Living here
Renters, Airbnb and elevators at 360 at the City Centre
Do mostly owners or renters live here?
Renter-heavy building. Of 121 deals here in the last 24 months, 106 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 360 at the City Centre?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 360 at the City Centre
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

360 at the City Centre is the oval glass tower you see from the 401 as you pass Scarborough Town Centre, and it is the building I point to when a buyer wants a full amenity package without downtown prices. It is a 2006 Tridel building with a pool, saunas and a fee that covers most of your utilities. The transit picture around it is in the middle of a big change, and that cuts both ways. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
360 at the City Centre is a high-rise condominium at 83 Borough Drive in Scarborough, in the Bendale-Glen Andrew neighbourhood beside Scarborough Town Centre. It was developed by Tridel and designed by Burka Varacalli Architects. Condos.ca lists 36 storeys and 489 suites; Tridel’s rental arm describes it as 35 storeys. It was completed around 2005 to 2006, and the condominium corporation, TSCC-1765, was registered on 10 May 2006. Suites run roughly 605 to 1,460 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.
360 at the City Centre at a glance
An oval tower, built by Tridel
The name comes from the shape. The tower is an oval in plan, wrapped in curved glass and curved balconies, so most suites get a wedge of the view rather than a flat wall facing one direction. Burka Varacalli Architects designed it for Tridel, and it was one of the first serious high-rises to go up around the Town Centre in the mid-2000s.
Not everyone loved the look. The Architectural Conservancy of Ontario’s building record notes that the Toronto Star’s architecture critic gave it a C+ in 2008. I mention that because buyers sometimes assume a landmark tower is a design showpiece. It is a well-built, recognisable Tridel tower, and that is what matters at resale.
Sources disagree slightly on the basics. Condos.ca lists 36 storeys and a 2006 build year, while Del Suites, Tridel’s furnished-rental arm, describes a 35-storey building completed in 2005. The difference is likely the way floors are counted, but it is worth knowing if you see both figures in listings.
Layouts: bigger than you expect for the price
Suites here run from about 605 to 1,460 sq ft, which is generous next to newer towers in Scarborough that start below 500. Most of the stock is one-bedroom, one-plus-den and two-bedroom suites, with some larger plans on upper floors. A 2006 two-bedroom here is often 800 sq ft or more, which you will struggle to find in a new building at the same price.
The curved exterior wall is the trade-off. Rounded glass looks good from outside, but it can make furniture placement awkward along the window line, and some bedrooms end up with an angled wall. Walk the actual suite with your own furniture in mind, not just the floor plan.
Because the building is round, orientation changes a lot from suite to suite. North-facing suites look toward the 401 and the old rapid transit line; south and east suites look over the Town Centre and the lower-rise neighbourhoods. Ask which way the suite faces before you book a showing.

Heat, cooling and parking in the fee
Condos.ca lists air conditioning, heat, water, building insurance, common elements and parking as included. That matters because it turns your monthly fee into most of your housing utilities, leaving hydro for lights and appliances, plus internet. For a first-time buyer on a tight budget, that predictability is worth a lot.
There is one point to confirm. Del Suites’ rental page describes underground parking as an extra charge for its furnished rentals, which may simply reflect how that rental program prices it. When you buy, confirm in the listing and the status certificate whether the suite comes with an owned parking space, and whether there is a locker.
Daily life at Borough and Brimley
The building sits at the north-east corner of Brimley Road and Omni Drive, next to Scarborough Town Centre, the Civic Centre and the library. You can do almost all of your errands on foot, and the 401 is right there if you drive. This is the closest thing Scarborough has to a downtown core.
Transit is in transition. Line 3, the Scarborough RT, closed in July 2023, and a resident comment from 2007 on LocalWiki described train noise and dust on the north side of the tower. That line is gone. According to blogTO, a dedicated busway on the old rail corridor was scheduled to open at the end of September 2026, and the Line 2 subway extension, expected around 2030, will bring the subway to Scarborough Centre.
The subway is the long-term story here. A finished subway station at the Town Centre should help values in the whole cluster, but expect construction disruption until it opens, and expect more towers on the parking lots around the mall over the next decade. Check the City of Toronto development applications map before you buy a suite with an open view.
What 360 at the City Centre costs
Condos.ca puts the building average at about $591 per square foot. That is slightly below Equinox at 60 Brian Harrison Way (about $621) and close to Equinox II at 50 Brian Harrison Way (about $597), so 360 sits at the value end of the Town Centre cluster despite its larger suites. Bigger suites usually sell for less per square foot, which explains part of the gap.
When I checked, four suites were for sale and three for lease. Asking prices across the four listings ran from $399,000 to $589,900. Fees across those listings ran from about $459 to $665 a month, which averages about $0.77 per square foot.
For a building that bundles heat, cooling and parking and runs a pool, $0.77 per square foot is reasonable. If you want to know what suites like yours have actually sold for, I can pull the comparables through my building sold report.

Amenities at 360 at the City Centre
This is a full mid-2000s Tridel package: an indoor pool and whirlpool, separate saunas, a fitness centre, a billiard room, a virtual golf room and a party room with a terrace. For a buyer who would otherwise pay for a gym and a pool membership, that is real money saved, but a pool in a 20-year-old building is also a real line in the reserve fund.
Jatin’s honest take on 360 at the City Centre
Who this building suits
First-time buyers and young couples who want space for the money, people who work at or near the Town Centre and Civic Centre, and buyers who will use the pool and gym. The bundled heat and cooling also suit anyone who wants a stable monthly budget. If you are betting on the subway extension, this is one of the closest established towers to the future Scarborough Centre station.
What I’d want you to check
This building is about 20 years old, which is when original mechanical systems, the garage membrane, windows and pool equipment start coming due. Read the reserve fund study and the last few years of budgets, and ask about any planned window, balcony or elevator projects. Confirm parking and locker ownership, since one rental source describes parking as extra. Pet rules are reported differently by different sources, so read the declaration and rules yourself before you bring a dog.
The value question
At around $591 per square foot with heat, cooling and parking in the fee, this is fair value for a large suite with a pool in the building, and it is cheaper per square foot than its Equinox neighbours. The upside is the subway; the risk is a decade of construction and new supply around the mall. For an owner-occupier planning to stay five years or more, I think it is a sensible buy, provided the reserve fund is healthy.
