Living here
Renters, Airbnb and elevators at One Donwoods
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at One Donwoods?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about One Donwoods
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One Donwoods is not a building you shop; it is one you wait for. It is a three-storey low-rise from 1992 just off Yonge Street in Hoggs Hollow, with suites that start around 1,650 square feet and run past 3,000. Nothing was listed when I checked, which is normal here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
One Donwoods is a 3-storey condominium at 1 Donwoods Drive in North York’s Bridle Path-Sunnybrook-York Mills area, in the Hoggs Hollow pocket off Yonge Street. Condos.ca lists 12 suites, a build year of 1992 and the corporation MTCC-1007, registered on 3 January 1992. No developer is recorded. Thrive Property Management is listed as manager. Condos.ca lists the fee as covering common elements, cable TV, building insurance, parking and water.
One Donwoods at a glance
A house-sized condominium
Condos.ca lists suites from about 1,646 to 3,094 square feet. These are the size of detached houses, in a building of three storeys. The format is aimed squarely at owners leaving large homes in York Mills, Hoggs Hollow and the Bridle Path who want to stay in the area without the upkeep of a house.
Press coverage of past listings has described multi-level suites with in-suite elevator access and large private rooftop terraces. That is closer to a stacked townhouse than to a conventional apartment, and it explains why the suites are so large. I would confirm the layout of any specific suite on a tour, because they are not all the same.
There is a count question. Condos.ca lists 12 suites, while some listing coverage has described it as a six-unit building. It may be laid out as more than one section under the one corporation. Check the declaration and the status certificate for the actual number of units, because in a building this small, each owner’s share of costs depends on it.
Twelve owners, one corporation
In a building this small, the condo corporation behaves more like a private club than a property company. A handful of owners make every decision, and the board is drawn from the same small group. That can be efficient and pleasant, or it can be difficult if owners disagree.
The finances follow the same logic. A roof replacement, garage repair or exterior project is shared among very few owners, so each one pays a large share. A reserve fund that looks adequate on paper can still mean a large levy if a major item comes due early.
Thrive Property Management is listed as manager. For a building of this size, management is usually limited to finances, contractors and records rather than staff on site. Ask what the management contract covers and who handles day-to-day issues.
Insurance is worth a specific look in a building like this. The corporation insures the building, but with house-sized suites and owner improvements, your own policy needs to cover upgrades, contents and your share of any deductible. Ask the corporation for its insurance certificate and deductible amounts.

What the fee does and does not cover
Condos.ca lists common elements, cable TV, building insurance, parking and water in the fee. Heat, air conditioning and hydro are not on the list, which suggests suites have their own heating and cooling systems, much like a house.
That has two sides. You control your own comfort and pay only for what you use, and the corporation is not carrying a large central plant. But you are responsible for maintaining and eventually replacing your own furnace or air handling equipment, so ask its age when you buy.
The amenity list is short: an underground garage, a security system and an enterphone. There is no concierge, pool or gym. The building is designed for privacy, not for shared facilities, and the fee reflects that.
Ask about renovation rules too. Owners of large suites often want to update kitchens, bathrooms and finishes, and in a small building, noise and access during work affect every neighbour. Most declarations require board approval for major renovations, so know the process before you buy.
Hoggs Hollow, just off Yonge
Hoggs Hollow is the valley where Yonge Street dips to cross the West Don River, named after the Hogg family who ran mills there in the 19th century. Today it is one of Toronto’s most established residential pockets, with large homes on winding, wooded streets.
Donwoods Drive gives you that setting with Yonge Street close by. You have the shops and restaurants around Yonge and York Mills, and the quiet of the valley streets once you turn off the main road.
Owners here tend to value privacy and familiarity over amenities. Many have lived in the area for decades and want to stay near family, clubs and the streets they know. The panel beside this review shows transit, schools and parks.
Because the building is so small, there is little turnover in the owner group, and that stability is part of what buyers pay for. It also means you are joining a settled community with its own habits and expectations, so meeting a board member or neighbour before you buy is worth the effort.
Pricing a building that rarely trades
Condos.ca puts the building average at about $787 per square foot. On suites of 1,650 to 3,000-plus square feet, that is a large total price, though still well below what comparable space in a detached Hoggs Hollow home typically costs.
Nothing was listed for sale or lease when I checked. In a 12-suite building, a year or more can pass between sales, and each sale is shaped by the condition, layout and outdoor space of that one suite.
That makes a building average of limited use. To price a suite here, I would look at the few sales in this building over several years, then at large suites in other luxury low-rise and mid-rise buildings along the Yonge corridor near York Mills, and adjust for terraces, elevators and renovation. Ask me for the sold report if you are watching this building.
If you want to buy here, the practical step is to be ready before a suite appears. Have financing arranged and know what you would pay, because when a suite does come up, there are usually local buyers who have been waiting for it.

Amenities at One Donwoods
The amenities are minimal by design: secure parking, a security system and an enterphone. What you are buying is private, house-sized space with very few neighbours, not shared facilities.
Jatin’s honest take on One Donwoods
Who this building suits
Long-time residents of York Mills, Hoggs Hollow and the Bridle Path who want to leave a large house but keep house-sized rooms, privacy and outdoor space. It suits buyers who value discretion over amenities, and who plan to stay for many years.
What I’d want you to check
Get the declaration and status certificate early, and confirm the number of units and your share of common expenses. With so few owners, read the reserve fund study and recent minutes closely, and ask whether any major work or levy is planned. Ask the age of your suite’s own heating and cooling equipment, confirm the parking attached to the suite, and read the rules on pets and renovations.
The value question
At about $787 per square foot, you pay a premium for privacy and rarity, but you get far more space per dollar than a detached home nearby, and modest fees because there are few shared services. The value depends on the corporation’s finances. Book a call if you want me to watch for a suite here.
