Renter-heavy building. Of 224 deals here in the last 24 months, 190 were leases and 34 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Madison at Yonge and Eglinton?

21units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Madison at Yonge and Eglinton

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Madison is the Yonge and Eglinton building for people who want to do their grocery shopping in their slippers. Two towers sit on a podium with a large supermarket upstairs and shops at street level, on the south side of Eglinton a short walk east of Yonge. It is big, busy and convenient, and it has one of the better amenity floors in midtown. I’m Jatin Dua, RE/MAX Quantum Realty.

The Madison at Yonge and Eglinton is a two-tower condominium of about 697 suites at 98 Lillian Street, 89 Dunfield Avenue and 101 Eglinton Avenue East, on the south side of Eglinton between Lillian and Dunfield in midtown Toronto. It was developed by Madison Homes, designed by Kirkor Architects and completed in 2016. The corporation is TSCC-2556, registered on 21 November 2016, and condos.ca lists FirstService Residential as the manager. Suites range from about 395 to 1,214 sq ft. From an old cinema site to a mixed-use block

Before the Madison, this stretch of Eglinton held a surface parking lot and the former York Cinema, which had sat closed for years. Madison Homes replaced them with two towers on a shared podium, designed by Kirkor Architects, with amenity interiors by Munge Leung.

The podium was planned as a real piece of retail, not an afterthought. UrbanToronto’s 2015 construction report described a 40,000 square foot Loblaws on the second floor, reached from a central atrium, with more shops at grade on Eglinton, Lillian and Dunfield. Having a full grocery store in your own building is rare even at Yonge and Eglinton.

Published heights vary. UrbanToronto described towers of 30 and 33 storeys at launch and 32 and 36 storeys during construction, joined by an eight-storey podium, while condos.ca lists 26 floors. Use the status certificate for the official figures.

Kirkor gave the two towers curved forms rising from the podium, and the base was clad largely in dark precast with extensive glazing, according to UrbanToronto’s construction coverage. It reads as one large, coherent block rather than two separate buildings, which is how it functions day to day as well.

The fourth-floor amenity level

The amenity floor is the Madison’s second big draw. UrbanToronto reported an indoor saltwater lap pool, a hot tub, a steam room and sauna, a two-storey gym overlooking Eglinton, a yoga room and a movie theatre, plus party and dining rooms with a bar, billiards and a demonstration kitchen.

Outside, the plans showed a terrace with sheltered cabanas, each with a barbecue and dining table, and a fire pit, and a quieter zen-style garden with a water feature on the eighth-floor podium roof. Condos.ca adds guest suites, a games room, a media room and concierge.

A saltwater pool is a genuine lifestyle feature, but it is also the most expensive amenity a building can run. With nearly 700 suites sharing the cost, the Madison is better placed than a small building to carry it, which is part of why the fee, while not low, is not higher still.

Mostly one-bedrooms, and a big rental population

Condos.ca lists suites from about 395 to 1,214 square feet. When I checked, the 13 suites for sale were dominated by one-bedrooms and one-plus-dens between roughly 500 and 699 square feet. Two-bedrooms exist, but this is primarily a one-bedroom building.

That mix suits young professionals and investors, and it means the building has a large share of tenants. In a tower this size that is normal, but it shapes life in the building: more move-ins and move-outs, more elevator bookings and a more transient lobby than a downsizer may want.

Because so many similar suites trade, comparables are easy to find. That cuts both ways. Pricing is transparent, but when 13 near-identical one-bedrooms are listed at once, sellers compete with each other and buyers have leverage.

With nearly 700 suites, the Madison has the scale to support full-time staff and a full amenity floor, and FirstService is one of the larger management firms in the city. Large buildings also bring large reserve funds to manage, so the quality of the board and the study matters more than the brand of the manager.

Eglinton east of Yonge, day to day

The Madison sits on the south side of Eglinton, a couple of short blocks east of Yonge. You can walk to the Yonge and Eglinton intersection, its shops, cinemas and offices in a few minutes, and the data panel on this page covers transit, schools and the Walk Score.

This stretch of Eglinton lived through years of Crosstown LRT construction, and the blocks around Lillian, Dunfield and Holly have been among the most heavily built-up in the city since the Madison went up. Expect towers on most sides, and check which approved projects could affect a suite’s view or light.

Facing matters. Suites on the Eglinton side get the most street noise; those facing Lillian or Dunfield look at neighbouring towers at closer range. Ask to see the suite at night and in rush hour before you commit.

Ask too how the residential corporation shares costs with the retail owners in the podium, since that split affects your fee for as long as you own.

Pricing: a deep market of one-bedrooms

Condos.ca puts the building average at about $932 per square foot, at the upper end of established Yonge and Eglinton buildings. You are paying for the 2016 build, the amenity floor and the grocery store downstairs.

Of the suites for sale when I checked, eight one-bedrooms and one-plus-dens asked from about $400,000 to $649,000. The spread is wide for similar sizes, which tells me condition, view and parking are doing a lot of the work, so compare carefully.

Fees on those listings ran from about $478 to $784 a month, or about $1.15 per square foot, with heat, cooling, parking and water included. For what suites have actually sold for, use the sold data panel on this page or ask me for a building sold report.

If you are an investor, the same depth works against you on the rental side: you will be competing with many similar one-bedrooms in the same building for tenants. Price and present accordingly.

This is one of the fuller amenity floors at Yonge and Eglinton: a saltwater pool, spa rooms, a two-storey gym, a theatre and outdoor cabanas with barbecues. If you would use the pool and gym, the fee replaces a club membership; if you would not, you are still paying for them.

Jatin’s honest take on The Madison at Yonge and Eglinton

Who this building suits

Young professionals who want a newer building with a pool, a gym and a grocery store under one roof, and investors who want one-bedrooms that rent easily at Yonge and Eglinton. It suits people who like a busy, full-service building.

What I’d want you to check

Read the reserve fund study for the pool and the mixed-use podium, since shared retail and residential components can complicate costs. Confirm parking and locker with the suite, review the rules on leasing and short stays in the status certificate, and visit at busy times to judge elevator waits in a building of this size.

The value question

At about $932 per square foot, the Madison is not the cheapest way into midtown, but the price buys a newer build, a real amenity floor and the grocery store. With so many one-bedrooms listed at once, I think buyers have room to negotiate, and I would pay up only for a good view and a parking space.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
