Leases 77%Sales 23%

Renter-heavy building. Of 39 deals here in the last 24 months, 30 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Imperial I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Imperial I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Imperial I is the building I look at when a buyer wants real square footage on the Yonge corridor in North York and does not mind a 1990s tower to get it. Suites start above 600 square feet, the fee covers almost everything including hydro, and the price per square foot is among the lowest around. The fee is the catch, and you need to understand it before you fall for the space. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Imperial I is a 20-storey, 188-suite condominium at 256 Doris Avenue, east of Yonge Street in the Yonge-Doris area of North York, Toronto. It was developed by Misty Manor Developments and registered as MTCC-1221 on 26 November 1998. Condos.ca lists ICC Property Management as the manager and suite sizes of about 615 to 1,223 sq ft. The fee includes common elements, heat, air conditioning, hydro, building insurance, parking and water. Its sister building, The Imperial II, stands next door at 260 Doris Avenue.

Two Imperials, and a naming muddle

Misty Manor Developments built two towers side by side on Doris Avenue in 1998: The Imperial I at 256, with 20 storeys and 188 suites, and The Imperial II at 260, with 16 storeys and 146 suites. They are separate condominium corporations, MTCC-1221 and MTCC-1224, with separate budgets and reserve funds.

The labels get mixed up online. One listing portal attaches the name Imperial II to 256 Doris and gives a 1988 build year and a different manager from condos.ca, which lists 1998 and ICC Property Management, consistent with the 1998 registration. Go by the corporation number on the status certificate, not by the name on a listing.

That matters because the two buildings are priced quite differently. The Imperial I averages well below its neighbour on a per-square-foot basis, so make sure your comparables come from the right tower.

Space is the reason to buy here

Condos.ca lists suites from about 615 to 1,223 square feet, so the smallest suite here is larger than the typical one-bedroom in a new North York tower. The active listings when I checked ran from a one-bedroom in the 600s up to a three-bedroom, which is a rare offering on this stretch.

Buildings of this era were designed for owners moving out of houses, not for investors, and it often shows in the layouts, with more room for dining and storage than a typical new one-bedroom. Walk the specific suite to confirm. Finishes will vary widely, from original to fully renovated, and that is where most of the price difference between suites comes from.

If you are a family or a downsizer who needs two or three real bedrooms near Yonge, there are not many buildings that offer this much space at this price per square foot.

If you plan to renovate, read the rules first. Older corporations often require board approval for flooring changes, with sound-control underlay standards, and for any plumbing or electrical work. Knowing that before you budget a full renovation saves surprises after closing.

The fee includes hydro, and that changes the maths

The Imperial I’s fee covers common elements, heat, air conditioning, hydro, building insurance, parking and water. Hydro in the fee is unusual and it means you will not get a separate electricity bill, which simplifies budgeting.

The flip side is a high monthly number. On the three listings for sale when I checked, fees ran from about $894 to $1,537 a month, and the one-bedroom worked out to well over $1.30 per square foot. Part of that is hydro, heat and parking; part of it is what an aging 20-storey tower costs to maintain.

Buyers price that fee into what they will pay, which is a big reason the purchase price per square foot is so low. Before you buy, compare the full monthly cost here, fee plus mortgage, against a newer building with a lower fee and separate utility bills.

A simple test I use: take the fee, subtract what you would realistically pay each month for hydro, heating, cooling and a parking space in a newer building, and then compare what is left per square foot. That is the true cost of the building itself.

Doris Avenue day to day

Doris Avenue runs parallel to Yonge on the east side, in the North York Centre stretch between Sheppard and Finch. You get the Yonge Street shops, Mel Lastman Square and the civic and library buildings on Yonge within reach on foot, while living a block back from the traffic. The data panel on this page covers transit, schools and the Walk Score.

This part of North York keeps changing. Doris is now lined with towers from several decades, and redevelopment continues on both sides of Yonge. Ask about any applications on nearby low-rise or commercial sites if your suite’s view matters to you.

Being a block off Yonge makes evenings quieter than in a tower right on the main street, though Doris carries local traffic and the garage entrances for many buildings.

Pricing: low per square foot, high per month

Condos.ca puts the building average at about $583 per square foot. That is among the lowest figures I see on the Yonge corridor in North York, and well below the roughly $703 average at The Imperial II next door.

The three listings for sale when I checked asked from about $399,900 up to $849,000. Those are asking prices, not sales, and the spread reflects size and condition as much as anything. Three-bedroom suites rarely come up in new North York towers, so expect those to draw interest from families when they do.

The low per-square-foot price and the high fee are two sides of the same coin. If the reserve fund is healthy and the fee is stable, the space here is very good value. If big projects are coming, the fee or a special levy will tell you. Check the sold data panel on this page, or ask me for a building sold report before you settle on a number.

Jatin’s honest take on The Imperial I

Who this building suits

Families, downsizers and buyers who want two or three real bedrooms near Yonge in North York at a low price per square foot, and people who like one predictable monthly bill with hydro included.

What I’d want you to check

At 28 years old, read the reserve fund study for windows, balcony repairs, elevators, the garage and the heating and cooling plant. Look at how the fee has changed over the last five years, since a fee that includes hydro is exposed to energy costs. Confirm the corporation number is MTCC-1221, the parking and locker that come with the suite, and the pet rules, since condos.ca lists a pet restriction.

The value question

For space per dollar, this is one of the strongest buys on the corridor. For monthly carrying cost, it is not. I think it makes sense for an owner-occupier who will use the space and stay long enough to renovate, and less sense for an investor whose rent will not stretch to cover the fee.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
