace suites, not the building’s typical one-bedroom. For a full breakdown, my building sold report is the place to start.

Amenities at Zed Lofts

Rooftop deckParty roomMeeting roomBBQs permittedSecurityEnterphoneParking garageVisitor parkingPets permitted

The amenity package is practical rather than lavish: a shared rooftop deck, a party room and a meeting room, plus BBQs and security. The rooftop is the one that matters day to day, since most suites have only a balcony; there is no pool, and I did not find a gym listed.

Jatin’s honest take on Zed Lofts

Who this building suits

Buyers who want loft character, a parking spot and predictable monthly costs a short walk from King West. First-time buyers and young professionals fit the studios and one-bedrooms, while the two-level penthouses with terraces suit downsizers and couples who want real outdoor space downtown. It also suits investors looking for an established building with a long sales history to price from.

What I’d want you to check

Zed is about 20 years old, which puts the roof, garage membrane, heating and cooling equipment, balconies and elevators into the period when major work comes due. Read the reserve fund study and the status certificate, and ask the manager, listed as Horizon Property Management, what has already been replaced. Confirm which side of the building the suite faces, the parking and locker that transfer with it, and that the storey and suite count discrepancies do not affect anything in the status certificate.

The value question

Without a published building average I won’t put a number on it here, but the logic is straightforward. You are buying an established building by a respected developer and architect, with heat, cooling and parking bundled in, usually for less per square foot than new construction nearby. If the reserve fund is healthy, I think that is good value for an owner who plans to stay. Book a call and I will pull the recent comparables for you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
