Leases 89%Sales 11%

Renter-heavy building. Of 63 deals here in the last 24 months, 56 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Empress Plaza?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Empress Plaza

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Empress Plaza at 35 Empress Avenue is one of the oldest condo towers in this part of North York Centre, and it shows in two ways. The amenities include a squash court, which almost no newer building bothers with, and the price per square foot sits below the Empress Walk towers down the street. The age is also the thing you need to check most carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Empress Plaza is a 23-storey high-rise condominium with 224 suites at 35 Empress Avenue, Toronto M2N 3T2, in the Yonge-Doris area of Willowdale East, North York Centre. Condos.ca records it as built in 1995, and the corporation, MTCC-1099, was registered on 22 November 1995. Suites range from about 566 to 1,067 square feet. Property management is reported as 360 Community Management by condos.ca and as ICC Property Management by REW. Maintenance fees include common elements, building insurance, parking and water.

One of a pair, and a naming trap

There are two Empress Plaza towers. This one, at 35 Empress Avenue, is the first, registered in 1995. Empress Plaza II is at 18 Hillcrest Avenue, a block south, registered in 1996. Condos.ca lists both at 23 storeys and 224 suites, which suggests a matched pair, but each has its own corporation, budget and reserve fund.

Be careful with names when you search. REW labels 35 Empress Avenue as Empress Plaza 2, while condos.ca uses Empress Plaza for 35 Empress and Empress Plaza II for 18 Hillcrest. The corporation numbers settle it: MTCC-1099 is this building and MTCC-1125 is the Hillcrest tower. Use the corporation number when you compare fees or ask for documents.

Condos.ca credits Menkes with Empress Plaza II. My sources do not name the developer of this first tower, so check the declaration in the status certificate if it matters to you.

Compact, practical suites

Suites run from about 566 to 1,067 square feet according to condos.ca. That range is narrower than most towers: no tiny studios and no very large penthouses, mostly one-bedrooms, one-plus-dens and two-bedrooms in the 600 to 1,000 square foot range.

For buyers, that tight range is useful. It means the suites are broadly comparable, so recent sales of similar layouts are a good guide to value. The one suite for sale when I checked was a two-bedroom in the 800 to 899 square foot band, which is typical of what comes up here.

A suite of this vintage will often have a separate kitchen and a more traditional room layout than a new open-plan suite, which some buyers prefer. Expect original suites to need updating, and price that in.

Ask too what the corporation has already replaced. In a tower registered in 1995, windows, balcony doors, corridor finishes and the elevators may all have been redone once, or may all still be original. A building that has already paid for that work out of its reserve fund is a very different purchase from one where the work is still ahead, even if the two look the same in photos and carry similar fees today.

A squash court and the rest of the package

Condos.ca and REW both list a squash court, along with a sauna, guest suites, a concierge and 24-hour security. REW adds a gym and a lounge or party room. A squash court is rare in Toronto condos and almost unheard of in anything built in the last 15 years, so for players it is a genuine reason to choose this building.

Guest suites are the other practical feature. For owners whose family visits from out of town, being able to book a suite in the building for a few nights is worth more than another lounge.

As with any building of this age, the question is not whether the amenities exist but what condition they are in. Walk the recreation area on your showing, and look for recent renovation spending in the corporation’s budget. A squash court in good repair, with booking in place, tells you the board still invests in the amenities rather than letting them run down.

The Empress Avenue location

Empress Avenue runs east from Yonge at Empress Walk, the Menkes complex with a Cineplex, LCBO, Shoppers Drug Mart and an underground link to North York Centre station. The Royal Pinnacle at 33 Empress Avenue is next door. The data panel on this page shows the exact walk to the subway.

Groceries are in transition. The Loblaws at Empress Walk closed in October 2025, and Wikipedia reports a T&T Supermarket is slated to open in its place in 2026. Mel Lastman Square, the North York Civic Centre and the central library are across Yonge.

Being a block off Yonge rather than on it means a little less noise than the towers on the main street, while keeping the subway, shops and civic buildings within a short walk.

What Empress Plaza costs

Condos.ca puts the building average at about $671 per square foot. That is below The Pinnacle at about $790 and Empress Plaza II at about $703, and above 21 Hillcrest at about $633, whose higher fee includes heat. For a 1995 tower a block from the subway, I think that is roughly where it should sit.

With only one suite for sale and one for rent when I checked, I cannot give you a meaningful asking range. Thin supply means you need to watch for listings and be ready to act, and closed sales are a better guide to value than any single asking price.

Remember that the fee here does not include heat or hydro. When you compare this building with 21 Hillcrest, add your own heating and cooling cost to Empress Plaza’s fee. For closed results, use the sold data on this page or ask me for a building sold report.

A squash court, sauna and guest suites behind a staffed lobby is an older-style package that suits owners who actually use it. There is no pool listed, which keeps one of the biggest long-term costs out of the reserve fund.

Jatin’s honest take on Empress Plaza

Who this building suits

Owner-occupiers who want a practical one- or two-bedroom a block from Empress Walk, squash players, and buyers whose family visits often enough to use the guest suites. It also suits first-time buyers who want parking in the fee at a lower price per square foot than the Empress Walk towers.

What I’d want you to check

This building is about 30 years old, so the reserve fund study is the most important document you will read. Look for the plan for elevators, windows and balcony doors, the garage membrane and the heating and cooling plant, and ask whether any major work has been done or deferred. Confirm who manages the building, since sources disagree, and read the pet rules, because condos.ca notes a restriction while REW says cats and dogs are allowed.

The value question

At about $671 per square foot with parking included, Empress Plaza is fair value for its location if the building has been well maintained, and its discount to the sister tower on Hillcrest is worth understanding before you assume it is a bargain. You give up modern finishes and gain a quieter street, a squash court and an established corporation with a long record you can examine. I would buy here only after the reserve fund study checks out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
