Renter-heavy building. Of 26 deals here in the last 24 months, 20 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 2150 Condos Phase 3?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2150 Condos Phase 3

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2150 Condos Phase 3 is the tower I point to when a buyer likes the 2150 community but wants more space and fewer neighbours. It is the shortest of VHL’s three towers at Lawrence and Birchmount, at 14 storeys and 132 suites, and it carries the largest suite plans in the complex. The trade-off is a fee that runs higher per square foot than its sister towers, and that is what you need to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2150 Condos Phase 3 is a 14-storey, 132-suite condominium at 2152 Lawrence Avenue East, near Birchmount Road, in Scarborough’s Wexford/Maryvale neighbourhood, Toronto. It was developed by V.H.L. Developments, with Master Building Inc. credited as the community’s architect, and condos.ca lists it as built in 2020. The condominium corporation is TSCC-2796, registered on 27 July 2020, and condos.ca lists Crossbridge Condominium Services as manager. Suites run roughly 596 to 1,475 sq ft. Condos.ca does not list the fee inclusions, so confirm them in the status certificate.

The last of three towers on a former dealership site

2150 Condos was planned as three towers around a landscaped courtyard at Lawrence Avenue East and Birchmount Road. UrbanToronto reported that the land had held a car dealership, on a stretch running north from the Golden Mile that had been industrial and commercial before it declined in the 1980s and 1990s.

The phases went up one at a time. The first, a 19-storey tower at the north end, came first, followed by a 16-storey second tower on the west side with 203 suites at launch. Phase 3 is the last and shortest at 14 storeys. The design for the community is credited to Master Building Inc., with interiors by Barber Design Shop and landscaping by M and M Design Consultants, according to the Daily Commercial News.

The total suite count depends on who you read. UrbanToronto described about 597 units across the three towers at the Phase 2 launch, and the Daily Commercial News later gave 591. Condos.ca now lists 132 for this tower. Treat the community totals as approximate.

Larger plans than the rest of the community

This is what sets Phase 3 apart. Condos.ca puts the suites at roughly 596 to 1,475 square feet. Phase 2 launched with plans from 580 to 908 square feet, so this tower reaches well into the size range that families and downsizers actually want.

The current listings bear that out. All five suites for sale when I checked were two-bedroom layouts, spread from the 600s to the 900s in square feet. If you need a real second bedroom, or a plan you can live in for ten years rather than three, this is the tower in the community to look at first.

Daily Commercial News coverage of the community mentioned ground-level suites with private yards. I could not confirm which towers have them, so if a yard matters to you, ask about the specific suite. Also ask about exposure: suites facing the courtyard are quieter than those facing Lawrence.

Finishes changed between phases and owners upgrade, so confirm what the specific suite has rather than relying on the original marketing. In a 2020 building the original appliances are still within their working life, but ask their age if the suite has been rented out.

Three corporations, one community

Buyers often treat 2150 as one building. Legally it is three. Condos.ca lists Phase 1 at 1328 Birchmount Road as TSCC-2504, managed by Duka Property Management. Phase 2 at 2150 Lawrence is TSCC-2771, managed by FirstService Residential. Phase 3 is TSCC-2796, registered in July 2020 and managed by Crossbridge Condominium Services.

Three corporations means three budgets, three reserve funds and three boards. It also means shared things such as the garage, the courtyard and the amenity spaces are probably governed by a shared facilities agreement. Ask for it, and see how costs are split and how disputes between corporations are handled.

The community amenity list in the construction coverage included a swimming pool, sauna, party room, fitness facilities, a guest suite, a rooftop deck with barbecues and an outdoor playground. Condos.ca lists an indoor pool, concierge, a security guard, a games room, a gym and a party room for this tower. Confirm which facilities sit in which building and what this corporation pays toward them.

The registration dates are close together. Phase 2 registered in April 2020 and Phase 3 in July 2020, so the two towers are at the same stage of life, and their reserve fund studies should line up. If one corporation is planning major spending on a shared element and the other is not, that is a question to raise before you buy.

Lawrence and Birchmount day to day

This is a car-friendly corner of Wexford, and the community was planned with retail at grade to bring services to an intersection that had none. The data panel on this page shows transit, schools, parks and restaurants.

The change to watch is to the south. The City’s Golden Mile Secondary Plan covers the area between Victoria Park and Birchmount, bounded on the north by the Ashtonbee Road and hydro corridor, and it plans for mixed-use growth along Eglinton. Over time that brings more shops and jobs within reach, and also a lot of new condo supply that resale buyers will compare against this tower.

What 2150 Condos Phase 3 costs

Condos.ca puts the building average at about $565 per square foot. That is lower than Phase 2, which sits around $648, and the difference is mostly suite size: larger suites almost always sell for less per square foot, and Phase 3 has the larger plans.

When I checked, five suites were listed for sale, asking between $484,900 and $569,999, with fees between $600 and $862 a month. That works out to roughly 91 cents per square foot in fees, noticeably higher than the roughly 72 cents on Phase 2 listings. A smaller corporation spreads its fixed costs over fewer owners, and I would want to know whether this fee covers more utilities or simply carries a bigger share of shared costs.

Get the fee inclusions in writing and compare total monthly cost across the three towers, not the fee alone. For sold prices, use the panel on this page or ask me for a building sold report.

Amenities at 2150 Condos Phase 3

Indoor poolGymConciergeSecurity guardGames roomParty roomParking garageVisitor parking

A pool, concierge and a security guard is a full package for a 132-suite tower, and it exists because the amenities serve a three-tower community. That is the benefit and the cost: you get facilities a small building could never afford, and you share the bill for running and eventually rebuilding them.

Jatin’s honest take on 2150 Condos Phase 3

Who this building suits

Families and downsizers who want a newer building with a pool and concierge but need more than 900 square feet. It also suits buyers who like the 2150 community but prefer the smallest tower, with fewer suites per elevator and a quieter lobby.

What I’d want you to check

Ask for the shared facilities agreement and see what share of the pool, garage and courtyard costs this corporation carries. Get the fee inclusions and a year of utility bills. Read the reserve fund study and board minutes for any construction deficiencies raised since registration in 2020. Confirm parking and locker ownership and which way the suite faces.

The value question

At about $565 per square foot, Phase 3 is the cheapest way into the 2150 community per square foot, and you get the largest plans. The higher fee eats into that advantage, so compare total monthly cost against a Phase 1 or Phase 2 suite of similar size. For a buyer who needs the space, I think it is often the better pick of the three.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
